Architectural Design Phase & Spatial Coordination
A large-scale industrial development combining a high-clearance warehouse and mechanic shop with an attached single-story administrative wing, totaling approximately 65,000 sq. ft. on a 5-acre site.
Worked through the contracting firm during the architectural design phase to develop the building layout, circulation, and mezzanine integration for preliminary review and coordination. The mezzanine introduced an observation level overlooking warehouse operations while serving as a structural cover above the administrative restrooms.
The drawing package represented the spatial coordination stage, establishing design intent and functional clarity prior to detailed engineering. Structural design and detailing of the pre-engineered metal building (PEMB) including framing, purlins, anchorage, and load paths, were to be handled by the PEMB manufacturer under a deferred submittal. The final layout was approved by the client and later reviewed and ratified by a licensed U.S. architect for progression to construction documentation.
