Located in the core business district of Qianhan New City, Xi’an Vanke Ideal City Town Center is jointly developed by Qianhan Liti Cheng Yaoding Co., Ltd. and Xi’an Vanke. It is an important commercial supporting project in the northward expansion strategy of Xi’an. The project enjoys a prime location, seamlessly connecting with Qianhan New City Station of Metro Line 14 and is only 1.8 kilometers away from the newly opened Shaanxi History Museum Qianhan Branch, forming a value matrix integrating culture, transportation and commerce. As a benchmark of innovative community commercial projects in the northwest region by Vanke, the project covers an area of 5,959.75 square meters and has a total construction area of 6,962.73 square meters, with a plot ratio of 1.17, ensuring a comfortable spatial experience.

本项目以”生长的建筑”为核心理念，突破传统商业综合体封闭呆板的空间模式，通过层层退台的设计语言，在有限用地内创造出一个立体生长的休闲空间系统。这种设计不仅丰富了建筑第五立面的视觉效果，更通过阶梯式的空间序列，让使用者能够循序渐进地体验不同高度的景观变化。

With the core concept of “growing architecture”, the project breaks away from the traditional closed and rigid space model of commercial complexes. Through the design language of stepped terraces, it creates a three-dimensional growing leisure space system within a limited land area. This design not only enriches the visual effect of the fifth facade of the building but also, through a stepped spatial sequence, allows users to experience the changing landscapes at different heights step by step.

首层外立面采用模块化木盒子堆叠手法，通过清水混凝土的质朴厚重、木纹铝板的温暖细腻与玻璃幕墙的通透轻盈形成富有层次的材质对话。这些精心设计的木盒子单元不仅仅是立面的装饰元素，更是功能与美学的完美结合。每个木盒子都经过人体工程学考量，为咖啡茶座、文创展示、休闲社交等活动提供了舒适的半户外空间，让商业活动自然延伸到建筑外部，形成室内外交融的活力界面。

The first floor facade adopts a modular wooden box stacking technique, creating a rich material dialogue through the rustic and heavy texture of exposed concrete, the warm and delicate wood grain aluminum panels, and the transparent and light glass curtain walls. These carefully designed wooden box units are not only decorative elements of the facade but also a perfect combination of function and aesthetics. Each wooden box is designed based on ergonomic considerations, providing comfortable semi-outdoor spaces for activities such as coffee and tea, cultural and creative displays, and leisure and socializing, allowing commercial activities to naturally extend to the exterior of the building and form a dynamic interface between indoor and outdoor spaces.

二层空间通过建筑体量的进退变化，创造出尺度宜人的平台系统。这些平台借鉴传统街巷的空间肌理，以3-5米的舒适宽度为商户提供充裕的外摆区域。特别值得一提的是北侧观景平台，其开阔的视野将城市公园的绿意与远处渭北平原的帝王陵寝尽收眼底，为使用者带来独特的空间体验。中央广场则通过可变的灰空间设计，既能举办小型市集活动，又可转换为休闲社交场所，展现出空间的多元可能性。

The second floor space creates a pleasant platform system through the advancement and retreat of the building volume. These platforms draw on the spatial texture of traditional streets and alleys, providing merchants with ample outdoor display areas with a comfortable width of 3-5 meters. Notably, the viewing platform on the north side offers an expansive view of the greenery of the city park and the imperial mausoleums in the distant Weibei Plain, providing users with a unique spatial experience. The central square, through its variable gray space design, can host small-scale market activities and be transformed into a leisure and socializing place, demonstrating the multi-functionality of the space.

三层作为社区核心功能区，在东北角设置了标志性的景观礼堂。这个4米挑高的空间通过精心设计的条形景观窗，将公园的四季变化框选成一幅幅生动的自然画卷。配套的社区服务空间同样注重与自然的连接，南北两侧的露台不仅为工作人员提供了舒适的休憩场所，更通过绿植点缀和景观座椅的设置，创造出宜人的工作环境。这些细节设计无不体现着”建筑与自然共生”的设计初衷。

The third floor, as the core functional area of the community, features a landmark landscape auditorium in the northeast corner. This 4-meter-high space frames the seasonal changes of the park through carefully designed strip-shaped landscape windows, presenting a series of vivid natural scenes. The supporting community service spaces also emphasize the connection with nature. The terraces on the north and south sides not only provide comfortable rest areas for staff but also create a pleasant working environment through the addition of greenery and landscape seating. These detailed designs all reflect the design concept of “coexistence of architecture and nature”.

建筑主体通过大台阶和空中连廊有机连接，既保证了各功能区的独立性，又形成了富有韵律感的整体造型。大台阶的立体化景观设计是本项目的核心空间叙事与场所精神的集中体现。基于西北地区干旱少雨的气候特征，我们突破传统建筑思维，以”绿谷”为设计理念，在建筑内部打造了一个融合生态、休闲与社交功能的立体花园系统。通过精心设计的阶梯式景观廊道，不仅实现了北侧城市公园绿脉与商业二层平台的有机串联，更以层层递进的台地景观，将自然绿意以渐进式体验引入建筑核心区。每个平台均经过人体工程学考量，设置多样化休憩设施与互动景观节点，使游客在行进过程中可随时驻足——或倚栏观景，或闲坐交流，或参与互动装置，实现了从单一交通空间到复合型城市客厅的转变。

The main building is organically connected through large steps and sky bridges, ensuring the independence of each functional area while forming a rhythmic overall shape. The three-dimensional landscape design of the large steps is the concentrated embodiment of the core spatial narrative and place spirit of this project. Based on the arid and rain-scarce climate characteristics of the northwest region, we have broken through traditional architectural thinking and adopted the “green valley” design concept to create a three-dimensional garden system integrating ecological, leisure and social functions within the building. Through the carefully designed stepped landscape corridors, it not only organically connects the green veins of the city park on the north side with the commercial second floor platform but also gradually introduces natural greenery into the core area of the building through terraced landscapes. Each platform is designed based on ergonomic considerations, equipped with diverse rest facilities and interactive landscape nodes, allowing visitors to stop at any time during their journey – whether to lean on the railing to enjoy the view, sit and chat, or interact with the installations, transforming the space from a single traffic area to a multi-functional urban living room.

下沉庭院作为项目的活力锚点，承载着社区生活与商业体验的双重使命。设计团队深入研究了全球知名商业空间案例，最终采用围合式布局理念：三面围合的庭院设计，既有效抵御了北方冬季凛冽的风雪，又通过材质对比营造出虚实相生的空间趣味。这个下沉式广场通过精心的微气候设计，夏季可利用遮阳系统与水景营造清凉的户外餐饮环境；冬季则通过暖风与防风设施延续使用价值。空间功能的可变性是其最大特色——白天可以是农夫市集与亲子乐园，傍晚转换为啤酒花园与街头表演场地，夜间则变身为露天影院或艺术展览空间。这种脱离主干动线的”隐秘的角落”设计，不仅创造了闹中取静的城市休憩地，更通过时空维度的叠加，赋予场所持久的生命力与叙事张力。

The sunken courtyard serves as the dynamic anchor point of the project, carrying the dual mission of community life and commercial experience. The design team conducted in-depth research on global renowned commercial space cases and ultimately adopted the concept of a closed layout: the three-sided enclosed courtyard design not only effectively shields against the harsh winds and snow of the northern winter but also creates a spatial interest through material contrast. This sunken square, through meticulous microclimate design, can create a cool outdoor dining environment in summer with shading systems and water features; in winter, it can continue to be used with warm air and wind protection facilities. The variability of space functions is its greatest feature – during the day, it can be a farmers’ market and a children’s playground; in the evening, it transforms into a beer garden and a street performance venue; at night, it becomes an open-air cinema or an art exhibition space. This “hidden corner” design away from the main circulation path not only creates a quiet urban retreat in the bustling city but also, through the superposition of time and space dimensions, endows the place with lasting vitality and narrative tension.

业态规划方面，项目开创性地提出了”日间社区服务+夜间经济+周末婚庆”的运营模式。商业板块以婚礼主题空间为核心亮点，整合了精品咖啡、主题酒吧、创意餐饮等多元业态，打造西安首个社区级婚庆文化综合体。同时，项目还创新性地融入了全龄段社区服务功能，包括适老化设计的银发照料中心、儿童成长天地以及智慧物业服务中心，真正实现了商业价值与社会价值的统一。

In terms of business planning, the project innovatively proposed an operation model of “daytime community services + nighttime economy + weekend weddings”. The commercial section, with wedding-themed spaces as the core highlight, integrates diverse business formats such as specialty coffee, theme bars, and creative dining, creating the first community-level wedding culture complex in Xi’an. At the same time, the project innovatively incorporates all-age community service functions, including a silver-haired care center with age-friendly design, a children’s growth space, and a smart property service center, truly achieving the unification of commercial value and social value.

From the meticulous selection of materials to the careful refinement of node construction; from the millimeter-level control of spatial dimensions to the layer-by-layer optimization of landscape effects – this near-obsessive pursuit of perfection is the key to the project’s ability to surpass the ordinary and achieve excellence.

As the latest practice of Vanke’s “growing with the city” concept, the completion of the Ideal City Town Center has multiple demonstration significances. On the urban construction level, the project fills the gap of high-quality community commercial in the Qinhan New City; on the industry development level, its innovative “small but beautiful” business model provides new ideas for commercial development in the era of存量 (stock); on the humanistic care level, through the deep integration of architectural space and community services, it redefines the lifestyle of contemporary urbanites. The successful implementation of this project not only validates Vanke’s ability to create a beautiful life scene but also showcases the depth and breadth of the brand’s participation in urban renewal, contributing a unique “Vanke sample” to Xi’an’s construction of an international consumption center city.
