494 Marrickville Road, which is part of the site developed, contributes to the historical understanding and connection to the Dulwich Hill Commercial Precinct and as such was assessed as possessing historical significance at a local level. The building however does not have any connection with a significant historical person, group or event. The structure contained some significant external elements which were modified over time and as such the whole building is not deemed as aesthetically significant nor was it a fine example of its type or considered rare in the local area. That said the façade of 494 was deemed as contributory and thus worthy of preserving, restoring and celebrating.
The contributory façade was retained, restored and conservation works completed. Behind and adjacent to the restored façade are a four storey building comprising commercial spaces at ground level, six apartments, roof top terrace, parking and new courtyard entry accessed from Durham lane. The new volumes were constructed to carefully sit adjacent to the retained façade, connecting street and laneway and reading as two separate buildings from Marrickville road. Both buildings, with the exception of the façade of 494 were demolished. The interiors of both properties were heavily modified, were no longer fit for purpose, somewhat dilapidated, non-compliant in terms of fire and egress requirements and not capable of supporting the proposed loads for the new structure. The building at 492 Marrickville Road was deemed not contributory and thus were demolished to create significantly better amenity for the new users.
The development pattern of the shopping strip is made up of individual lots that were typically developed separately, often in crafted in brick and providing a richness within a common pattern. The new part of the building adjacent to the heritage facade has a permanence similar to its neighbours, crafted out of brick, standing both independently adjacent but also as a pair and also part of a row. A mix of relationships including height, patterns, recesses and banding were introduced to craft the new building providing the street face with richness and continuity. The render and windows of the retained façade were preserved, restored and repainted. The new building facing Marrickville road takes its cues from the existing façade matching the parapet height and providing some subtle brick detailing. Visually the building has also been broken in two halves to make visual sense of the traditional subdivision pattern.
