The concept of UNIT.city innovation quarter we have received from its first designer APA Architects, Warsaw, who designed the very first urban conceptual scheme. The main idea of general concept is creating the first in Ukraine IT society and platform for involving international companies, new startups, community collaboration, and searching for new outstanding opportunities for business development and technologies. All these business and technology clusters are bound with residential complexes, educational facilities such as kindergarten, school, and IT-university. The quarter area is an open public space without on-ground parking and open roads. Only service cars entrance allowed. All parking is underground with several stories, depending on building specific, and has a system of guest-clients control. The ground floor of the buildings is a commercial space that will provide all participants with everything necessary.
All these features are stands for creating space for innovation collaboration and searching for new ideas and development opportunities of this concept of micro-city in the CITY - UNIT.city

Our team stood a challengeable task to adapt this first concept to local regulations with new technical and economic requirements of the clients and design the final masterplan with project documentation for each building for further approval and getting a permit for the construction. After analytics, we have reconsidered some parts of the first concept in collaboration with our colleagues from APA Architects and presented to our clients the final picture of the quarter formation. This final concept was taken as the base for further designing of particular buildings. The territory of the quarter was divided into two general parts. Each part is planned to develop and construct simultaneously and has been separated into smaller pieces with queuing strategy.

Finally, we designed projects for each building for building permits. In summary, it was 11 office buildings and complexes, twenty stories hotel, seven residential complexes, two residential high stories buildings, underground parking complexes for all these complexes and buildings, university, school, kindergarten. We received a building permit for all these projects and handed it over to the client for further detailing. In order of simultaneous construction strategy and creating competitive and diverse architecture composition of the quarter, our clients decided to attach final buildings detailing different architectural studios.
