Tumen

Tyumen is the gateway to Siberia. Historically and to this day, the city remains an important transit point, boasting excellent transport links with surrounding regions.

Тюмень — ворота Сибири. Исторически и по сей день город является важным транзитным пунктом, имеет хорошую транспортную связанность с внешними регионами.

Tyumen is a city that travels through time: from the wooden fort of the 16th century and the merchant fairs of the 19th century to steamships, the railroad, the oil and gas era, and the modern "city for living."

Tyumen’s orthogonal street grid emerged in the late 18th century, replacing the radial suburban pattern. This rectangular grid of blocks became the foundation of the urban structure, expanding from the Tura River embankment into the interior.

Тюмень — город-путешественник во времени: от деревянного острога XVI века и купеческих ярмарок XIX столетия — к пароходам, железной дороге, нефтегазовой эпохе и современному «городу для жизни».

Ортогональная планировочная сетка улиц Тюмени сформировалась в конце XVIII века, заменив радиально-слободской рисунок. Прямоугольная сетка кварталов стала основой городской структуры, расширяясь от набережной Туры вглубь территории.

Territory analysis

Current situation

The development area offers advantages such as green spaces and cultural heritage sites. However, there are also disadvantages, such as the presence of power lines and the nearby rapidly developing multi-family residential development.

Территория проектирования обладает такими преимуществами, как наличие на участке зеленых насаждений и объектов культурного наследия. В то же время существуют и недостатки, такие как наличие на участке линий электропередач (ЛЭП) и близлежащая активно развивающаяся многоквартирная жилая застройка.

Only two cultural heritage sites remain within the design area. One of the cultural heritage sites at 6 Dimitrova Street has been lost and is subject to restoration. There are also 14 sites with characteristics of cultural heritage sites. These must be preserved and adapted for modern use.

На территории проектирования сохранилось только 2 объекта культурного наследия. На ул. Димитрова, 6 один из объектов культурного наследия (ОКН) утрачен и подлежит восстановлению. Также отмечается наличие 14 объектов, обладающих признаками ОКН. Их необходимо сохранить и приспособить для современного использования.

Each neighborhood has its own unique architecture and morphology. However, the presence of common elements and the interconnections between them create a harmonious unity that facilitates a holistic perception of the urban environment.

Каждый квартал обладает уникальной архитектурой и морфологией. Однако наличие общих элементов и взаимосвязи между ними создают гармоничное единство, способствующее целостному восприятию городской среды.

SHOPPING AND LEISURE CENTER

The shopping and leisure center combines retail and a variety of entertainment options: bowling, an indoor skating rink, VR zones, a cinema with enhanced comfort, a chess club, and much more. This facility has become an architectural highlight of the area, standing out from the otherwise austere neighborhoods. The contrast created by the architecture attracts the attention of not only locals but also tourists.

Торгово-досуговый центр объединяет ритейл и разнообразные развлечения: боулинг, крытый каток, VR-зоны, кинотеатр с повышенным комфортом, шахматный клуб и многое другое. Этот объект стал архитектурным акцентом района, выделяясь на фоне строгих кварталов. Контраст, созданный архитектурой, привлекает внимание не только местных жителей, но и туристов.

CULTURAL AND EDUCATIONAL CENTER

The cultural and educational center includes an exhibition space telling the history of the city and the region, halls with temporary exhibitions, multifunctional spaces for concerts, immersive performances, and creative evenings, artist residencies, shops for local artists, workshop rooms, a coworking space, a library, and a café. The central element of the complex is a box with an atrium. It serves as a neutral backdrop for the cultural heritage sites located along the perimeter of the block. Wooden buildings form an important part of the center, housing artist residencies, restaurants, and exhibition spaces.

Культурно-образовательный центр объединяет выставочное пространство, рассказывающее историю города и района, залы с временными экспозициями, многофункциональные помещения для концертов, иммерсивных спектаклей и творческих вечеров, арт-резиденции, магазины местных художников, комнаты для мастер-классов, коворкинг, библиотеку и кафе. Центральный элемент комплекса — бокс с атриумом. Он служит нейтральным фоном для объектов, обладающих признаками культурного наследия, расположенных по периметру квартала. Деревянные здания являются важной частью центра. В них находятся арт-резиденции, рестораны и выставочные залы.

YAMSKAYA STREET

The development along Yamskaya Street offers a variety of uses, including historic buildings. These buildings once housed taverns, eateries, and tenement houses. Today, these properties could become restaurants, boutique hotels, inns, or commercial spaces. The buildings retain a connection to their historical appearance. They are no more than two stories high, and their architectural elements are reminiscent of antique wooden details.

Застройка вдоль Ямской улицы воплощает различные сценарии использования зданий, включая исторические. Здесь когда-то находились трактиры, харчевни и доходные дома. Сегодня эти объекты могут стать ресторанами, бутик-отелями, гостиницами или коммерческими площадями. Здания сохраняют связь с историческим обликом. Их этажность не превышает двух этажей, а архитектурные элементы напоминают старинные деревянные детали.

ART PARK ARCHITECTURE

The residential blocks are open and transparent, allowing for beautiful views and a connection with the surrounding environment. For example, the art park offers stunning views of the monastery and the cultural and educational center.

Кварталы жилых домов открыты и прозрачны. Это позволяет наслаждаться красивыми видами и не терять связь с окружающим пространством. Например, из арт-парка открывается потрясающий вид на монастырь и культурно-образовательный центр.

SADOVAYA STREET

The residential buildings harmoniously blend elements of historical architecture, using traditional materials and distinctive colors, while fully meeting modern requirements and standards of comfort.

Жилые объекты гармонично сочетают в себе элементы исторической архитектуры, используя традиционные материалы и характерные цвета. При этом они полностью соответствуют современным требованиям и стандартам комфорта.

ART PARK

The park’s footprint is formed within the orthogonal structure of the existing neighborhood, supported by a green framework of street plantings. In contrast, the park’s layout is based on free, flexible forms—a symbol of openness and accessibility for both residents and other city residents. The park’s form reflects the region’s natural motifs: the flowing lines of the rivers form the basis for the road network and walking routes, while the green spaces interpret the silhouettes of the taiga forests.

Пятно парка формируется в рамках ортогональной структуры сложившегося квартала, которую поддерживает зеленый каркас уличных насаждений. В противовес этому, планировочная структура самого парка выстраивается на основе свободных, пластичных форм — как символа открытости и доступности как для жителей застройки так и других горожан. Пластика парка отражает природные мотивы региона: плавные линии рек становятся основой для дорожной сети и прогулочных маршрутов, а массивы озеленения интерпретируют силуэты таёжных лесов.

Landscape visual analysis

The spatial and volumetric design for the development of the area was developed taking into account cultural heritage sites, adjacent buildings, and the views. Therefore, the buildings near the monastery are two stories high, and as they expand into the site, they reach a maximum height of sixteen stories.

The moderate height of buildings along the Tura River embankment helps preserve the historically significant panoramic view of the city and create a comfortable urban environment. This approach emphasizes the importance of harmoniously blending modern construction with the historical context.

Объемно-пространственное решение для застройки района разработано с учетом объектов культурного наследия, прилегающей застройки и видовых характеристик. Таким образом, рядом с монастырем здания имеют два этажа и при развитии внутрь участка, достигают максимальной высоты в шестнадцать этажей.

Умеренная высотность зданий в районе набережной реки Туры способствует сохранениюисторически значимого панорамного вида на город и формированию комфортной городской среды. Такой подход подчеркивает важность гармоничного сочетания современного строительства и исторического контекста.
