The urban planning formula for this project is based on the development plan and the underlying reference project, both of which were developed by Boltshauser Architekten and Albi Nussbaumer Architekten until 2016. The existing buildings PM 1-4, formerly used for paper production along the Lorze, together with the newly constructed row of buildings running parallel to them, which form the transition from the upper to the lower level, form one of the main public spaces of the Papieri area.

In order to transform the previously industrially used PM 1-4 for new residential and commercial use, they are reduced to their impressive load-bearing structure and effectively integrated into the new residential and commercial spaces. The existing support structures, the primary and secondary structure of the ceilings and the existing floor shoulders are largely retained and incorporated into the new spaces. Circulation cores within the structure lead to the apartments on the upper floors. The outer walls of the units run consistently next to the load-bearing structure. Transverse floor shoulders create particularly exciting spatial sequences, especially in the East-West apartments. Gutting the building structure allows not only differentiated rooms but also floor plans that can be easily furnished.

In addition to the visible load-bearing structure, the historically significant windows are also preserved. This is made possible with continuous loggias that also define the insulation perimeter. In this design, the old windows can be preserved or, if necessary, renewed. Newly integrated casement windows will partially allow for an additional opening of the loggias. Towards the back alley, where the historic windows and façades no longer exist, the openings are reinterpreted in a dialogue with the existing buildings and formulated accordingly in architectural terms.
