长沙是一个具有两面性的城市,一方面是历史沉淀的自然人文,另一方面是层出不穷的网红潮流。观沙岭花园城项目的设计初衷也与之完美契合,以“都市花园城,无界生活圈”的理念,首层空间致力打造一个“轻绿都市漫游地”,屋顶花园则围绕“多元生活潮聚地”来展开,希望为周边居民提供一个具有专属体验与独特记忆的品质商业空间。
Changsha is a city of duality—where historical natural humanism meets ever-emerging internet-famous trends. The design concept of Guanshaling Garden City echoes this perfectly: the ground floor aims to create a “Light Green Urban Roaming Ground,” while the rooftop garden focuses on a “Diverse Lifestyle Gathering Hub,” striving to offer residents a quality commercial space with exclusive experiences and unique memories.

本项目是招商花园城系列在长沙的开篇之作,商业体量约18万方,项目建设用地面积为29145.4平方米,已于2024年11月开业。设计希望即便是传统的盒子商业,也能在室外营造一系列多功能、复合型的特色体验空间,为商业赋能,同时为周边居民提供开放共享的生活场域。
As the debut of the China Merchants Garden City series in Changsha, this project spans a commercial gross floor area of approximately 180,000 m² on a 29,145.4 m² site, opening in November 2024. The design reimagines the traditional box-style commercial complex by creating multifunctional, mixed-use outdoor spaces that enhance commercial vitality while providing an open, shared living field for the community.

痛点与挑战
Background and Challenge
项目现场条件存在若干痛点,沿街界面过于郁闭的绿化带,大大降低了商业的可识别性;地块周围市政道路高差较大,环绕建筑的消防坡道成为阻碍人流的消极因素;建筑屋顶层并未布局商业业态,屋顶花园的人气成为设计挑战。

The site presented several challenges: a dense, enclosed green belt along the street reduced commercial visibility; significant elevation differences on surrounding municipal roads turned the fire-access ramps encircling the building into negative barriers for foot traffic; and the rooftop, lacking commercial tenants, needed to attract visitors despite its inactive use.

经与市政部门沟通,将沿街封闭绿化带进行梳理,最大化展示商业建筑立面;首层空间设计结合高差,创造多元场景,消解消极感受。屋顶花园设计尊重运营部门的强主导地位,给空间赋予主题,创造屋顶热门话题,将室内商业动线拓展到屋顶花园,打造潮流目的地。
Through communication with municipal authorities, the enclosed green belts along the street were reorganized to maximize the display of commercial building facades. The ground-floor space design incorporates elevation differences to create diverse scenarios, alleviating negative perceptions caused by the site’s challenges. The rooftop garden design respects the strong leading role of the operations department, assigns a theme to the space, creates trending topics for the rooftop, extends the indoor commercial circulation to the rooftop garden, and creates a trendy destination.

形象尽显的城市商业广场
Visible Urban Commercial Plaza
项目三处入口广场面朝高人流量的城市路口,外向型的开阔条件赋予极好的可视性与通达性,建筑的立面设计通过其昭示感的体量造型,展示型广场传递商业形象。整体铺装以暖灰色调大块版面为主,主入口界面做强化,停留界面通过面层的变化展示精致感,结合点缀的星光,高效导入人流。同时利用投影灯技术来强化各自的自然艺术主题,以增强互动性和视觉冲击力。
Three entrance plazas face high-traffic city intersections, leveraging their open, outward-facing layout for visibility and accessibility. The architectural facade, with its striking volume, and the showcase plazas project a strong commercial image. Warm gray large-format pavement dominates, with enhanced main entrances and detailed surface variations at rest areas. Starlight installations and projection mapping technologies strengthen natural-art themes, boosting interactivity and visual impact.

游逛友好的百米漫步绿廊
Friendly Green Promenade
场地东侧漫步长廊与市政界面高差约4m,南北方向又设有8%的消防坡道。在保证流线畅通的前提下,设计利用层叠花池结合休憩平台打破边界感,有效化解高差,不仅丰富视觉层次,还形成了掩映在植被中放松的社交空间。

The east-side promenade faces a 4m elevation difference from the municipal interface and an 8% fire-access ramp running north-south. The design uses cascading flower beds and rest platforms to soften boundaries, resolving height disparities while creating lush, layered social spaces.

呼应场地布置的景观IP--奔跑在坡地的兔子,在平台休憩的兔子,给绿廊增添了温暖,丰富了到访者的游逛体验。
Echoing the site layout, the landscape IP features rabbits running on the sloped ground and resting on the platform, adding warmth to the green promenade and enriching visitors’ wandering experience.

绿树掩映成荫,小径错落有致,在繁忙之外、闲暇之余,或散步漫谈或休憩静享,感受城中漫步的轻盈步调,尽享自由呼吸的惬意悠游,开启城市自然有氧生活。
Lush green trees throw deep shade, and meandering paths wind through the landscape in an orderly yet natural way. Beyond the hustle and bustle, there are leisurely moments. During these times, one can take a leisurely stroll, engage in casual conversations, or simply rest and enjoy the tranquility—feeling the leisurely pace of strolling through the city, fully embracing the comfort of breathing freely and wandering at ease. Thus, this sets the stage for a natural, oxygen – rich urban lifestyle, where every step becomes a harmonious blend of city life and nature’s embrace.

在项目开业的周末,客流量超21万人次,火爆长沙,成为社交媒体的话题事件。全时段社交消费场景体验,更迎合年轻客群的商业业态,也让它成为长沙人聚集式消费社交目的地。
During the project’s opening weekend, foot traffic exceeded 210,000 visits, taking Changsha by storm and becoming a trending topic on social media platforms. With round-the-clock social consumption experiences and business formats that better cater to the young demographic, it has emerged as a go-to destination for collective consumption and socializing among Changsha residents.

Vibrant Panoramic Rooftop
屋顶花园通过呈现360度空中全景视角,不仅提供了无与伦比的视觉体验,还通过流畅的曲线路径将广阔的空间与多样化的内容体验相融合,构建了一个充满创意与惊喜的漫游体验。

The rooftop garden offers 360° aerial views, connecting vast space with diverse experiences via fluid, curving paths. It integrates IP-themed scenes, a children’s park, an outdoor theater, star-gazing campsites, and themed markets, breaking traditional commercial boundaries and injecting new vitality into city life.

云上天台融合IP场景、儿童乐园、空中剧场、星空露营、主题市集等多种内容体验,打破了传统商业空间的局限,为城市生活注入了全新的活力与想象。
The Sky Terrace integrates IP-themed scenarios, children’s playgrounds, aerial theaters, rooftop camping, themed markets, and other experiential elements, breaking the limitations of traditional commercial spaces and injecting new vitality and imagination into urban life.

无界融合:从商业空间到“不夜城”生活地标
From Commercial Space to a “24/7 Lifestyle Landmark”
从解决沿街绿带郁闭、场地高差割裂等痛点出发,项目最终生长为自然与商业无界、传统与潮流共舞的城市公共客厅:开业即登社交平台热榜,周末客流爆棚,既为河西居民提供了晨跑遛娃的绿氧空间、傍晚小聚的露天餐吧、深夜酣畅的星空营地,更以“全时段社交消费场景”呼应长沙“不夜城”的生活节奏。这座“长在花园里的商业体”,不仅是招商花园城落子湖湘的开篇之作,更以“无界设计”注解了长沙兼容并蓄的城市精神 —— 让历史人文在绿意中呼吸,让潮流生活于空中生长,为商业空间如何融入城市肌理、成为市民记忆载体,提供了可参考的实践样本。
Addressing issues like enclosed greenery and elevation splits, the project evolves into a seamless blend of nature and commerce, tradition and trend—a public living room for the city. Opening to social media fame and 210,000+ weekend visitors, it caters to Changsha’s “non-stop city” rhythm with all-day social-consumption scenes: morning jogging in green spaces, evening gatherings at open-air bars, and late-night stargazing camps. This “commercial complex in a garden” not only marks the Garden City’s Hunan debut but also embodies Changsha’s inclusive spirit through “boundaryless design”—letting history breathe in greenery and trends thrive in the sky, offering a model for integrating commercial spaces into urban fabric as cherished civic landmarks.
