Centrumeiland will be the largest citizen initiative development area in the Netherlands so far.
At the moment, construction is in full swing and several private plots have already been completed. With the completion of PUUUR IJCE, the first large-scale building on the island has also been completed. With the completion of this project, another milestone has been reached for the municipality, which is currently already working on reclaiming the next new adjacent island, Strandeiland.
Centrumeiland on IJburg Amsterdam is a new raised island on which 70% self-build homes will be built in the coming years, making it the largest citizen organized building location in Amsterdam with space for P.O. [private client] and C.P.O. [collectieve of private clients] .
The group of private developers ‘Samen in Amsterdam’ realized here a sustainable, gasless residential building with 9 townhouses and 16 apartments. The ground-level homes have their front doors on the street. The residents meet each other on the communal roof terrace and the communal living room on the courtyard garden. It is a sustainable and rainproof residential building with an underground parking garage. Architectural firm Atelier PUUUR provided guidance for the this group of end users / developers.
PUUUR IJCE forms a clear head of a closed building block and looks out onto one of the green squares. On both sides, private plots adjoin this building block with a more formal appearance. All the building blocks are slightly elevated in relation to the public space, so the rainwater can be discharged in a sustainable manner into the wadis in the public area, which serve as a water buffer.
The building has a recognizable, extra high plinth facade with an upperstructure. The Townhouses are situated along the building, with their front doors on the street, accessible via a typically Amsterdam raised staircase entrance. On the innercourt, the houses have a roof garden on the deck of the parking garage and spacious balconies for the morning sun. The apartments are accessed by a porch with an elevator and have a double orientation.
The facades are constructed of self-supporting precast concrete masonry sections on a plinth of precast exposed concrete. Large, floor-to-ceiling aluminum windows offer views and provide plenty of light in the homes. Much attention was paid to the building detailing. By using horizontal and vertical masonry connections and the decorative concrete 'facade nodes', the seams of the precast concrete elements are incorporated and concealed into the system of the façade lines.
The building has a sustainable energy supply, is Rainproof and has an efficient energy performance due to low energy requirements. The project is gas-free and will be connected to collective geothermal ground heating system. Sustainability is an integral part of the design. Also other renewable energy sources are used such as solar panels and a collective re-heating ventilation system.
The amound of houses and sizes are determined on the basis of buyers' needs. In order of application, the building framework is filled like a Tettris model. The layout and finish of the houses were realized entirely according to the wishes of the residents. Within the supporting structure of the facade grid, the individual resident's choices determined the facade image as frame infills. PUUUR IJCE has a variety of residents, from young to old, from starters to retirees, with different housing types: town houses with a garden, apartments and studios. The houses vary from 50m2 to 185m2.
