On the top - Raumtakt created a comfortable and modern home for a young family on Lake Zurich from an underused and thus unoccupied attic.

In the 1940s, the single-family house with two floors and a flat roof was built in Küsnacht on Lake Zurich. Around 40 years later, it was finally turned into an apartment building: In the process, the building was supplemented with an upper floor and attic, which resulted in a gable roof.

The house had been in family ownership since its construction. Raumtakt was also commissioned to carry out the conversion and renovation work by the owners, who occupy the two upper floors in the house. The Raumtakt architectural office was responsible for the overall renovation.

During the preliminary project it turned out that a building mass transfer was needed for a further extension of the attic. The calculations for such a transfer are based on the volume that is permissible for building on a plot of land. This could be fulfilled by a surrounding building. Thus, interior designer Stefan Müller created another living space in the attic, which did not exist before.

In the preliminary project, Stefan Müller worked out a forward-looking space program together with the ideas of the building owners. The goal was to implement the family's vision on the two floors: A clear room structure that offered space for the two children, but also met the parents' needs for a place of retreat.

The clever division of space in the house was also able to meet the client's desire for a larger eat-in kitchen. By moving a non-load-bearing masonry wall in the kitchen area, the hallway was brought into a coherent shape. The old, small-scale windows were replaced with floor-to-ceiling and inviting glass. They give the light-flooded space more comfort, and the rooms appear more inviting. At the same time, this construction measure results in considerable energy savings.

The roof insulation of the house also turned out to be inadequate; the entire plumbing, heating and electrical installations proved to be in need of renovation. Since the space in the attic was now being used as a living area, it made sense to move the heating system from the attic to the basement. A technical room was created there; the new wiring installed floor heating in all rooms.

The attic is now complemented by a new bathroom in addition to the part used as a bedroom with dressing room. To provide the family with the necessary privacy, Stefan Müller created a stylish glass partition wall in a contemporary industrial look. The glass partition with the handmade railing in the same black matte stitch creates visual clarity and at the same time serves as an eye-catcher in the house.
