The project was born of a competition launched in 2011 for a commercial building in the Alliance Park. This ongoing urbanization district concentrates a business center, a cinema complex and will develop housing in the coming years. Our project is located on the corner of a plot in a central position of the area overlooking a strategic roundabout. As such the project must assume an articulation role on the scale of the whole site.

While ensuring that the project integrates itself into the urban fabric as a whole, and due to the subtle shifting of our buildings, we clearly differentiate the statuses of the spaces. The building on Avenue de France, advancing towards the roundabout, is highlighted whereas the secondary building block is pushed back. This configuration not only clearly delineates the corner of the plot, but also ensures a pivot point between the offices and theKinepolisImagibraine.

This is achieved according to an existing typology on the site, the linking of two elements with a third lower one. The differences between each volume create the vacuum and preserve the urban nature of the site. Clearing part of the ground floor of the main building allows for open views and circulations. The building and materials were also chosen so as to integrate themselves within their environment all the whilst assuming a sober and contemporary architectural design. On the glass facades, the stone elements, assuming their status as cladding, recall the neighboring buildings.

Finally, the building is passive, just like all of our buildings and is certified BREEAM excellent, which is the result of economic, energy and social management, in one word: sustainable.Being passive enables the building to consume 90% less heat and 50% less electricity compared to that of a conventional building. BREEAM Excellent certification indicates that in addition to its advanced energy performance, the project also integrates responsible water management, use of sustainable and durable materials, etc.The project totals just over 63 484 ft² above ground. Planning permission was granted in January 2012. Work has begun and the project will be delivered in October 2015.
