In the current process of rapid urbanization, the "jungle" composed of high-rise buildings is constantly expanding outward. Meanwhile, many once-prosperous urban areas are gradually losing their luster—characterized by aging infrastructure, fragmented community environments, and abandoned factories. These issues stand in stark contrast to the blueprint of modern urban development.

How can cities preserve their memories while growing and nurture vitality during renewal? From the industrial transformation of London's Canary Wharf to the artistic metamorphosis of Berlin's industrial sites, from Singapore's vertical oasis ecological practices to the protection and revitalization of Shanghai's Shikumen architecture and the rejuvenation of Tianzifang's alleys, cities around the world are exploring diverse pathways for urban renewal.

China has also entered an "era of existing stock." The approach to urban renewal has shifted from "large-scale demolition and construction" to meticulous "embroidery-like" efforts, extending from physical space renovation to the reconstruction of social networks. Modena by Fraser is Tishman Speyer’s first long-term rental apartment project in the city. It is scheduled to commence operations in May this year. The apartment is located in the bustling Wujiaochang Commercial District, surrounded by numerous internationally renowned enterprises, high-end shopping centers, and several world-famous institutions of higher learning. Thanks to its outstanding quality and unique charm, the project has been honored with the title of “Most Anticipated New Opening Service Apartment of the Year,” signifying professional recognition and anticipation within the industry.

The project has engaged Fraser International, a Singaporean operator of serviced apartments, to provide operational services. It aims to create a hotel-style apartment under the brand “Modena by Fraser,” with features including a focus on healthy living, commitment to environmental protection, smart technology facilities, streamlined apartment spaces, and convenient dining and shopping options. Whether for short-term business trips or leisure stays, or for long-term living, the apartments are designed to meet all needs. Targeted at young people who pursue fashion and individuality, these apartments emphasize personalization, design, and lifestyle.

The project comprises 307 meticulously designed apartments, ranging from studio units to two-bedroom apartments to cater to various living requirements. The apartments are equipped with a multifunctional meeting room, a signature restaurant, a gym, a yoga studio, a media room, and shared spaces, offering flexible and versatile functional areas. Residents can personalize their living spaces to create a cozy and warm home of their own, enjoying a convenient and comfortable lifestyle experience.

Tishman Speyer has collaborated with the internationally renowned architectural design team of Steve Leung, drawing inspiration from the theme of "Blossoming Flowers." They have skillfully integrated the classic and modern elements of Shanghai, perfectly combining cultural heritage with contemporary trends, functionality with artistic aesthetics. The project reinterprets the shared spaces in the style of traditional "Shikumen Lane," allowing residents to encounter the warmth of a bustling urban life reminiscent of "Blossoming Flowers" and truly experience the continuity of Shanghai's rich cultural heritage.

LUMIA has elevated the image of the "Shikumen Lane" style through their illumination expertise. With delicate lighting design, they have skillfully outlined the classic silhouette of Shikumen architecture, as if recreating the warmth and vibrant atmosphere of old Shanghai alleyways. This allows residents to experience the unique charm of Shanghai amidst the interplay of light and shadow.

The multi-tiered steps, combined with light strips and circular step lights, create a sense of depth and a cozy atmosphere. This space not only meets the functional needs for small concerts and gatherings, but also, through its unique design, integrates cultural and artistic elements, achieving a perfect balance of practicality and aesthetics.

The even and soft lighting creates a tranquil atmosphere, helping to relax visitors' minds and enhance their sense of satisfaction and belonging.

However, when they step into this “Blossoming” space, it feels as if they have found their own safe haven. Here, the vintage charm of Shikumen architecture intertwines with the modernity of contemporary design. The lighting, like a gentle brush, paints warm and inviting scenes, allowing young people to forget the hustle and bustle of the outside world amidst the interplay of light and shadow.
