这两个改造更新项目位于长宁区古北社区富贵东道的公共绿地上,以黄金城道为界,占据绿地的一南一北,原为管理用房。周边有古北市民中心、高层住宅及生活服务配套。作为90年代早期的国际化社区,开放式的黄金城道街区景观和特有的国际化人文居住环境是这个区域的典型特征。改造前的管理用房在绿地中老旧且无公共功能,街道希望通过空间改造与功能迭代,将新建筑以“古北美好生活服务站”与“全过程人民民主政协基层联系点”的全新面貌向为市民服务。
These two renovation projects are located on public green spaces in the Gubei community, one of the biggest international communities in Shanghai. Surrounded by high-rise residences, civic facilities, and commercial services. Born in the early 1990s as an international enclave, Gubei boasts open streetscapes and a distinct cultural charm. The local authorities expected to transform these two outdated buildings into the “Better Life Service Station” and the “Shanghai CPPCC Whole-Process People’s Democracy Practice Base” breathing new life into the neighborhood.

如何更新这两栋建筑,在美好的绿地环境里被大家真正地使用起来?经过调研、交流,最终设计以透明开放的建筑形象、融合渗透的场地关联、为人的使用出发的设计理念,针对“美好生活服务站”与“政协基层联系点”的不同属性,进行了落地改造。
How do you turn forgotten buildings into spaces people love to use? Through research and dialogue, the design team landed on a clear approach: craft transparent, welcoming architecture, weaving it into the surrounding greenery, and prioritizing the human experience. Tailored to their unique roles, the two buildings underwent thoughtful renovations that elevated both function and community spirit.

美好生活服务站——通透立面与廊下空间
Better Life Service Station: Transparency Meets Outdoor Living
位于绿地南侧的美好生活服务站,地上建筑一层,地下一层。其改造的关键动作在于开放立面、加建檐下空间。设计将东西向原封闭立面替换为通透的落地玻璃,室内场景与街道生活由此产生对话——行人透过玻璃可以看到社区融情客厅、亲子阅读角、活动排练大厅。面向绿地的东立面和北立面,增加了宽度分别为2.3米和3.5米的雨棚,廊下空间成为惬意的半室外活动平台,无论是雨天还是烈日,这里都能容纳居民聊天、休憩或即兴活动。
On the green space’s southern side, the Better Life Service Station—a single-story building with a basement—shed its closed-off past. The design ripped out the solid east and west facades, replacing them with floor-to-ceiling glass that sparks a lively exchange between indoors and out. Passersby now catch glimpses of the community lounge, parent-child reading nook, and rehearsal hall buzzing with activity. Facing the green space, the east and north sides gained sleek canopies—2.3 meters and 3.5 meters wide—forming cozy semi-outdoor zones. Rain or shine, these shaded spots invite residents to chat, unwind, or spark spontaneous gatherings.

从绿地一侧远观,长长的建筑东西向舒展开来。一层布置了舞蹈教室、国学课堂与融情客厅,满足从康健、学习到社交的复合需求。临近半室外平台的一角入驻了一家社区咖啡,在提供餐饮便利的同时也成为社区居民交流沟通的连接器。同时,设计改造了原作为非机动车停车库的半地下室空间,通过可折叠的隔断墙实现会议与展览等模式自由切换的多功能厅。▼草图,sketch©阿科米星建筑设计事务所
From afar, the building stretches gracefully east to west, a low-slung gem in the landscape. Inside, the ground floor hums with purpose: a dance studio, a traditional culture classroom, and a social lounge cater to fitness, learning, and connection. Tucked near the outdoor platform, a community café serves coffee and conversation, bridging residents in a casual, welcoming way. Downstairs, the former bike parking basement now shines as a multifunctional hall, its foldable walls flipping effortlessly between meeting space and exhibition venue.

政协基层联系点——缝合绿地与“没有边界”的庭院
Shanghai CPPCC Whole-Process People’s Democracy Practice Base: A Seamless Blend with Nature
公共绿地北侧的政协基层联系点,改造前同样与身处的绿地无关。且面积仅是南侧500平方米的空间一半。相较于服务站市民使用频繁,政协基层联系点的室内使用公共度小一些,因此改造更注重与绿地生态系统的融合,希望借此创造出一个供市民使用的公共空间。为此设计提出构想:让建筑成为一处地景式建筑,一处使用场所。
设计将屋面南侧向下延伸为缓坡草坪,坡度约为11%,最终与地面绿地自然衔接,消解了建筑的轮廓——从高处俯瞰,屋顶草坪与地面绿地连成一片起伏的“绿色地毯”。这一处理不仅让建筑从高处看与自然融为一体,更创造了开放式的“草阶剧场”——阶梯踏面兼顾通行与就座功能,小朋友在此攀爬,大人们会友晒太阳,更有不少宠物穿行其间,两者共同编织出社区生活的舞台。
The southern roof slopes gently downward at an 11% angle, merging into the ground as a soft grass hill. From above, it’s a rolling “green carpet,” erasing the building’s edges and blending it into the greenery. This clever move births an open “grass steps theater”, a sloped lawn where kids scramble, adults lounge in the sun, and pets dart about, stitching together a lively community stage.

同时,在有限的建筑面积中,竭力挖掘空间潜力:草坪台阶下方设置储物空间,内主厅配置智能会议系统,可灵活切换20人圆桌会议与80人讲座模式。室外南侧边角地也被拓展为迷你花园与户外茶座。
Space is tight but smartly used. Storage hides beneath the steps, while the main hall inside flexes with a high-tech meeting system, shifting from a 20-seat roundtable to an 80-person lecture setup. Outside, a petite garden and tea seating nook carve out a peaceful corner for quiet moments.

古北社区的这两个空间焕新,不仅是物理形态的更新,更是一次关于“公共性”、“邻里社区”的满足。像两块新的拼图,它们增添了现代城市中的邻里温度。
The renewal of these Gubei spaces is not just about fresh facades—it is a bold step toward “publicness” and neighborly connection. Like puzzle pieces snapping into place, these revitalized hubs sprinkle warmth across the modern cityscape, inviting residents to gather, share, and belong.
