项目背景
Background
历史的朝外,由元至清,进京朝觐、商贸往来,自古便是重商繁华之地。三里长街,东起东大桥、西至朝阳门,南北接壤 CBD 与三里屯,曾被市政府定义为“北京市第三商业大道”。近年来,传统商业模式无法适应时代发展,不能满足市场需求。为了紧紧跟着一个可持续发展的“新”北京,朝外大街需进一步捕捉技术、资金、人才等新兴的要素流动,以捕捉区域发展的新增长动能。
Chaowai area in history, from Yuan to Qing Dynasty, has been a place of commerce and prosperity for pilgrimage to Beijing and trade and commerce since ancient times. The three-mile-long street, starting from Dongdaqiao in the east to Chaoyangmen in the west, and bordering the CBD and Sanlitun in the north and south, was once defined as “Beijing’s third commercial boulevard” by government. In recent years, the traditional business model has not been able to adapt to the development of the times and meet the market demand. In order to closely follow a sustainable development of the “new” Beijing, Chaowai Street needs to further capture the flow of technology, capital, talent and other emerging factors, in order to capture the new growth momentum of regional development.

纵观全球,领先城市正在呈现创新创意产业回流城市中心的趋势,应运而生“城市活力创新中心–UIC”的新业态。
UIC(Urban Innovation Center)成为全球领先城市升级的城市活力创新新标杆。现今,毗邻性变得尤为重要,年轻人更想留在步行可达、骑行友好、充满轻松社交场所的中心城区,以此来结交其他志同道合的青年。企业也希望能够靠近其他的企业,从多个维度谋求合作共赢的触点和机会。城市活力创新中心是这个世纪最具效益的地缘形态,兼具创新力及社群属性的城市文化,将带动整个市中心和城市群的发展。
朝外片区打造北京特色 UIC—城市活力创新中心,现已完成一期的更新改造,以 THE BOX A 为代表的一系列商业改造创造出更富“年轻力”与活力氛围的城市街区。
Throughout the world, major cities are witnessing a notable trend: innovation and creative industries are reinvigorating urban centers. This phenomenon has given rise to the concept of the “Urban Innovation Center” (UIC) as a novel business model.
UIC (Urban Innovation Center) has emerged as a pivotal symbol of urban vitality and innovation in leading global cities. Today, proximity is increasingly valued, particularly among young people who seek vibrant city centers that are walkable, bike-friendly, and enriched with socializing opportunities. This trend is not only about lifestyle preferences but also reflects businesses’ desire to cluster together, fostering collaborations and synergies across various domains. Urban innovation centers epitomize the most effective urban morphology of this century, blending innovation with community-centric attributes. This urban culture is poised to drive the comprehensive development of downtown areas and urban clusters, shaping the future landscape of cities worldwide.
The Chaowai area is positioned to become a distinctive Urban Innovation Center with radiating influence. It has now completed the first phase of renovation, represented by THE BOX A, a series of commercial renovation, creating a more “youthful” and energetic atmosphere in this area.

此次改造的昆泰大厦位于北京朝外大街的中心,东侧为蓝岛大厦,步行 5 分钟即达东大桥地铁站,距离侨福芳草地 3 分钟步行时间,距离三里屯和国贸 CBD 皆 30 分钟步行时间。旨在聚焦产业业态的创新,昆泰大厦为产业创新示范区,结合所在地的特点,进行产业升级、重塑消费场景,打造城市再生新领地,呼应全球实体产业数字化、智造企业服务化、科技企业创意化的升级需求。
Kuntai Building is located in the center of Chaowai Street in Beijing. Positioned adjacent to the Blue Island Building, it is conveniently a five-minute walk from Dongdaqiao subway station and just three minutes from Parkview Green Shopping center. Taikoo Li Sanlitun and the Beijing World Trade Center are also within a 30-minute walk. The project aims to innovate industrial forms and establish an industrial innovation demonstration zone, centered around the Kuntai Building. By leveraging its strategic location, the initiative plans to upgrade industries and reshape consumer environments, thereby rejuvenating the urban landscape. This effort aligns with global trends in digitalizing physical industries, supporting intellectual enterprises, and fostering technological creativity.

横向贯通 首层“天幕美术馆”开启创新灵感之旅

沉浸式体验 复合型空间 拓展办公边界
改造前的昆泰大厦大堂空间进深较局促,建筑外立面进行了新的整体设计,采用了全玻璃幕墙的现代设计,三面玻璃幕墙落地,有着良好的观瞻面。首层大堂打开了部分一层和二层的楼板,整体大堂的挑高区域高度能够达到 8 米以上。
传统的大堂更多只是展示面的功能,在 DUTS 杜兹设计团队看来,这样拥有双层挑高的空间优势带来了更多立体互动的可能,与整个朝外“UIC – 城市活力创新中心”的城市更新定位形成呼应。
Before the renovation, the lobby space of the Quintiles Building was rather cramped. The building facade is undergoing a new renovation, adopting a modern design of full glass curtain walls. The three glass curtain walls are floor-to-ceiling, providing a good viewing surface. The first-floor lobby has opened up part of the first and second floor slabs, and the overall lobby height can reach more than 8 meters. While the traditional lobby typically serves as a display area, DUTS design team sees the double-height space as offering greater potential for three-dimensional interactions. This design choice also aligns with the broader vision of positioning the entire Chaowai area as an “Urban Innovation Center” (UIC).

设计团队利用空间的挑高优势,将一张“天幕”置入其中,这层表皮界定出新的“第二层立体幕布”空间,其本身也成为外观的视觉锤。

DUTS design took advantage of the height of the space to incorporate a “canopy”, a skin that defines a new “second three-dimensional curtain” space, which itself becomes the visual hammer of the exterior.

“幕布”采用穿孔板材质,通过孔径大小的序列分布,不影响空间中的正常采光,而又形成富有多种可能性的交互空间。
通过投影与数字交互的呈现,首层大堂可以瞬间变身成为 CBD 中的“天幕美术馆”、音乐厅、时尚秀场、多功能展示厅等复合型空间,为办公空间增加更多创新性与沉浸式的人文与时尚生活互动体验。
The “curtain” is made of perforated plate material, and through the serial distribution of aperture size, it does not affect the normal lighting in the space, but forms an interactive space with many possibilities. Through projection and digital interaction, the first floor lobby can be instantly transformed into a “canopy art gallery” in the CBD, a concert hall, a fashion showroom, a multi-functional exhibition hall and other composite spaces, adding more innovative and immersive interactive experiences of humanities and fashion life to the office space.

以新技术和新应用场景助力“新数字经济”企业发展,也与整个朝外社区“UIC-城市活力创新中心”的定位形成呼应。
一侧为茑屋书店,设计团队也在整体大堂空间中,选择了更具人文气息和灵活性的道具模块,同时结合首层咖啡、冰激凌等配套产业,带来舒适的会客、休憩氛围。
The new technology and new application scenarios will help the development of enterprises in the “new digital economy”, and echo the urban renewal positioning of the entire Chaowai area as “UIC – Urban Innovation Center”.
TSUTAYA BOOKSTORE is located on one side of the bobby. DUTS design has chosen more humanistic and flexible props modules in the lobby space, while combining with coffee, ice cream and other lifystyle facilities to bring a comfortable atmosphere.

首层大堂区域联通办公和商业,各类人员流线在此汇聚,DUTS 团队创意性的植入“第二层表皮”,让办公和生活方式的界限在此融合,以复合型、多业态的创新型空间开启的创新之旅就此开始。

UIC 立体峡谷:激发创新的能量场
Vertical Innovation Canyon
立体创新峡谷 CO-LAB 提供有能量的场地平台。产业成长来源于创新的生产力,作为朝外大街产业创新的示范区,昆泰大厦的定位,也旨在从空间、业态、配套及服务,全方位为活力人群提供能激活创新的“能量场”。
昆泰大厦主楼在旁另有一座与其交错的裙楼,两幢楼之间的层高差异也为空间的整合带来了高差的问题。
Growth comes from the productivity of innovation. As a demonstration area for industrial innovation in Chaowai Street, Kuntai Building is positioned to provide an “Innovation Incubator” for the dynamic people to activate their innovation in all aspects, including space, industry, supporting facilities and services.
The main building of Kuntai Building has an interlocking podium next to it, and the difference in height between the two buildings also brings about the problem of height difference for the integration of space.

创新不是一座孤岛,合作才能激发出更多的能量。通过空间重构,我们在昆泰这幢传统商务楼中植入了一个“立体创新峡谷”,不仅打造出一个空间上的立体社区,也为企业、品牌还有不同的人们提供了一个“CO-LAB”,我们期待他们能在这里“玩”出更多融合、跨界,带来更多产业创新的能量。”杜兹设计创始人,建筑师钟凌这样提到。
Innovation is not an isolated island but a stimulating collaboration. For this project, we implanted a “Vertical Innovation Canyon” in a normal office building, not only creating a vertical connection between up&down floors, but also providing a “CO-LAB” for enterprises, brands and different people, and we expect them to “play” more and more here. It not only creates a spatial three-dimensional community, but also a “CO-LAB” for companies, brands and people here. We hope them could “PLAY” here, with more fun, more integration, crossover, and bring more energy of industrial innovation.” said by Ling Zhong, founder and chief architect of DUTS design.

设计团队利用现状的挑高中庭,以建筑解构的手法,创新性的置入了一个纵贯 7-10 层的立体楼梯,通过设计大台阶和开敞楼梯,化解各楼层间的高差,联通“垂直社区”。
DUTS design team utilized the existing elevated atrium and innovatively placed a three-dimensional staircase across the 8th-12th floors by means of architectural deconstruction. Through the design of large steps and open staircases, the height difference between floors is resolved and the “vertical community” is connected.

建筑空间的重新解构让空间充满了更多趣味性与可能性,各层沿楼梯两侧的三角地带布置共享开放空间,打造出“立体 UIC 展厅”。UIC 立体创新峡谷,打破传统写字楼只有横向贯通的特点,创造出上下联通的“垂直社区”。
The deconstruction of the building space makes the space full of more interesting and possibilities, and the shared open space is arranged along the triangle on both sides of the staircase on each floor, creating a “Vertical UIC showroom”. The UIC innovation canyon creates a “vertical community” that connects the top and the bottom in an office building that is only connected horizontally.

设计团队期许最大化的挖掘空间潜力,在繁冗的办公日常和冷静的空间场景中穿插艺术展示、演艺、活动等多元化的功能,打造成为时变时新的创新灵感制造场。
DUTS design team hopes to maximize the potential of the space, interspersing art exhibitions, performances, workshops and other diversified events in the busy and calm space scenes, so as to create opportunities for innovation and cooperation for people in the space.

挑空区底部通过大台阶建立起人群之间更多的沟通,也成为入驻企业未来的开放路演空间、产品发布场地,成为企业创新加速器。
At the bottom of the big steps is an open roadshow space, which can be used as a future product launch site for settled companies and a place for people to communicate and exchange ideas, accelerating the innovation of companies.

在这里,人们可以坐在阶梯上参加活动,聆听讲座,与合作伙伴沟通洽谈;还可以欣赏城市街景,放松身心。通过“可分可合”的灵活模式,挑空区空间可以与餐厅联通,成为更适合大型活动的空间。开放的交流氛围,便捷的内部交通,多元的场景体验,创造出激发创新的“能量场”。“创新峡谷”不仅在内部激发了人们的创造力,还向世界展示出朝外大街产业创新的新兴活力。
Here, people can sit on the steps to participate in activities and lectures, communicate and negotiate with partners; they can also enjoy the city street view and relax. Through the flexible mode of “dividable and combinable”, the open space can be connected to the restaurant, becoming a space more suitable for large-scale events. The open space atmosphere, convenient internal transportation, and diverse scenes provide an “energy field” for innovation. The “Innovation Canyon” not only stimulates creativity internally, but also shows the world the emerging vitality of Chaowai Street’s industrial innovation.

For Generation Z, the office is no longer just a place to work. It’s also a part of lifestyle, a place where you need to have a sense of belonging.
昆泰大厦的 UIC“立体创新峡谷”内,是将办公与艺文结合,属于 The Campus 的共享复合办公生态。
Inside the UIC “Vertical Innovation Canyon” in Kuntai Building is a brand-new CO-Workplace ” The Campus”, that combines workplace with art and culture.

“The Campus Area”旨在构建一种社群式的新型企业办公思路,让 Z 时代客群可以享受到校园式的办公氛围,不仅仅局限于传统的办公室,其富集了现代化的学习空间、创新工坊、艺文区域等复合空间,通过产业赋能、全时段生活方式构建重新定义未来办公。
“The Campus Area” aims to build a brand-new type of community-style workplace, where the people can enjoy a campus-style workplace atmosphere. It’s no longer limited to the traditional office, but enriched with art and lifestyle, including learning space, innovation workshops, culture areas and other composite spaces. It could redefine the workplace of the future through industrial empowerment and full-time lifestyle experience.

“全时段生活方式”是属于 UIC 不可或缺的组成部分,餐厅、健身、艺文、酒吧、数字艺术……多元的社交氛围亦是激发新灵感,让创新“玩”起来的重要内容。
“All-day lifestyle” is an indispensable part of UIC. Restaurants, fitness, arts, coffee, desserts, digital art… The diverse social atmosphere is also an important part of inspiring new inspiration and making innovation “playful”.

餐厅区亦可满足多人聚餐、快速就餐、商务会客等多种需要,放松全时段客座休闲区,为顾客提供休闲、交流空间。

In Chaowai area of Beijing, the exploration for innovation is kicking off at the UIC Innovation Center. The space experience that inspires creativity, the innovative practice leads the future and the vibrant contemporary urban lifestyle is being staged here.
