Construction of 49 housing units and underground parking
The ZAC Port Marianne - Left Bank is part of the development of the Port Marianne project and its facades on the Lez.
The Koh-I-Noor residence is located on a privileged site on the banks of the Lez. The 49 collective apartments are thus oriented to the South with a breathtaking view of the river. An embankment development was carried out on the whole ZAC as well as a waterproofing of the grounds to protect from the risks of floods of Lez. The ground floor of the residence favors parking in infrastructure with 2 levels of parking in the basement.
The architectural project is part of a general composition of buildings on the edge of the lez. More free with an optimization of the orientation of the facades to the South, the ZAC Port Marianne, in continuity with the development of the Jacques Coeur district, favors the quality of view of the Lez and a pleasant living environment with a strong landscape desire.
The general composition of the buildings, the town planning party tends to enhance quality shared spaces (terraces, paths), providing fluidity between the interior spaces of the ZAC and the exterior spaces.
The location of the residence allowed us to respond with a qualitative and striking southern facade. This facade is a set of continuous balconies 3m deep, identical 2 levels by 2 levels, also enveloping the volume of housing on the East and West facades. These balconies, with fully glazed railings, offer a privileged view of the Lez. The railings are in dichroic glazing, a material with iridescent reflections which allows the inhabitants to see without being seen.
The 49 dwellings are all distributed by hidden external passageways on the north facade of aluminum slats. This passageway is therefore sheltered, naturally lit and widely ventilated.
This organization makes it possible to offer all accommodation a double or triple orientation (for gable accommodation). The through housing allows natural ventilation and cooling of the interior of housing for better comfort of use.
