Punctuated by three glass-enclosed staircase volumes, these three luxury condominiums strategically offer private landscapes and ocean views to each unit. The staircase volumes provide light from 3 sides to the interior spaces and act as thermal chimneys to draw cool, fresh air into each home. Despite requiring at-grade parking on the tight lot, with its permeable pavers and water-efficient plantings, even the driveway becomes an inviting surface.

Each unit takes advantage of its unique siting to capture stunning ocean and mountain views from the second floor balconies and expansive roof decks. Sheltered under a robust photovoltaic solar array suspended as a shade canopy, the roof provides most of the energy to power the building and electric car charging stations while affording unique entertainment and lounging opportunities for the owners.
