三里屯路环境整体更新设计丨中国北京丨埊木设计（CAFA·A城市艺术创新中心）

三里屯地区是北京最具代表性的时尚潮流片区，处于北京建设国际消费城市主承载区的核心区，作为第二使馆区所在地，也是首都乃至中国国际形象展示的重要地区。此次三里屯路环境整体更新的范围囊括三里屯路、南三里屯路以及道路两侧与建筑围合的公共区域，北连亮马河国际风情水岸，南至朝阳北路，全长约 2.5km。埊木设计（CAFA·A 城市艺术创新中心）整合规划、景观、交通、市政等多个专业团队，对三里屯路进行了整体更新设计。

Sanlitun is one of Beijing’s most iconic and fashionable districts, located at the heart of the city’s development into an international consumption hub. As the location of the city’s Second Embassy District, Sanlitun plays a crucial role in showcasing the international image of both the capital and even China. The comprehensive environmental upgrade of Sanlitun Road covers Sanlitun Road, South Sanlitun Road, and the surrounding public areas enclosed by buildings along the roadsides. This project extends from the northern end at the Liangma River International Waterfront to the southern end at Chaoyang North Road, with a total length of approximately 2.5 kilometers. The renewal program was led by DIMU Design (CAFA·A Urban Art Innovation Center), which brought together teams specializing in urban planning, landscape, transportation, and municipal services to redesign the entire area.

项目团队希望创造出市民热爱、游客喜欢、外交适宜的都市休闲林荫街道，突显城市文化包容性与特色高品质，融合商圈休闲共享、国际交往交流、生活社区高质量配套服务等功能于一体，贯彻“人本关怀”、“氛围营造”、“文化彰显”三大原则，推进三里屯路与亮马河慢行系统连通，打造具备先行示范性的慢行友好街区。

The project team hopes to create an urban leisure boulevard that is beloved by citizens, appreciated by tourists, and suitable for diplomatic purposes. The design emphasizes urban cultural inclusivity and high quality, integrating functions such as leisure and shared spaces in commercial areas, international exchange and interaction, and high-quality community services. The project adheres to three main principles: ’Human-Centered Care’, ’Atmosphere Creation’, and ’Cultural Manifestation.’ It also promotes the connection between Sanlitun Road and the Liangma River pedestrian system, aiming to create a pioneering and exemplary pedestrian-friendly neighborhood.

面对充满挑战的更新实践，团队从多方面思考中着手整体设计：

In the face of challenging renewal practices, the team approached the overall design from multiple perspectives: How to upgrade the slow-paced system, reconstruct the traffic space, and shape an open neighborhood? How to build a natural landscape with a composite urban interface and create an ecological green landscape? How to build a comprehensive platform for promoting work implementation and advocating for diverse participation? How to strengthen artistic design to shape visual cores and highlight the unique characteristics of the site?

回顾过去，展望未来图景

Looking back on the past and envisioning the future

三里屯位于朝阳区西部，因距内城三里而得名。自 1962 年在地域内建北使馆区后，三里屯一带逐渐发展成为驻华外交人员聚居、购物和外事活动的重要社区。1989 年北京的第一家酒吧在三里屯南街开设，三里屯商业逐渐起步，同时经营着汽车配件与外贸服饰。90 年代后期三里屯酒吧街进入黄金时期，成为北京最繁华的潮流地段。随后三里屯太古里、三里屯 SOHO、通盈中心等商圈相继建立，三里屯成为了“北京国际化的时尚潮流中心”和京城夜经济的“主战场”。三里屯是北京更新迭代速度最显著的地区之一，其历史进程也是整个北京城市快速发展的缩影。

Sanlitun area is in the western part of Chaoyang District, and it got its name because it is three ‘li’ (about 1.5 kilometers) away from the inner city. Since the establishment of the North Embassy District in 1962, the Sanlitun area has gradually developed into an important community for diplomatic personnel stationed in China to gather, shop, and engage in foreign affairs activities. In 1989, the first bar in Beijing was opened on Sanlitun South Street, and Sanlitun’s commerce gradually began, while also operating automotive parts and foreign trade clothing. In the late 1990s, Sanlitun Bar Street entered its golden age and became one of the most bustling and trendy spots in Beijing. Subsequently, commercial districts such as Sanlitun Taikoo Li, Sanlitun SOHO, and Tongying Center were established successively, making Sanlitun the “international fashion trend center of Beijing” and the “main battlefield” of Beijing’s night economy. Sanlitun is one of the areas in Beijing that has experienced the most significant speed of change, and its historical development is a reflection of the rapid urban growth of the entire city.

三里屯承载着深厚的城市发展底蕴，肩负着先锋的城市潮流文化引领，因此高品质与精细化更新显得如此重要。但放眼现状，三里屯人流密集，道路交通存在明显堵点，慢行交通品质较差，部分路段机非混行严重，非机动车停车空间局促，存在乱停车的现象。并且沿线绿地景观使用效益较差，沿街立面缺乏统一的气质语言与视觉形象，难以匹配三里屯作为国际时尚街区的要求。

Sanlitun carries a profound urban development heritage and shoulders the leading role of avant-garde urban trend culture. Therefore, high-quality and refined updates are important. However, the current situation reveals that Sanlitun is densely populated, with obvious traffic bottlenecks, poor quality of pedestrian traffic, severe mixed traffic in some sections, limited parking space for non-motorized vehicles, and instances of illegal parking. Additionally, the green space along the street is underutilized, the building facades lack a unified aesthetic language and visual identity, making it difficult to meet the requirements of Sanlitun as an international fashion district.

回归慢行，体验生态游憩

Return to pedestrian-friendly and experience ecological recreation

道路交通的改善提升是实现慢行友好街区的基本前提。优化慢行系统不但能改善市民在通行过程中的体验，还能增强各个商业之间的联系，搭建起沿线商圈与周边社区之间互动的桥梁，实现“漫融合”的舒适状态。

The improvement and enhancement of road traffic is a fundamental prerequisite for achieving pedestrian-friendly neighborhoods. Optimizing the slow-traffic system can not only improve the experience of citizens during the journey, but also strengthen the carrying capacity of the commercial district system, and build a bridge for interaction between the commercial districts along the route and the surrounding communities, achieving a comfortable state of’seamless integration.’

在更新改造过程中，团队首先对道路断面进行重新设计，通过因地制宜对不同路段的现状路面进行适当拓宽，实现了非机动车道与机动车道分离，优化了整条路的慢行系统。同时，通过交通科技赋能管理，缓解了现状交通拥堵状况。尤其是处于太古里商区的道路，由单向单车道改为单向双车道，极大地缓解了进入太古里停车场的拥堵难点，让各类人群通行感受得到提升。

During the renewal process, the team first redesigned the road sections, appropriately widening the existing road surfaces in different sections according to existing conditions, achieving the separation of motor vehicle lanes and non-motor vehicle lanes, and optimizing the entire road’s pedestrian system. At the same time, traffic technology should be used to empower management and alleviate the current traffic congestion situation. Especially in the Taikoo Li commercial district, the road has been changed from a one-way lane to a two-way lane, which solves the congestion problem of entering the Taikoo Li parking lot and improves the driving experience for all groups of people.

项目团队在道路交通改造的过程中发挥了现状道路尺度宜人和优质的林荫大道景观素质，借助慢行系统升级打造北京“小香榭丽舍街区”。在最大化保留现状树的前提下，充分考虑三季有花、四季常绿和秋冬特色的观赏体验，整体以现状国槐、白蜡、栾树等林荫乔木为底色，点缀季节观赏性花草。

In the road traffic renovation process, the project team leveraged the existing road’s human-friendly scale and high-quality tree-lined boulevard landscape, using the pedestrian system upgrade to create Beijing’s ‘Little Champs-Élysées.’ While maximizing the preservation of existing trees, fully considering the viewing experience of three seasons of flowers, four seasons of evergreen, and autumn and winter characteristics, the overall color is based on existing trees such as Sophora japonica, white wax, and Luan tree, embellishing seasonal ornamental flowers and plants.

此外，以道路西侧非机动车道改造为契机，在南三里屯社区段打造“乐享生活街区”线性游园，设置步行小径，在不产生聚集的前提下减少对周边社区干扰，同时在较大场地内形成小型游园节点，提供舒适宜人、贴心惬意的户外生活环境。

In addition, taking the renovation of the non-motorized vehicle lane on the west side of the road as an opportunity, a linear amusement park called “Enjoying Life Block” will be built in the Nansanlitun community section, with pedestrian paths set up to reduce interference with surrounding communities without causing gatherings. At the same time, small amusement park nodes will be formed in larger areas to provide a comfortable and intimate outdoor living environment.

以绿活城，探索花园城市

Revitalized with nature and explore the garden city

充满生机的城市需要自然的活化，相互渗透形成舒适宜居的生活环境。北京为推进花园城市建设提出构建多元丰富、布局均衡、全民共享的绿色休闲游憩体系。此前项目团队便基于三里屯路慢行系统的优化，将全线道路 2.5 公里林下空间视为整体的“线性公园”进行规划设计，以期探索花园城市建设的路径。在“青林潮尚·悦三里”的整体主题下，全线从南至北分别为居住区、商业区和使馆区的空间，被对应划分为“悦享三里”“悦秀三里”和“悦联三里”主题段，以分段式手法联动整体环境实现全方位的提升。

A vibrant city requires natural activation and mutual infiltration to form a comfortable and livable living environment. Beijing proposes to build a diverse, balanced, and universally shared green leisure and recreation system to promote the construction of garden cities. To this end, the project team plans and designs a “large linear park” based on the optimization of the slow traffic system on Sanlitun Road, considering the 2.5-kilometer understory space of the entire road as a whole, in order to explore the path of gardencity construction. Under the overall theme of ” Green, Trendy, and Joyful Sanlitun “, the entire line is divided into residential areas, commercial areas, and embassy areas from south to north, which are correspondingly divided into “Yuexiang Sanli”, “Yuexiu Sanli”, and “Yuelian Sanli” theme sections. The overall environment is linked in a segmented manner to achieve comprehensive improvement.

“悦秀三里”为全线核心段，覆盖三里屯路南至工体北路，北至东直门外大街之间的区域。该段充分发挥所处太古里商圈的重要功能属性，结合整体景观环境更新，实现了商业、自然、社区的和谐融合。在保留原有行道树的基础上，沿太古里南区设置“凤羽形”种植池进行分隔，提高街道绿量并保障行车安全；改变太古里南北区原东侧广场的消极属性，为增加街区商业服务设施提供可能，营造了三里屯路林下独具魅力的城市消费场景；同时将原低效使用的绿地空间打造为“瑜舍花园”口袋花园，设置“我在三里屯”主题景点，艺术化处理现状围墙界面，增加健身和休憩设施，为市民和游客提供更有效的停留和活动空间；改造提升该段北部居民楼立面，营造简约自然的社区界面匹配三里屯的气质。

“Yuexiu Sanli” is the core section of the entire line, covering the area between Gongti North Road and Dongzhimen Outer Street. This section fully utilizes the important functional attributes of the Taikoo Li commercial district, combined with the overall landscape environment renewal, to achieve a harmonious integration of commerce, nature, and community. On the basis of retaining the original roadside trees, a “Phoenix Feather shaped” planting pool will be set up along the southern area of Taikoo Li for separation, to increase the green volume of the street and ensure driving safety; Add service facilities to the South District of Taikoo Li as a supplement to the space and functions of the commercial district, and create an overall effect with the surrounding coffee shops; Transform the Yushe Garden into a Yuedong Pocket Garden, setting up a theme attraction of “I am in Sanlitun”, artistically treating the existing wall interface, adding fitness and leisure facilities, and providing more effective space for staying and activities; Upgrade the facade of residential buildings in the northern part of the area and create a simple and natural community interface that matches the Sanlitun style.

“悦享三里”为南三里屯路段，北接工体北路，南至朝阳北路，途径白西、中纺里、核桃园北里等多个居住社区，活动人群以周边居民为主。团队在慢行系统优化的基础上，联通沿线公共空间设置“乐享生活街区”线性游园，实现了花园城市“漫步城市，鸟语花香，让老百姓走出来，就像在自家花园一样幸福”的美好图景。同样，自然与艺术的结合也是项目的关注焦点，团队在起始点位设置立体字标识，为中纺东里小区设计艺术围栏，对公厕立面进行艺术墙绘设计，并将白家庄小学户外空间改为“校园接送安全港湾”，以轻巧手法设置等待座椅，同时增加独立车行出入口，为孩子打造安全上学路。

“Yuexiang Sanli” is a section of Nansanlitun Road, connecting Gongti North Road in the north and Chaoyang North Road in the south, passing through several residential communities such as Bai Xi, Zhongfang Li, and Hetao Yuan Bei Li, with the surrounding residents as the main group of activities. On the basis of optimizing the pedestrian system, the project team has set up a linear park called “Enjoying Life Block” for public spaces along residential communities, achieving a beautiful scene of “strolling through the city, birds singing and flowers blooming, allowing ordinary people to walk out and be as happy as in their own gardens” in the garden city. Similarly, the combination of nature and art is also the focus of the project. The team set up 3D lettering signs at the starting point, designed an artistic fence for the Zhongfang Dongli community, created artistic wall paintings on the public toilet facades, and converted the outdoor space of Baijiazhuang Primary School into a ‘Safe Haven for School Pick-up and Drop-off,’ with light-touch seating arrangements and a separate vehicle entrance, creating a safe school route for children.

“悦联三里”为三里屯路北段，全长约半公里，北与亮马河南路相接，南至东直门外大街，道路两旁聚集乌克兰、喀麦隆等各国大使馆。该段重整人行道铺装，配合原本优美宜人的林荫乔木，打造色彩丰富的树下花径，联通亮马河国际风情水岸。同时，在该段相应位置设置接驳亮马河的悬浮导视，引导往来人群合理规划路线。

“Yuelian Sanli” is the northern section of Sanlitun Road, with a total length of about half a kilometer. It connects with Liangmahe South Road to the north and Dongzhimen Outer Street to the south. Embassies of Ukraine, Cameroon and other countries gather on both sides of the road. This section will reorganize the sidewalk paving, combined with the originally beautiful and pleasant tree-lined shade trees, creating colorful under-tree flower paths, connecting to the Liangma River International Waterfront.

此外，项目团队注重街道设施精细化设计，以“诉说三里屯故事”为切入点，为全线树篦子、阻车桩、变电箱外围护装饰等基础公共设施进行艺术化设计，重塑三里屯商圈沿线特色街道景观。

Simultaneously, corresponding suspended signage was set up at the appropriate locations in this section to connect with Liangma River, guiding people to plan their routes reasonably. In addition, the project team focuses on the refined design of street facilities, taking “telling the story of Sanlitun” as the starting point, to artistically design basic public facilities such as tree grates, blocking piles, and transformer box exterior decorations along the entire line, reshaping the characteristic street landscape along the Sanlitun commercial district.

合力共创，倡导多元参与

Collaborative creation, advocating for diverse participation

为实现跨专业、跨团队、跨主体的高效沟通，更有力推动更新改造项目的开展，朝阳区城管委和三里屯街道统筹相关部门和设计单位，协调各委办局和多元主体，听取多方诉求，上下联动组织日常改造工作，形成了高效协同工作平台。从前期规划设计到实施落地打破传统工作方式，通过线上与线下“弹性对接+定时例会”的方式，协同多专业建设团队无缝衔接日常工作，保证项目进行实时到位。

To achieve efficient communication across different Professions, teams, and stakeholders, and to more effectively advance the renewal project, the Chaoyang District Municipal Commission of Urban Management and Sanlitun Subdistrict office have coordinated with relevant departments and design units. They have worked with various commissions, offices, bureaus, and diverse stakeholders, gathering input from multiple parties, and organizing daily renovation tasks through vertical and horizontal collaboration, forming a highly efficient collaborative work platform. From early-stage planning and design to implementation, they broke away from traditional working methods by adopting a flexible ‘online and offline coordination + regular meetings’ approach. This ensured seamless daily work coordination among multidisciplinary construction teams, guaranteeing the project’s timely and effective progress.

令项目团队欣慰的是，三里屯路的更新改造促使了太古里、那里花园、酒吧街与通盈中心实现自发更新。其中，在酒吧街路段的更新过程中，团队指导商户对店面进行改造升级，与主管部门、戴德梁行和商业空间的运营者共同协商，一店一议，促进酒吧街业态及形象全面提升转型。新的酒吧街以全天候餐酒吧为主，从夜间酒吧文蜕变为涵盖餐、酒、茶、文化等多元生活方式的“漫享街区”，吸引和引导更多的消费群体，并利用街道知名度和特色集聚效应带动区域内其他商业街区及业态的发展，形成互补效应和差异化经营，互相带动促进并形成可持续经济收入。

The project team is pleased that the renovation of Sanlitun Road has led to spontaneous updates of Taikoo Li, Nali Garden, Bar Street, and Tongying Center. During the update process of the Bar Street section, the team guided merchants to renovate and upgrade their storefronts, negotiated and cooperated with operators and managers of commercial spaces, and promoted the transformation of the Bar Street business model. The new bar street focuses on all-day dining and bars, transforming from a nighttime bar culture to a "Man Xiang Block" that covers diverse lifestyles such as dining, drinking, tea, and culture, attracting and guiding more consumer groups, and utilizing the street’s popularity and characteristic agglomeration effect to drive the development of other commercial blocks and formats in the area, forming complementary effects and differentiated operations, mutually driving and promoting each other, and forming sustainable economic income.

The comprehensive environmental renewal project of Sanlitun Road fully utilizes the concept of shared governance, while maintaining and highlighting the characteristics of Sanlitun commercial district, to create a diverse and dynamic commercial district, comprehensively improve the quality of life within the area, and ultimately form a happy block that links commerce and community, consumption and life. It also realizes the poetic vision constructed by the project team in their hearts:
