檀谷是由京投发展股份有限公司在千年古刹潭柘寺山脚下开发运营的小镇大盘项目,总规划面积约 1.5 平方公里,包含商业、住宅、学校、公园、酒店、文旅等业态。两年前我们刚接手檀谷项目时,它具有典型的传统城市规划特点:方格网状的道路系统,被居住和商业功能填满的开发地块,不多的公园和广场,和北京的其它大型住区相比,除了容积率低一点,几乎没有本质区别,更是缺少一些小镇的松弛感和烟火气。

The project has a total planning area of 1.5 square kilometers and includes commercial, residential, schools, parks, hotels, culture and tourism. It has typical traditional urban planning features: a networked road system, development plots filled with residential and commercial functions, a lack of parks and plazas, and some of the fireworks of a small town.

Ⅰ.巧借外部资源,夯筑镇域景观价值底盘
Leveraging External Resources Building a Township Landscape Value Chassis
按照以往项目的成功经验,小镇型大盘项目通常匹配有较大比例的自然景观资源并融为一体,檀谷的镇域开发因为历史原因具有一定的先天不足,为了破解第一道难题,我们把目光投向了规划红线以外的自然资源,“群峰环抱、九峰相连”的地理格局给我们提供了巨大启发,通过深度的田野调查,我们发现在此栖息数百年的珍贵动植物才是这片山谷真正的原住民,此外,我们找到每一个山脚的汇水口,沿着水流的方向,把周边山谷的自然廊道引入市镇内部,构成“外部自然包裹,内部蓝绿交错”的生态价值底盘。
In order to solve the first problem, we focused on the natural resources outside the project, and the geographical pattern of “surrounded by peaks” inspired the designers. We found the water catchment at the foot of each mountain and introduced the natural corridors of the neighboring valleys into the interior of the project along the direction of the water flow, constituting the planning logic of “wrapping the nature outside and intertwining the water flow inside”.

Ⅱ.引水入镇,晕染“北国江南”空间底色
潭柘寺因古有潭而得名,水汽丰润,气候好似江南。粗犷豪爽的北国性格和温婉滋润的精致气息熔炼出这片山谷特有的气质。如何保证檀谷生态系统能够自然流动和修复,并承受较大雨水冲击是首要前提。檀谷的水治理摒弃传统治水方式,秉持“疏导、调蓄、营建、管养”的平急两用理念,局部河段设计大型涵管快速导流过境雨水,同时在地表利用生态手段降低水流速度,形成稳定的水生态和景观效果。
Tanzhe Temple is rich in water vapor and has a climate similar to that of Jiangnan. The rugged and bold character of the north and the gentle and nourishing atmosphere of refinement have melted the unique temperament of this valley. How to ensure that the ecosystem of the Valley can naturally flow and repair, and withstand the impact of large rainfall is the first prerequisite. The water management of the project abandons the traditional way of water management, and takes the concept of “dredging, storage, construction and maintenance” as the dual-use concept of leveling and emergency, designing large pipelines in the local river section to quickly divert the transit rainwater, and at the same time, utilizing the ecological means to reduce the speed of water flow on the ground surface, so as to form a stable water ecology and landscape effect.

远期尚未开发的镇域空间,结合调蓄功能需求,优化设计大型湖面和多条环形贯通水系,形成更具生态韧性的滨水景观,能为居民提供更长的活动岸线。丰富的滨水空间还能极大地提升公共空间的吸引力和周边地块的开发价值。
In the undeveloped township space in the long term, the optimized design of a large lake and multiple circular waterways will create a more ecological waterfront landscape that will provide residents with a longer range of activities. Rich waterfront space can also greatly enhance the attractiveness of public space.

Ⅲ.打破传统景观思维,谋划具有叙事能力的情感景观策略 Strategizing Emotional Landscapes with Narrative Power
檀谷的公共空间并不富裕,如何在极其有限的物理空间建立起消费者对“檀谷”品牌的认知,传递“檀谷”的生活方式,是景观规划设计需要破解的又一道难题。我们打破行业壁垒,联动品牌、营销、运营、建筑等团队,以“空间导演+专业协同”的模式展开了“檀谷”认知地图绘制的 Workshop,通过情感、叙事、旷奥、聚落等四个图层的过滤,分析出在情感认知上相互粘连的分镜头,以景观强大的叙事能力来组织能被身体和情绪感知的公共空间系统,从客户角度、品牌角度构建起“感知、认识、认同、分享、购买”的消费者心智通路。

The public space of the project was not rich, and the designer needed to build up consumers’ brand awareness in the limited physical space. We linked up branding, marketing, operation and architecture teams to conduct a workshop on cognitive mapping of “Sandalwood Valley” in the mode of “space director + professional synergy”. Through the filtering of the four layers of emotion, narrative, mystery and settlement, we constructed a “perception, recognition, identification, sharing and purchase” pathway of consumer’s mind from the perspective of the customer and the brand. Through the filtering of the four layers of emotion, narrative, mystery and colony, the consumer thinking of “perceiving, recognizing, identifying, sharing and purchasing” was constructed from the customer’s and brand’s perspectives.

以慢闪公园、C8 商业街区、C4 滨水街区为核心叙事场景,增压周边空间设计密度,在有限的物理空间里拉长逗留时间,高度折叠的时空被注入高浓度的情感景观,实现人与人、人与自然的链接,拉近家到家乡的心理距离,锚定新的乡愁。

With moofland park, commercial districts and waterfront neighborhoods as the core narrative scene, the stay is elongated in the limited physical space, and the highly collapsed space-time is injected with high-concentration emotional landscapes, realizing the links between people and people, and between people and nature.

随着今年国庆期间 C8 慢闪广场的开街,加上早前开放的 C4 山街水岸和已经成为京西网红打卡地的慢闪公园,「檀谷式生活方式」初现雏形。
With the opening of the commercial area during this year’s National Day, together with the earlier opening of the Hill Street Waterfront and moofland park, the ‘TANKO Lifestyle’ is taking shape.

C8 慢闪广场作为檀谷镇域商业空间谱系里唯一的开放式街区,纬图团队提出以运营需求为导向的游逛式开放街区策略和去店铺化的手法。我们利用场地原始高差来提供更多穿行的路线选择,不仅丰富了空间层次,还将室内空间蔓延到街道之中,与广场、水景、展览、外摆等空间融为一体。
The commercial street area is the only open block in the project, and the designer proposes the strategy of wandering open block oriented by operational needs, using the original height difference of the site to provide more choices of routes, enriching the spatial hierarchy, and spreading the indoor space into the street to integrate with the plaza, water features, exhibitions, and outwardly posed spaces.

空间节点之间的距离基本控制在5~30M,步行距离适中,大大增强了空间游逛体验感的丰富性和社区感。另外,我们在设计中注重场景营造和情感叙事,在有限的空间里折叠足够多的体验内容,延长空间停留和消费时长,例如:主入口左右两侧设置了活跃的小跳泉与粗旷的巨石组合,内部的景观树则顺应广场的方向布置引导流线,次入口以logo水帘和地面小跳泉增强了入口广场的驻足性和昭示性。
The distance between space nodes is basically controlled at 5~30M, with moderate walking distance, which greatly enhances the richness and sense of community of space wandering experience. In addition, we focus on scene creation and emotional narrative in the design, folding enough experiential content in the limited space to extend the length of stay and consumption.

比起商业综合体,C8 慢闪广场有更多的日常属性,人们可以去十三邀小酒馆喝一杯,也可以去单向空间看看书,在三克映画看场电影,或是带孩子在洛嘉儿童去探索自然……它是一个生活方式集合体,在设计上避免过多的商业嘈杂感,不会让人在短时间内耗光精力,反而注入更多让人停下来慢慢品味的生活内容。这是一次从消费场所到小镇会客厅的认知升维,以“家”为情感锚点的精神聚落在此播种并开始成长。
More than a commercial complex, TANKO Shopping Street has more daily attributes. People can go to the bistro to have a drink, or go to the space to read a book, go to a movie, or take their children to explore nature in the children’s center …… It is designed to avoid too much commercial noise, and will not allow people to exhaust their energy in a short period of time, but rather to stop and slowly taste the. This is a cognitive upgrading from a place of consumption to a town parlor.

慢闪公园与 C8 商业街之间的水岸、C4 滨水景观原本是排水河道,景观效果不佳。我们大胆提出创新治水方式,一方面通过在镇域外围设置截洪沟拦截大量过境水流,另一方面在河道下层设置大型涵管疏导,在保证行洪安全前提下,为地面滨水景观争取到更大公共价值。
Moofland park and commercial street between the waterfront, waterfront landscape was originally a drainage channel, the landscape effect is not good. Designers proposed innovative water management, on the one hand, through the periphery set up interceptor ditch to intercept a large number of transit water flow, on the other hand in the lower part of the river channel set up a large culvert channel, under the premise of guaranteeing the safety of flooding, for the ground waterfront landscape for the greater public value.

慢闪公园与 C8 商业街之间的水岸被视为一个独具魅力的剧场空间,夕阳夕照的水上钢琴舞台、西侧叠级错落的看台和亲子活动区、东侧为不同餐饮业态定制的亲水外摆区,构成了镇域认知地图里最重要的场域之一。未来的水街集市、水上表演将提供更多的可能性。

The waterfront between the Moofland park and the commercial street is seen as a theater space, with a water piano stage in the sunset, a stacked grandstand and family activity area on the west side, and an outreach area made up of different food and beverage outlets on the east side. Future water street fairs and water performances will offer even more possibilities.

C4 山街水岸作为社区临街底商,短短 200 米的距离,已经聚集起民宿、宠物店、骑行俱乐部、咖啡店、日料等内容。纬图团队通过设计舒缓的叠级生态水景,搭配铺地柏、茅草等在地化植物品种,呈现出“自然荒野+人文精致”的街道景观,和远山裸露的岩石、葱郁的自然植被遥相呼应,构成了进入小镇的重要展示界面,山系微度假的空间氛围油然而生。同时,强互动的橱窗展示和 U 玻凸显的主入口更加呼应年轻社群的张力。
As the community’s street-level retailer, Hill Street Waterfront has already gathered B&Bs, pet stores, cycling clubs, coffee shops and Japanese restaurants within a short distance of 200 meters. Through soothing ecological landscaping, paired with local plant species such as cypress and thatch, the design team presented a street landscape of “natural wilderness + humanistic sophistication”, which echoes with the exposed rocks of the distant mountains and lush natural vegetation, constituting an important display interface for entering the town.

景观大道是进入小镇的第一印象,为了提升山居市镇的品牌印象,我们在交通流量测算和相关评估前提下,提出“六改四”的道路景观优化方案。原本交通属性的快速市政干道通过断面二次划分,在保证快速交通高效运作的同时,预留出安全、舒适的慢速交通空间,让道路两侧成为小镇居民和游客愿意使用的街道。
The landscape boulevard is the first impression of entering the town, in order to enhance the brand impression of the mountain residence municipal town. The original traffic attributes of the rapid municipal arterial roads through the section of the second division, in order to ensure the efficient operation of rapid traffic at the same time, reserved for safe and comfortable slow traffic space, so that both sides of the road to become the town residents and tourists are willing to use the street.

在设计中,我们打破传统市政景观整齐划一的刻板印象,有意模糊道路红线边界,和周边地块景观联动设计,提出“一米花园”概念,充分利用道路绿化空间,营造自然稳定、易于维护的植物群落,成为行人驻留、动物迁徙、城野相融的生态绿色廊道、骑行游憩空间、自然教育场所。
The design team breaks the stereotypical impression of the traditional municipal landscape, intentionally blurring the red line boundary of the road, and the surrounding landscape linkage design, the use of road green space, to create a natural and stable, easy to maintain the plant community, to become an ecological green corridor for pedestrians to reside in the city and the wild, cycling and recreational space, nature education places.

纬图对于慢闪公园内部的景观改造,是在保留公园大基底的基础上,对包括入口设计、流线和道路体系、水系、市集策划、活动区域等细节提升。以人性化设计为基础,降低场地安全隐患,增加场地的互动参与性,给不同社群提供更多元化的公共活动场所,让高频的内容产出形成常态化、常新化、定制化的丰盛日常,衍生出多元化生活方式和消费场景。
The design team’s landscape renovation for Moofland Park is based on retaining the park’s large base, and upgrading details including the entrance design, flow and road system, water system, bazaar planning, and activity areas. Based on the humanized design, it reduces the safety hazards of the venue, increases the interactive and participatory nature of the venue, provides a more diversified public activity place for different communities, and allows high-frequency content output to form a regular, ever-new, customized and abundant daily routine, which derives a diversified lifestyle and consumption scenario.

在檀谷的景观规划和设计中,我们与建筑、品牌、商运等多专业共创共进,以认知地图作为协同各专业工作,链接产品和客户的空间图式语言。在长期主义背景下,景观以其强有力的自然性、叙事性、情景性,重构城镇生态价值底盘、增压折叠空间设计密度、树立社区居民情感锚点、输出在地生活方式价值观,以景观为大基底,链接生态与社会,提供城市物质形态和人文生活综合解决方案。
In the landscape planning and design of this project, the design team co-created with architecture, branding, commercial transportation and other multi-disciplines. With its strong naturalness, narrative and situational nature, the landscape reconstructs the ecological value chassis of the town and links ecology and society with the landscape as a large base, providing comprehensive solutions for the material form and humanistic life of the city.
