explores unique spatial organization in their apartment renovation for Waterside.The luxury home, located in a nine-story beachside apartment building in Clifton, Cape Town, presented an exciting opportunity for the South Africa-based interior design firm to reimagine the contemporary space alongside Karen Stanek of

KS Designs

, building upon the structure originally designed by

SAOTA

in 2009.

Drawing inspiration from the surrounding landscape for the reimagined contemporary space, the apartment renovation features a sinuous staircase and undulating walls that evoke the organic forms of nearby boulders and cliffside contours, expressing their natural presence while simultaneously enhancing the flow, orientation, and integration of the spaces throughout the apartment. The grand entrance, relocated to the top floor, unfolds onto a double-volume living space bathed in natural light and framed by a sea-facing balcony.

Arrcc had the task of merging three apartments over two levels. Our first priority was to redevelop and unify the floorplan with a particular emphasis on celebrating the entrance.

The arrival area of the remodeled Waterside interior features a double-volume staircase connecting the entrance to the rest of the house.

The staircase design was inspired by the naturally occuring curves that derive from the mountain contours, the goal was to complement the property organically and naturally.

The design of the staircase allows for the view to be the main focal point. Concealed lighting acts as a key design element that flows through the home.

The double volume living space showcases a blend of natural materials, incorporating marble and timber to reflect the surrounding environment. Wave-inspired plasterwork and calming neutrals create a soothing atmosphere while concealed lighting accentuates timber cladding. Previously obstructive support columns have been integrated into the interior architecture, holding spaces and framing views so that their presence is barely discernible.

The use of smoky mirrors allowed the design to not only hide structural columns, but also accentuate the views of the ocean, and amplify as much natural lighting as possible.

The redesigned columns modulate the relationship between the double-volume space and more intimate areas such as the library and dining room.

Four en suite bedrooms, carefully configured so that they all have access to natural light, are located on the periphery of the lower level. The bedrooms and bathrooms are finished in calm, sophisticated neutrals, including limed oak and a classical combination of black-and-white marble, in contrast with the pops of colour and pattern in the social spaces.

The guest bathroom featuring conealed lighting detail, complemented by the client’s extensive art collection.

Adjoining the bedrooms, on the lower level, are supporting spaces which include a central lounge, dining room, front- and back-of-house kitchens, library, as well as a bar lounge and separate TV lounge.

The main living area of the remodeled Waterside interior is complemented by unparalleled views of the ocean. The subtle curves in the roof’s design allow for the continuity of the concealed lighting detail.

The library nook makes use of bronze material with concealed lighting. ARRCC chose a low ceiling to promote an intimate setting. The custom-designed bookshelf echoes elements found on the seashore, and completes the delicate setting.

The hand-chiseled bar, which doubles up as a bar server. The design aimed to accentuate the curves echoed throughout the main living area while feeling grand and colourful.

On the top level, the master suite to the right of the staircase is designed to function as a self-contained wing that can be incorporated into the rest of the apartment via a series of louvers that open and close and an expanse window that unlocks additional ocean view.

ARRCC selected bespoke furnishings, such as OKHA’s dining table, Louw Roets’ ribbon-like installation, and Stephen Pikus’ “Fire + Ice” lighting piece made from recycled glass.

The overall delicate balance of richness and restraint in the design of the remodeled Waterside interior, considers place, space, and user experience, creating a backdrop for the owner’s contemporary art collection.
