Double Roof Design Addresses Plot Limitations
Designed by Z3Z Architekci, the House With Two Ridges in Konstancin-Jeziorna, near Warsaw, Poland, showcases an innovative approach to design constraints.
The unique shape was dictated by the specific conditions of the plot, blending local development requirements with the expectations of the investors.
The narrow plot, approximately 19 meters (62 feet) wide, necessitated a creative solution for accommodating a house over 200 square meters (2,152 square feet). Local development stipulated gable or multi-slope roofs with a ridge parallel to the road.
To adhere to these guidelines while maximizing space, the architects employed two ridges and parallel roofs, an unusual choice borne of necessity.
House Shape Echoes Functional Needs
The layout of the house followed a practical, stepped approach, filling the entire width of the plot at the front before narrowing to allow garage access and maneuvering.
Facing beautiful ponds and a river valley, the facade’s exposure to the road was mitigated by elevating the house and terrace, providing a sense of privacy and safeguarding against development in the preserved landscape.
Additional challenges included a small existing house sharing a wall with a neighbor, underscoring the decision to place utility rooms at the rear despite southwest orientation.
Raised terrain facilitated a design strategy prioritising views and privacy by elevating the living areas above street level.
Facade Materials and Interior Design
The facade employs a combination of fiber-cement boards, HPL boards, and silicone plaster, carefully chosen to complement the building’s modern aesthetic.
The interior also received attention from the Z3Z Architekci studio. The investors desired a raw loft-like feel, which incorporated materials such as wood and brick to add warmth.
The concrete ceiling, achieved from the formwork process, becomes a distinctive feature, offering an industrial chic element to the living area.
Through innovative use of materials and creative solutions to challenges specific to the site, the House With Two Ridges highlights a contextual approach to design that respects both the environment and the individual needs of its inhabitants.
