新希望台州总部办公楼丨中国台州丨MUDO Architects+帝奥设计集团

新希望台州总部办公楼位于浙江台州椒江的新城片区，坐落于学院路南北轴线最南端，周边多为近两年动工在建中的住宅小区与。自浙江省从 2019 年提出“未来社区”的概念以来，空中景观和最大化绿色空间成为该片区建筑规划的必要条件。如何和周边建筑既形成呼应，又拥有一定的地标形态，同时创造符合城市规划纲领需求的生态空间，成为了设计主要的难点与研究方向。

The New Hope Taizhou Headquarter is located in the new urban area of Jiaojiang District, Taizhou, Zhejiang Province, at the southernmost end of the north-south axis of Xueyuan Road. The surrounding area consists mostly of residential complexes that have broken ground in the past two years. Since Zhejiang Province introduced the concept of “future communities” in 2019, sky-garden/green terrace and maximized green space have become the necessary architectural planning condition of the area. The main challenges and research directions of the design were how to harmonize with the surrounding buildings while achieving a distinctive landmark shape and creating an ecological space that meets the urban planning guidelines.

项目总建筑面积约 4.3 万平米，包含一栋 107 米高的办公塔楼与约 3000 平米的商业裙楼。裙楼呈现围合式聚落形态，前期将作为新希望集团在周边地产开发项目的展示与销售中心使用。等片区建造整体完工后，归还功能为社区商业街（招商包括商超，咖啡与餐饮等），将为周边居民与总部办公人群提供商业和娱乐配套服务。办公楼则将部分区域开放租赁，为区域科创企业提供高品质的办公场地。

The project has a total construction area of about 43,000m2, including a 107m-high office tower and 3,000m2 enclosed retail podium. The podium building will initially serve as a display and sales center for New Hope Group’s surrounding real estate development projects. Once the overall construction of the area is complete, it will be returned back to the community as a retail street (including supermarket, Cafe and restaurants), to provide commercial and entertainment services for surrounding residents and office workers at the headquarters. Also, part of the office building will be available for lease, offering high-quality office spaces for regional tech and innovation companies.

主塔楼造型概念来源于椒江区的地理风貌特点（入海口河流冲击平原），建筑如数块相互堆叠的被流水冲刷后的山石，被磨去棱角并留下水流的痕迹。设计希望以一种相对具象化的方式创造更具记忆点的城市形象。

The design concept of main tower is based on the geographical features of Jiaojiang (fluvial-alluvial plain). The building is envisioned as a series of rock formations, stacked upon each other and smoothed by the flow of water, with their edges worn away and the marks of water flow left behind. The design would like to creating a memorable urban landmark via relatively figurative manner, reflecting the natural landscape of the area.

塔楼整体横向被拆分为五个片区（即五块石头），每个片区约包含 4-5 层办公空间，对应不同的办公部门或对外租赁区域。每两个片区之间设有“生态转换层”，转换层拥有健身房等办公休闲场地，同时设有至少半个标准层大小的开放共享平台，平台上在投入使用后将设有公共活动设施、休息区、室外座椅与吸烟点，并点缀以绿植墙面与景观花箱，组成一个微小的世外桃源般的生态环境。

The tower is horizontally divided into five sections, each representing a “rock,” with each section containing 4-5 floors of office space, corresponding to different office departments or external rental areas. There is an “ecological transition floor” been designed between each two sections. The transition floor has gym, pantry, leisure space, and open sharing platform (at least half the size of the standard floor). The platform is equipped with public activity facilities, rest areas, outdoor seating, and smoking points, adorned with green walls and landscape planters to create a miniature, idyllic ecological environment.

在办公间隙，办公室的员工可以来到室外散步，西北侧视线可以贯穿学府路新城轴线，东北侧为椒江入海口，南侧则有无遮挡视野可远眺白云山放松心情，以缓解长时间办公带来的压力。

During the work break, with public activity facilities, rest areas, outdoor seating, and smoking points, adorned with green walls and landscape planters to create a miniature, idyllic ecological environment.

在开放活动场景之外，在设计初期我们也提出了“被阳光直射场域“的设计愿景。即通过不同分区体块间的横向错位，为转换层”错“出一片无遮挡的空中花园。但这为结构设计带来了巨大的挑战，错位带来的结构转换费用将大幅突破原有的工程预算，同时转换的巨型结构桁架也会侵占大量的室外花园空间。

Beside the open activity space, we also put forward the ambitious vision of ” sun-drenched field” in the early design stage. We are trying to shift adjacent sections to different horizontal directions, in order to create an un-sheltered sky platform. However, this ideal brings large challenges to the structural design. Also, the costs associated with structural transitions due to the shifting would significantly exceed the original project budget, and the giant transformation truss will also occupy a large amount of outdoor garden space.

最终，在和结构工程师经过数次讨论和演算之后，设计维持了高性价比的上下贯穿的核心筒与柱网，相邻体块利用混凝土结构悬挑极限值，分别向两个对角线方向偏移创造空间错位（一个向东南，一个向西北）。虽然建筑的体量变化被限制在了一个相对微妙的比例关系上，但它依然为每个室外平台区都腾挪出一片 3.9 米宽的无遮挡错位露台。同时结合区域太阳高度角的计算，错位后的架空层有超过 1/4 面积区域可以获得长时间阳光照射，最终实现阳光场域的愿景。

After numerous discussions and calculations with structural engineers, the design maintained a cost-effective vertical core and column grid, with adjacent sections utilizing the cantilever limits of concrete structures to create spatial offsets in diagonal directions—one towards the southeast and the other towards the northwest. Although the volumetric changes of the building are restricted to a relatively subtle proportion, this still allows for a 3.9-meter-wide unobstructed offset terrace for each outdoor platform area. Additionally, based on calculations of the regional solar altitude angle, more than one-quarter of the area in the offset spaces receives prolonged sunlight exposure, which fulfills initial sun-drenched idea.

在有限的条件下（规划许可与工程预算），在统一的新区开发中创造一个有标识度的办公楼，并尽可能的使传统的办公环境更加开放、绿色、和充满活力，是我们本设计中所追求与实现的目标。

Within the limited conditions (planning permission and project budget), creating a landmark office building in the unified new district development, and making the typical office environment more open, green and vibrant are the design goals we pursue and realized in this project.
