The property was once the site of a tennis court for a 15 acre estate, which had recently been subdivided into 5 lots. The 2000 sqft residence is perched on a granite ledge, avoiding the existing mature trees on the 1.5 acre parcel. The retiring couple’s program was driven by the desire to age in place (one-level), budget, view of the surrounding tree-line, low maintenance, and low energy consumption. The residence is anchored on the west & east elevations with quarried local granite. The south elevation faces the drive & garden courtyard. The north elevation faces the rolling tree line, with a gracious covered terrace. The view from the north glass line expands the perception of the home, to the land beyond its perimeter.
The site is within an existing neighborhood. The house was located on the site to avoid impacting any existing trees. The house has an electric car charger. The finished site was replanted with wild grasses and flowers. The roof water is contained on site, available for irrigation. The roof has a white TPO with a high reflectance. All plumbing fixtures were selected for low water usage. All light fixtures are LED, and appliances are Energy Star rated (or better). The mechanical system has a 20 SEER unit, centrally located within the house. The east and west elevations have minimal glass openings. The major glass lines face North and South (with an overhang). Paints and floor finish were low-VOC. The wall framing was 2x6 constructions, allowing for greater depth of blown-insulation.
The zoning and site conditions informed many design decisions on the residence’s location. The design of the structural system was driven by the economy of consistent sized members and the design of the mechanical system distribution within the floor system.
