背景介绍
Background
普汇中金国际中心原来的功能定位为新型电子组合材料研发,是集办公和实验为一体的综合楼,由100米高的办公塔楼和实验裙房组成。因原建筑界面不满足城市规划的景观轴要求,且业主实验研发楼已另置他处,此建筑的功能需要重新策划定位等复杂原因,导致原设计早已完成的结构主体作为存量资产矗立于路口多年。最终于2017年在城市规划部门重新规划引导和业主更新功能定位的契机下,提出在该建筑原有结构基础上进行改造,做出符合当下城市功能置换和城市界面更新的设计。
The original function of the Chinlink International Center was the research and development of new electronic composite materials. It is a comprehensive building that integrates office and experimentation facilities. It consists of a 100-meter-high office tower and a podium. However, because the original building’s interface did not meet the requirements of the urban planning landscape axis, and the owner’s experimental research and development building had been relocated elsewhere, the function of this building needed to be re-planned and repositioned for various complex reasons. The main structure, originally designed to be completed, has stood at the intersection as a stock asset for many years. Finally, in 2017, under the opportunity of the urban planning department’s re-planning guidance and the owner’s renewal function positioning, it was proposed to transform the original structure of the building to create a design that conforms to the current urban function replacement and urban interface update.

设计原点
Design Origin
随着现代城市的发展,核心城市纷纷步入了存量时代,大拆大改的建设方式已成为过去式,非历史类存量资产如何改造、重生、涅槃日渐成为建筑界关注的焦点。能否通过微创手术使得不合时宜的城市存量“旧物”通过如细胞般的膜界面交换和核功能重构焕发出“新生”。普汇中金国际中心的改造就是从建筑层面上尝试了非历史文化类建筑通过膜核重生的微观更新,从而为城市街区带来积极意义。
As modern cities evolve, core urban areas have entered the stock age. The era of large-scale demolition and redevelopment has become a thing of the past. The architectural community now focuses on how to transform, regenerate, and renew non-historical stock assets. Can the outdated “old things” in the city be rejuvenated through minimally invasive surgery, akin to cells exchanging materials through their membrane interfaces and reconstructing their nuclear functions? The renovation of the Chinlink International Center aims to experiment with the micro-renewal of non-historical and cultural buildings at the architectural level, thereby bringing positive change to urban blocks.

场地活化
Site Activation
原来场地仅在凤城十路上开有明确的场地入口,其他面主要为硬性的围墙围挡界定。改造过程中,对于东南两个主要城市面有选择地打开,东面界定为文景路城市干道界面,结合原有裙房局部三层架空的建筑空间,形成对文景路有吸力的尺度适宜的城市客厅,并且说服市政移走东面原有的变电站,原来比较封闭的市政绿带也做了调整,打开了东部界面。同时在文景路和凤城十路交叉口设置了人行步入广场,对街角原来封闭的街区性格重新做了定义。

The original site features a clear entrance on Fengcheng 10th Road, while the other sides are primarily delineated by a rigid enclosure. During the transformation process, the two main urban areas in the southeast were selectively opened, and the east was designated as the Wenjing Road urban arterial road interface. In conjunction with the three-story overhead building space of the original podium, a city living room with an appealing scale was created, and the municipal administration was convinced to remove the original substation in the East. The originally closed municipal greenbelt was also adjusted and opened at the East Interface. Simultaneously, a pedestrian walk-in square was established at the intersection of Wenjing Road and Fengcheng 10th Road, redefining the character of the originally closed block on the corner.

表情重塑
Interface Remodeling
设计重新梳理了原建筑平面轴网,对于未知原因造成的局部模数不规整的尺寸,通过石材幕墙和玻璃幕墙的外挂石材或者装饰扣板的位置微调进行了收整,使得立面获得较为精确的数理美感。

The design has reorganized the original architectural plane grid. Regarding the irregular size of the local modulus, caused by unknown reasons, it has been trimmed by fine-tuning the position of the external stone or decorative gusset of the stone curtain wall and glass curtain wall, so that the facade obtains a more accurate mathematical aesthetic feeling.

临次干道的界面采用玻璃幕墙体系,在装饰扣板上采用L形状组合由低到高,形成一种高度上渐变关系,类似流水,于动态变化中抽象出山石嵯峨,形成一种不失玩味细节的大虚化界面,其与沿主干道的界面形成一种灵与实的对比。正是这种对比的戏剧性和其形象对地域的暗喻,重新界定了这个街角的物质膜界面。

The interface of the secondary arterial road features a glass curtain wall system, and the decorative gusset employs an L-shaped combination that ascends from low to high, creating a gradual transition in height. This design is reminiscent of flowing water. In the dynamic landscape, the mountains and rocks are abstracted, resulting in a large, virtual interface with playful details. Its juxtaposition with the main road’s interface establishes a contrast between the ethereal and the tangible. It is this dramatic contrast and the vivid metaphor that redefine the material membrane interface of this street corner.

创作选择回到了中国文化的原点一一山岳崇拜,表情试图表现出一种如同华山一样的坚硬质感和张力来试图表达该建筑在这个城市灰色地段崛起的决心。这种非建筑符号化的抽象赋予了城市表情更多的想象力和解读方式,正是这种宽容度才体现出城市空间想象力的民主而非秦式唐风般的强势输入。

The choice of creation has returned to the origin of Chinese culture—mountain worship. The expression aims to convey a sense of rigidity and tension, akin to the Huashan rock formations, to express the determination of the building to rise in the gray area of the city. This non-architectural, symbolic abstraction offers more imagination and interpretation to urban expressions. It is this tolerance that reflects the democracy of urban space imagination, rather than the strong imposition of Qin or Tang styles.

功能置换
Function Replacement
首先对原来功能为实验室和会议的裙房化整为零,把实验室功能重新置换,分为景深和面宽比例为3:1的零售商业,并引入目的型消费旗舰店如主题餐饮和社区服务银行,并强化裙房屋面的公共价值,裙房顶层结合屋顶平台引入办公自用咖啡和轻餐业态以引导交流发生。塔楼功能定义为文创类办公租赁,另外也引入WeWork、西北总部和普汇中金自用总部办公进驻。
Firstly, the original function of the podium, designed for laboratory and conference use, has been divided into separate parts. The laboratory function has been supplanted by retail business, which maintains a depth-to-width ratio of 3:1. Target-oriented flagship stores have been introduced, including themed catering restaurants and community service banks. To facilitate communication and enhance the public value of the podium roof, office coffee and light meal formats have been integrated with the rooftop platform at the top floor of the podium. The tower’s function has been defined as providing cultural and creative office leasing. Furthermore, the northwest headquarters of WeWork and Chinlink’s own headquarters have been established.

结语
conclusion
中国的城市化进程时至今日已悄然从重规模的增量快速扩张转变为重品质及温度的存量设计。相较于大拆大建,存量更新设计需要更加深入细致的探讨政治、社会、经济及规划建筑规则等元素对既有城市空间的诉求,是一个更为有机的、复合的变化过程。普汇国际中心更新改造尝试从建筑师可以掌控的最小技术层面上,对小区域进行了类细胞的膜优化核重构的微创手术探索,希冀这个“微小”建筑的改造,能够成为最终实现“宏大”城市自我调节正向反应的开始。
China’s urbanization process has quietly shifted from the rapid expansion of large-scale increments to the inventory design of high quality and moderate scale. Compared with large-scale demolition and construction, inventory renewal design requires a more in-depth and detailed discussion of the demands of political, social, economic, and planning and building rules on urban development. From the minimum technical level that the architect can control, the transformation of this “tiny” building can become the beginning of a positive response to self-regulation in the “Grand” city.
