“在100多公顷的场地上，我们构思了一个巨大的住宅区，总面积超过100万平方米。

“后来由于经济危机，这个住宅区的建设和设计停止了近六年。当我们回到项目时，我们想要改变的已经很多了，但第一期已经完成了。主要的更改是外观的配色方案和规划解决方案。并在总体规划中加入了一个社区中心。下一期将形成半开放的城市街区。从第八期开始出现全新的、只在细微处符合住宅区的总体概念的建筑。”

It all started in 2011, and then on asite of more than 100 hectares, we conceived the largest residential area witha total area of more than 1 million square meters.

Then, because of the economic crisis,construction, as well as the design of this residential complex, stopped foralmost six years. When we returned to the project, we already wanted to changea lot, but the first phases were already in the monolith. The main changes weremade to the color scheme of the facades, planning solutions. A community centerappeared in the masterplan. The next phases form half-open urban blocks.Starting from the 8th phase appears utterly new architecture that onlynuancedly supports the residential area's general concept!

The large area and the absence ofencumbrances in the form of a historical context and protection zones allowedus to create an urban framework: not only houses, but also the spaces betweenthem - streets, gardens, squares, and sidewalks, towards which there are wideshowcases.

Houses in the "Respublika"(that may be translated into Republic) form a system of closed quarters with aclear hierarchy of spaces. Closed private courtyards are connected topedestrian streets that lead to a square with one function or another.Together, they form a multifarious environment that allows one to spend time indifferent ways and not go outside the complex to see a doctor, visit a schoolor a gym. "City within a city" - so they say about manyneighborhoods, but here the definition can be given without exaggeration -this, in fact, was conceived to a certain extent to compensate for theremoteness of the "Republic" from the center of Kyiv.

The main principles adopted fordeveloping the area: average number of storeys, urban block development,separation of pedestrian zones and vehicles, closed courtyards - open streets.The pentagonal quarters form a living, unpredictable space.

第一期由四个城市街区组成：仿佛一朵花的花蕊中开出四片花瓣。花瓣的核心是一个80*80平方米的区域，附带一个交流中心。

The first phase consists of foururban blocks: the sections are arranged in pentagons, which diverge in petalsfrom the "core" - an area measuring 80x80 meters with a communitycenter.

房屋将会在这五片花瓣区域中落地，小学校和娱乐活动场地：网球场、足球、排球场应有尽有，对面就是一个巨大的运动和户外烧烤的好去处

In the place where the fifth"petal" of housing could be located - elementary school andrecreation: tennis courts, football, and volleyball courts. On the oppositeside, there are a large sport and a barbecue area.

四面封闭的私家庭院设计刻意避免了街道的几何性。这里的气氛舒适，略带乡村气息：拥有圆形场地、丘陵和小径、高大的树木、穿过瓷砖的草丛。

The private courtyards' design closedon all sides is deliberately opposed to the streets' geometric correctness. Theatmosphere here is cozy, slightly villatic: rounded grounds, hills, and paths,tall trees, grass breaks through the tiles.

房屋的顶层不超过10层，由于颜色、尺寸、窗户位置不同等因素的作用下，每个部分都是独立的，这些部分的平面立面也是不同材质的：目的是打破墙壁的节奏，在三种灰泥之间“切换”将它们分成不同高度的块，重点是白色的“框架”，将窗户连接到两三层的高度。一个共同的特征是圆角，由白色“轮廓”勾勒出来。深灰色中性“暂停”是将彩色部分固定在一起并将它们“安置”在坚实底层上的“粘合剂”。这些“束”的高度较小；他们在屋顶上有露台。

The height of the houses does notexceed ten floors. Each section is unique - due to the color, size, location ofthe windows. The sections' flat facades are also heterogeneous: breaking thewalls' rhythm and "switching" between three shades of plaster dividesthem into blocks of different heights, accents are white "frames"that unite the windows to a height of two or three floors. A common feature isrounded corners, outlined by a white "contour". The dark gray neutral"pauses" are the "binder" that holds the colored sectionstogether and "seats" them on the solid ground floor. These"bundles" are of lesser height; they have terraces on the roof.

“在下一期，我们计划提升开发技术，配色将会更复杂，建筑则会进化，开放更多类型和视角，步行空间也将变得更加复杂，以连接社区的所有部分，并将它们“连接”到购物中心前的大广场。从第五阶段开始，综合体的街区将变得开放，它们之间的领土将变得更加通透。”

In the next phases, we plan toimprove the developed techniques. The palette will become more complex, andarchitecture will evolve, opening up more typologies and perspectives. Thepedestrian space will grow and become more complex, linking all parts of theneighborhood with each other and "connecting" them to the largesquare in front of the shopping center. Starting from the fifth stage, thecomplex' blocks will become open, the territory between them will be even morepermeable.
