建筑理念 Architectural concept
小米园区用地为非平行四边形,不规则的用地形状和以居住区为主的周边城市环境无法带给园区的使用者清晰的秩序感,也无法形成强烈的场所自我认知。规划建立了一个强有力的秩序,建筑、景观、道路纵横交错地坐落于网格之上,呈现出“矩阵互联”的图底意向,这种意向在文化关联层面揭示了小米的性质,更大的意义在于大多数的工作和休息空间获得了正南正北的朝向,在北京,这意味着阳光、舒适和更加健康的工作环境。下沉景观的植入链接了城市绿地与园区内的景观活动场所,最大程度地软化了建筑与城市的边界。
The Xiaomi campus site is non-parallelogram. The irregular shape of the site and the predominantly residential surrounding urban environment cannot bring a clear sense of order to the users of the campus, nor can they form a strong self-perception of place. The plan establishes a strong order, with buildings, landscapes, roads, and intersecting grids, presenting a “matrix of interconnectedness” that reveals the nature of Xiaomi at a culturally relevant level. More importantly, the majority of the work and rest spaces are oriented to the north and south, which in Beijing means sunlight, comfort, and a greater sense of place. This means sunlight, comfort and a healthier working environment. The implantation of the sunken landscape links the urban green space to the landscaped activity spaces within the campus, softening the boundary between the building and the city to the greatest extent possible.

环境分析
Environmental analysis
项目位于北京海淀区,距离著名的中关村软件园西北方 5 公里,项目占地 4.39 公顷。用地所处城市区域里有大量的密集型居民区,街区整体形象繁杂,地区局部环境缺乏高科技办公区域的氛围。政府希望小米总部园区在海淀区安宁庄地区的植入,能够有力地扭转这一局面,改善该地区的城市气质,进一步加强海淀区科技重镇的形象。
The project is located in Haidian District, Beijing, 5 km northwest of the famous Zhongguancun Software Park, and covers an area of 4.39 hectares. The site is located in an urban area with a large number of dense residential areas, with an overall mixed image of the neighborhood and a local environment that lacks the atmosphere of a high-tech office area. The government hopes that the implantation of Xiaomi Technology Park in the Anningzhuang area of Haidian District will strongly reverse this situation, improve the urban atmosphere of the area, and further strengthen the image of Haidian District as a major technology town.

场地分析 Site analysis
21 万平米的建筑体量被分解为 3 组 8 个单体,分散的体量和正南北向的朝向与周边居住建筑的体量环境相互协调,消解了庞大建筑对环境的冲击。单体与城市道路间锯齿空地被绿地覆盖,为城市提供了更多的绿地。

The 210,000 square meters of building volume is decomposed into 3 groups of 8 monoliths, and the scattered volume and positive north-south orientation are in harmony with the volume environment of the surrounding residential buildings, dissipating the impact of the huge building on the environment. The sawtooth space between the monoliths and the city road is covered by green space, providing more green space for the city.

幕墙设计
Curtain wall design
精致的外表皮由单元式幕墙构成,幕墙单元板块在工厂加工,现场组装,精致度高。幕墙单元间设有通风器,在过度季承担自然通风换气的功能,幕墙玻璃部分不再设窗,仅承担采光和观景的职责,1.4 米宽 2.8 米高的玻璃直接落地,室内的视野明亮而开阔。幕墙单元内设置布纹不锈钢与深色铝板组合的遮阳框。布纹钢板对光线的漫反谢性能优于常规的氟碳喷涂铝板,无论是北侧背阴处,还是阴雨,晴空,都能有细腻的朦朦胧反射效果,令人感受到,细节的精致。
The exquisite skin is composed of unit curtain wall, which are prefabricated and assembled on site with high delicacy. The curtain wall units are equipped with ventilators to assume the function of natural ventilation and air exchange in the excessive season. The glass part of the curtain wall is no longer equipped with windows, but only assumes the duties of light and view, and 1.4 by 2.7-meter glass falls directly to the ground, so that the indoor view is bright and open. The curtain wall unit is equipped with a sunshade frame combining cloth grain stainless steel and dark aluminum plate. The diffuse reflection of the cloth grain steel plate is better than the conventional fluorocarbon sprayed aluminum plate, whether in the back shade of the north side, or in the cloudy rain, clear sky, there is a delicate hazy reflection effect, which makes people feel the exquisite details.

可持续建筑 Sustainable construction 项目采用被动节能的设计策略,有效减少建筑使用中的运营费用和围护成本。大多数办公单元实现南北向布局,同时控制每个办公单元的进深和面宽,并将核心筒设置在建筑角落部位,争取到最大的自然采光面积,通过日照、通风、采光等专业软件的计算与分析。该布局内所有单体均在自然通风、自然采光、景观视线等方面拥有良好的条件,有利于整个场地环境的通风,便于污染物的扩散,有利于员工的身心健康。在设计早期即开始使用 Ecotect、Phoenix 等环境研究软件分析模拟建筑布局对场地的风、光、热等物理环境情况,对建筑室内空调气流均匀度和效果做 CDD 模拟。
The project adopts a passive energy-saving design strategy to effectively reduce the operating costs and envelope costs in building use. Most of the office units are laid out in a north-south direction, while controlling the depth and width of each office unit, and setting the core in the corner part of the building for maximum natural lighting area. All single units in this layout have good conditions in natural ventilation, natural lighting and landscape view, which are conducive to the ventilation of the whole site environment and the diffusion of pollutants and the physical and mental health of employees. At the early stage of design, we started to use Ecotect, Phoenix and other environmental research software to analyze and simulate the physical environment such as wind, light and heat on the site, and to do CDD simulation on the uniformity and effect of airflow of indoor air conditioning of the building.

创新技术 Innovative technology 以信息化为手段,融入互联网及人性化理念,在整个小米移动互联网产业园内实现建筑物运行和管理的信息化,同时为物业管理提供支持与保障,为园区的运维提供数据支撑平台。采用 ALOT 技术,为空调温控器、智能灯控面板、照明智能控器、智能插座等产品,构建云端平台并对其进行自动控制。在本项目中大量运用小米智能产品,物业运维人员和场景使用人员均可以对所处场景运用移动平台进行控制,创建了以人为本的智慧园区。
Taking informationization as a means to integrate the Internet and humanization concept, it realizes informationization of building operation and management in the whole Xiaomi Mobile Internet Industrial Park, while providing support and guarantee for property management and providing a data support platform for the park’s operation and maintenance. ALOT technology is used to build a cloud platform and automatically control products such as air conditioning temperature controller, intelligent light control panel, lighting intelligent controller and intelligent socket. In this project, a large number of Xiaomi smart products are used, and both property operation and maintenance personnel and scene users can control the scene they are in using the mobile platform, creating a people-oriented smart park.

建筑体验 Architectural experience 小米总部园区为小米的年轻人提供了日常休息、交往、团建、企宣、表演、参观接待、聚会等各类活动的空间。小米室内装饰设计融合各类正式与非正式会议交流空间,创造活跃轻松的工作气氛,体现互联网企业的特色与朝气。
It provides a space for Xiaomi’s young people to have daily rest, interaction, group building, corporate promotion, performance, visiting reception, party and other kinds of activities. Xiaomi interior design integrates various formal and informal meeting and communication spaces to create an active and relaxed working atmosphere, reflecting the characteristics and dynamism of an Internet company.

建筑价值 Architectural value 小米移动互联网产业园在海淀区安宁庄地区的植入,促进了该地区城市面貌的更新,提高了街区活力,强化了海淀区高科技区域的城市属性。项目建成后,分散在海淀区各租赁办公点的小米企业员工迅速入驻并给与好评,为小米科技 1.6 万名员工提供了第一个真正意义上的“家”,为企业高速发展提供了有力的支持。
The implantation of Xiaomi Mobile Internet Technology Park in Haidian District’s Anningzhuang area has promoted the renewal of the area’s urban landscape, increased neighborhood vitality, and strengthened the urban attributes of Haidian District’s high-tech area. After the completion of the project, employees of Xiaomi enterprises scattered in various leased offices in Haidian District quickly moved in and gave positive comments, providing the first real sense of “home” for Xiaomi’s 16,000 employees and providing strong support for the rapid development of the enterprise.
