One Cotroceni Park is developed on an impressive area of 5.5 hectares, on the site of a derelict land, a former industrial platform. One Cotroceni Park is the most ambitious new urban regeneration project in Romania. This mixed-use development with over 250 000 sqm of office, residential and commercial spaces, gives back to the city a vibrant community that lives and works together.
Designed with a holistic approach to modern living in mind, the project epitomizes the live/work/play ethos. From verdant green spaces to state-of-the-art fitness facilities, from educational institutions to retail outlets, the neighborhood offers an unparalleled spectrum of lifestyle amenities.
The architectural narrative unfolds in phases. The inaugural phase introduces a cutting-edge office complex, characterized by expansive open floor plans that foster collaboration and adaptability. Rooftop garden terraces on each level offer serene sanctuaries amidst the urban hustle.
Certified with prestigious accolades such as LEED V4 Platinum and WELL certification, the office spaces prioritize employee well-being and environmental sustainability. The second phase of the project represents eight residential buildings, over an urban slab of different functions.
Strategically located amidst a predominantly residential neighborhood, One Cotroceni Park enjoys excellent connectivity to major transportation hubs, ensuring seamless access for residents and workers alike. Pedestrian-friendly walkways seamlessly connect the office and residential areas, fostering a sense of cohesion within the community.
The volume of the buildings, so full of strength, is generated both by the terraces and to be in accordance with the dynamics of the area. The concept for the exterior design of the office buildings started from an all-glass façade, evolving into the introduction of opaque, bonded composite panels mounted on unitized curtain wall units. Openings due to the needs of the installation project were integrated into the bonded panels, supporting the dynamic concept of the volumes.
The glazed elements are made of glass with different properties, so that the volumetry is accentuated. The glass used in the ground floor is transparent and supports the unity and visibility of the whole ensemble. For the upper floors we have variations of the type of glass depending on the volumes, with a higher reflective factor on the volumes approaching the circulations.
The innovation lies in reversing the temptation to focus on the corner of the building. Here, through the lower height, terraces with rich vegetation are outlined, stretching between two major traffic arteries.
The extrusion of volume articulates the object. It offers the advantage of natural lighting in depth and presents different perspectives towards the surroundings.
