Enabling the New Way of Working has been a central theme in the development of the Capgemini Dutch headquarters at Leidsche Rijn, Utrecht. This is reflected in the absence of columns in the open-plan office spaces with hot desks, interchangeable common spaces and a central atrium that serves as a welcoming meeting place and networking plaza. On nice days, the inner courtyard, that is directly connected to the atrium, can also be used to work or enjoy lunch. The open-plan office spaces are interrupted by meeting rooms that create private work spaces for flexible use. Each floor has three anchoring points where you can get a cup of coffee, sit and relax and get together informally. The open design of the office floors is extended to the staircases to make the floors ‘communicate’ and invite you to take the stairs.
The location of the building, parallel to the A2 motorway and next to the train station, played an important role in its design. Facing the motorway, the building offers a view of a glass facade with three architectural accents – which the client appropriately calls ‘spoilers’ – that add a dynamic aspect to the building. The other side of the building, facing the city, presents a more traditional facade with two shades of limestone, a natural stone plinth and bronzed aluminium window frames. At street level, auditoria with lobbies, meeting rooms and a design centre can be found. Together with the main entrance – that has an open connection to the atrium on the first floor – these functions give the building a lively and transparent feel, inviting passers-by to look inside.
When we were selected for this project at the end of 2011, we were facing a race against the clock. Capgemini wanted the building to be completed in May 2013. Any delay would mean that the 1,800 employees would have no place to work. On top of that, the original location was rejected at the last minute and replaced by Leidsche Rijn. Within three days we were able to present a new proposal and two months later the preliminary design was ready. This plan then had to be piloted through the municipal building aesthetics committee while the urban development plan for Leidsche Rijn had not yet been finalized. Despite these obstacles and the tight development and building schedules Capgemini was able to move into their new headquarters at the agreed date.
Sustainability was also high on our client’s agenda. For this reason, we made sure that the building can be split up in several independent parts should the need arise. In addition, two toilet blocks can easily be converted into elevator cores. Other sustainable elements of the building include maximum use of daylight that enters through the atrium and patio, sustainable solutions for heating and cooling, energy efficient lighting, heat recovery from ventilating air, and the use of materials the retain their beauty with age and require little maintenance. Furthermore, the impact on the environment during building was minimised in several ways. As a result, the Dutch Green Building Council has awarded the building with the BREEAM certificate ‘Very Good’.
