该项目是在城市进化的情境下，建筑韧性与空间通透的一次对话。

在建高建大的时代，建筑师寻找“亲生命性”的创作背景。

In the context of urban evolution, the project is a dialogue between architectural toughness and spatial transparency. In the era of high buildings and large mansions, architects seek for the background of ‘biophilia’ creation.

01. 规划：时间与建筑

Planning: Time and Architecture

原生条件：老旧办公建筑的发展观

Original Conditions: The concept of Development of Old Office Buildings

该项目位于北京市西城区车公庄大街北侧的文兴东街，西临中国建筑设计研究院，东靠车公庄中里小区，南面是沈新宾馆，北侧是国谊宾馆，周边环境复杂多样。

The project is located on East Wenxing Street, north of Chegongzhuang Street, Xicheng District, Beijing. To the west is the China Architecture Design& Research Group, to the east is the Chegongzhuang Zhongli Community, to the south is Shenxin Hotel, and to the north is Guoyi Hotel. The surrounding environment is complex and diverse.

建筑诞生的初始，便决定了其与时间抗衡的本质。项目用地面积 895.59㎡，是一栋仅有三层功能空间的老式办公楼。作为上世纪中国企事业单位住房分配制度紧张的产物，花木公司原办公楼携着浓郁的时代特色，同时印刻着老旧建筑难以忽视的硬伤。

At the beginning of the appearance of architectural form, its functional attribute determines its essence of fighting against time. The project covers an area of 895.59 square meters and is an old office building with only three floors of functional space. As a result of the tight housing distribution system of Chinese enterprises and public institutions in the last century, the original office building of Florascape has strong characteristics of the times. At the same time, it is hard to ignore the inherent defects of old buildings.

城市向前履迹不息，面对新时代的商务需求，项目的设计开始探索办公空间的生长方向，此次设计亦需在项目原址之上完成建筑的功能完善与改造重建。

In the face of the business needs of the new era with the city going forward, the design of the project begins to explore the growth directions of the office space. This design also needs to complete the functional improvement and reconstruction of the building on the original site.

共生环境：现状环境之下的和谐共存

Symbiotic Environment: Harmonious Coexistence under the Current Circumstances

建筑是城市的细胞，其设计涵盖与建筑物密切相关的室外空间和周边环境。花木公司办公楼位于现状住宅与办公机构繁多的北京主城区，此次旧改焕新更像戴着脚镣的舞蹈。

基地周边环境复杂，建设过程需要把控对周围功能空间的负面影响，特别需避让对用地东北（一栋）、西北（三栋）居民楼日照影响。此外，还需注重环境设计，以更优越的功能与感观规划，带给区域舒适幸福的体验感。

The building is the cell of the city and its design covers the outdoor space and the surrounding environment closely related to the building. The office building of Florascape is located in the main urban area of Beijing, where there are a lot of houses and offices. This renovation is as hard as a dance with fetters.

The surrounding environment of the base is complex and the constructor needs to control the negative impact on the functional spaces around the base during the construction, especially to avoid the sunshine shortage impact on residential buildings to the northeast (one building) and the northwest (three buildings) of the base. In addition, attention should be paid to the environmental design to bring a comfortable and happy experience to the region with superior function and sensory planning.

项目建筑体态以日照测算结果为依据，将方正建筑以三个重点空间为核心进行形体变化，形成高低起伏的体块组合模式，以此防止对周边居民小区造成过多日照遮挡，降低区域沉闷阴郁的环境氛围。

The new shape of the building is based on the measured results of sunshine. The cube building is transformed with three key spaces as the core to a block combination form with high and low undulations, to prevent surrounding residential areas from blocking the sunshine and to reduce the depressing atmosphere of the area.

为避免大量停泊车辆对城市形象造成拥堵感，项目特设内部停车场，在用地紧张，周边管制局限下，通过堆栈式停车方式，免除专属车道的空间浪费，实现员工汽车的有序停靠与自动归位。

干净平整的路面之上，错落有致的建筑向上挺拔生长，跳脱周边方正规矩的单一风格，展现着都市的节奏和韵律，形成老城区新的活力与秩序，给人带来流动的音乐之美。

In order to avoid a large number of vehicles parking on the ground like the congestion image of the city, the project sets up a special internal parking lot. With the shortage of land and the limitation of peripheral control, the wasted space in exclusive lanes can be avoided by means of stack parking to realize orderly parking and automatic placement of employees’ cars.

On the clean and smooth road surface, well-arranged building grows upward and straight. It breaks away from the simple regular style, shows the rhythm of the city, forms the new vitality and order of the old urban district, and brings people the beauty of flowing music.

02. 结构：领域与感知

建筑空间体量与功能需求息息相关，光影流转与现代美学共同塑造了花木公司办公楼层次错落的独特形态特征，也为项目内部结构的构建带来巨大启发。

The volume of architectural space is closely related to the functional requirements. Light-and-shadow exchage and modern aesthetics all shape the unique form characteristic of the building’s high and low shape, and also bring great inspiration to the project’s internal space.

一条长走廊串连着许多个单间，每个单间大约十几个平方米的面积，这是花木公司原办公楼的结构特色。局限的空间划分让办公单元显得暗淡与封闭，缺乏接待、沟通相关的公共空间，已然无法匹配现代健康办公的功能诉求。

A long corridor connects many single rooms, each with an area of about a dozen square meters, which is the structural feature of the original office building of Florascape. The limited space division makes the office units appear dim and closed. The lack of public spaces of reception and communication cannot match the functional demands of a modern healthy office.

建筑不该只是相互隔阂、缺乏生气的格子间，还可以有更多怡然自得的温柔。

在花木公司项目的改造中，设计师依建筑高低起伏、水平错落的体态，引入中式园林“围”与“透”的景深关系，以游园概念贯穿建筑内部结构布局，完成不同标高空间与花园路径的穿插设置。

Buildings should not just be isolated and lifeless cubicles, while they have more of the gentleness of leisure. In the renovation of the project, the designer uses the depth of focus in “segmentation and perspectivity” of Chinese gardens according to the building shape of the different heights and irregular arrangements. The concept of garden tour runs through the internal space layout of the building, completing the interspersed setting of different elevation spaces and garden paths.

改造后的办公楼一共打造地上地下七层空间（地上 5 层<最高>，地下 2 层），通过不同建筑区间的高差交叠，多形态的单元间异侧散状分布，迂回地丰富和扩展了办公楼的有限空间。

好的建筑一定是活的，能吸引观者与之产生联接，产生感知与启悟，花木公司的改造尤其注重空间被“游历”、被“通过”的渗透性。每一层格局规划上，设计师均以巧妙的路径打造，配合借景、障景、框景、漏景等技法运用，营造出妙趣盎然的办公雅境。

The finished building has a total of 7 floors above and underground (5 floors above the ground (the highest), 2 floors underground). Through the vertical overlapping of the different building sections and the horizonal scattered distribution of the multiform units on different sides, the limited space of the office building is enriched and expanded in a circuitous way.

A good building must be alive, attracting the viewers to connect with it, creating perception and enlightenment. The renovation of Florascape pays special attention to the space permeability by ‘visited’ and ‘passed’. In the layout planning of each floor, the designer creates an elegant office vision full of fun by ingenious paths and the application of techniques such as borrowed scenery, obstructive scenery, framed scenes and leakage through scenery.

落地窗外绿植掩映，借景入室；转角植株虚实相衬，欲露还藏；室内多明窗，嵌套花园框景成画；采光天井与透明屋面，让空气与光线从狭缝中生长出来……内部景观与外部环境的浑然一体，开合收放间形成室内多视角多方位的层次，步移景异间赋予建筑内部循环以变换的秩序。

Inside, you can enjoy the lush green plants outside the French windows and the plants around the corner are blooming coyly. Through the bright windows inside, the gardens outside look like framed picture, with light and air flowing through the slits of the skylight and transparent roof. The interior landscape is integrated with the external environment. The transformation of opening and shading forms the indoor multi-angle and multi-directional hierarchy. Each step with a different view of the experience, gives the internal circulation of the building an orderly transformation.

空中平台与楼层廊道、垂直楼道一起组成了建筑单元体块之间通达的重要纽带，串联起各层私密空间、公共空间、空中花园等每一角落。如迷宫一般的动线设计，形成人与空间界面的互动，给人一种漫游穿梭的体验与启发，强化了连续空间的叙事性。

The air platform, corridor and stairs together form an important link between the building units, connecting each private space, public space, hanging garden and other corners of each floor. The moving line design like mazes makes the interaction between human and space, providing people a kind of experience, inspiration of roaming and shuttle-back, and strengthening the narrative of continuous space.

Beautiful, mysterious and winding garden tour routes

路径停顿与转折处，设计师以花园露台与屋顶绿化促进了建筑内外场景的视觉关联与互动，使得整个室内环境如同一部时而委婉动人，浅斟低唱，时而抑扬顿挫，引吭高歌的乐章！

At the turning point of the paths, the designer promotes the visual connection and interaction between the interior and exterior scenes of the building with a garden terrace and roof greening, making the whole interior space like a melodious and touching movement, sometimes singing lightly with crooning and sometimes singing loudly with cadence.

忙碌工作的闲暇空挡，办公者漫步在这城市的空中花园，或近嗅眼前花卉芬芳，拾得身心片刻的安宁放松，或远眺城市璀璨天际线，看一朵云浮动游走，或游走在廊道转折处，让拥堵的思维随着路径峰回路转。

In the spare time of busy work, office workers stroll in the city’s hanging garden, feeling the floral atmosphere, to find a moment of peace and relaxation, or overlooking the city’s resplendent skyline to watch a cloud floating around, or walking around the turning point in the corridor, to turn over their congested thinking along the path.

垂直的交流：中庭诗意“绿洲”

Vertical Communication：Poetic ‘Oasis’in The Atrium

在本次设计中，建筑内部最大的体验升级无疑在于空间尺度的优化。相比于老办公楼的压抑狭小，新方案不仅以廊道与平台增强了各功能区的关联性，更引入“庭”的空间，在水平通行的路径间，增加室内垂直方向的互动性。

In this design, the biggest experience upgrade of the interior space undoubtedly lies in the optimization of spatial scale. Compared to the oppressive smallness of the old office building, the new design not only enhances the correlation of each functional area with the corridor and platform, but also builds the space of ‘courtyard’ and increases the interactivity in the vertical direction among the horizontal paths.

花木公司办公楼内部以“庭”的垂直连通理念，特设四季庭院、下沉庭院、接待大厅三类功能区，形成企业重要的公共空间，满足员工日常休闲、交流、静思的多元化需求。

The interior space of the building has three kinds of functional areas, namely, the four-season courtyard, sunken courtyard and reception hall, designed by the ‘courtyard’ concept of a vertical connection, which form important public spaces for the enterprise, to meet the diversified demands of employees for daily relaxation, communication and meditation.

四季庭院位于办公楼最里端，舒适明亮的四层层高中庭空间，打破白色廊道的均质感，以更具趣味性的层次消解了大跨度产生的厚重结构。

The four-season courtyard is located at the end one side of the office building. The comfortable and bright four-layer-high atrium breaks the uniformity of the white corridor and eliminates the heavy visual sense of the long span structure with more interesting layers.

庭院顶端以透明天窗实现空间最大化采光，天窗下方金属框架垂吊钢丝绳至一层地面的种植池，供藤本植物向上攀爬生长。这一植被丰茂、野趣横生的诗意中庭“绿洲”，有效增加了室内空间通透性与绿化覆盖率，使得冰冷的内部建筑空间更加富有活力。

The top of the courtyard is illuminated by a transparent skylight to maximize the space’s lighting. Under the skylight, the metal frame hangs a wire rope to a planting pool on the ground floor for vines to climb up. This poetic atrium ‘oasis’ with luxuriant vegetation and nature interest effectively increases the interior space transparency and green coverage, making the interior space more dynamic.

接待大厅、下沉庭院是与四季庭院相呼应的次级“核心”。进入公司办公楼，接待大厅的高挑跃层辅以盎然绿植、潺潺流水，形成企业清新通透的展示门庭；

The reception hall and sunken courtyard are secondary ‘cores’ that echo the four-season courtyard. When entering the office building, person will see the reception hall open to below with vibrant plants and murmuring water, presenting a fresh and clear entrance image.

深入办公楼内部，设计师通过向下打造下沉庭院提高地下空间质量，将声光色影导入正负零之下的区域，营造静谧幽雅的功能区。

Deep inside the office building, the designer improves the quality of the underground space by building a sunken courtyard downward and letting natural sunlight, wind, air, etc. into the underground space to create a quiet and elegant functional area.

03. 生命力：立面与细节

履迹三维城市生态系统

TracePractising Three-dimensional Urban Ecosystem

“建筑只是搭一个台子，真正的主角是绿植，空间要能让它们在此唱戏”面对焕新后的办公楼，花木公司董事长如是说道。建筑与自然的结合，是此次设计的点睛之笔。

花木公司办公楼履迹三维城市生态，在细节处模拟自然系统，大力丰富屋顶绿化、垂直绿墙、边缘绿植等，利用城市建筑形式和微气候的多样性来优化城市生态。

"The building is just like a stage. The real protagonist are the green plants. The space should be able to let them sing and play here." In the face of the new office building, the president of Florascape said.

The combination of architecture and nature is the finishing touch of this design.

The office building of Florascape practises the three-dimensional urban ecology, simulates the natural system in detail, vigorously enriches the roof greening, vertical green wall, edge green plants and so on, and optimizes the urban ecology by utilizing the diversity of urban building forms and microclimate.

外观上，花木公司办公楼立面采用浅灰色埃特板外挂，结合特殊设计的立体种植槽及钢索，以每年春天更替新株的方式，实现展示面绿植的穿插覆盖，营造多层次的立体绿化感官体验。

Externally, the facade of the building is covered with light grey ETERPAN, and with the specially designed three-dimensional planting trough and steel cable, to achieve the interpenetration and covering of green plants on the surface by replacing new plants every spring, creating a multi-level three-dimensional green sensory experience.

从远处看，办公楼像是从森林里长出来的有机生命体，绿意葱茏，清新欲滴，行人可以通过视觉、听觉、触觉等多种感知力亲身感受自然魅力，在寒冷干燥的北国都市，畅享回归自然的山居雅致。

From a distance, the office building looks like an organic being growing out of a forest, lush, fresh and full of life. Pedestrians can personally feel the charm of nature through visual, auditory, tactile and other senses. In the cold and dry northern city, they can enjoy the country elegant time back to nature.

项目内部细节同样别有洞天，方案将极为紧凑的用地化整为零，于体块之间的空隙中植入自然景观丰富空间。

优雅的竹影掩映、精致的根雕装饰、多色的苔癣覆盖……为紧张的工作生活带来一丝呼吸感，让每一个办公区间均能在与自然亲近的过程中，获得喜悦、放松、舒缓、启发等幸福的感觉，以一种新的生活方式提高都市商务生活品质。

The internal details of the project are also revealing. The plan breaks up the extremely compact site into pieces, placing landscape decorations in the interspaces between the building blocks.

Elegant bamboo shadow, delicate root carving decoration, and multicolored moss ringworm cover… bring a sense of breath to a stressful work life. In the process of getting closer to nature, each office area can get happy atmosphere such as joy, relaxation, relief and inspiration, striving to improve the quality of urban business life with a new lifestyle.

建筑不但是要给予人以工作居住的自由，更应该给予人以想象的自由，甚至是美学与诗意的追求。项目谨以亲生命性的空间打造，升级城市魅力与舒适性，呈现建筑与自然完美融合的“艺术品”。

Architecture is about giving people not only the comfort to work and live, but also the ease of imagination, even the pursuit of aesthetics and poetry. The project is designed with biophilia concept, to upgrade urban charm and comfort, and to create a ‘work of art’ showing the perfect integration of architecture and nature.
