都市核心区的超高密度教育综合体
A High-Density Educational Complex in the CBD
随着蛇口自贸区的设立以及贝赛思国际学校在全国范围的快速发展和壮大。原蛇口贝赛思国际学校的租用场地已经远远不能满足学校的招生和办学需求,故校方在2021年通过公开招拍挂的方式拿下了由原蛇口的一处荒废的自来水厂转化而来的国内首块国际学校用地。
With the establishment of the Shekou Free Trade Zone and the rapid development and expansion of BASIS International Schools across China, the original rented premises of BASIS International School Shenzhen Shekou could no longer meet the school’s enrollment and operational demands. Consequently, in 2021, the school successfully bid for the first-ever land parcel designated for an international school in China, converted from a former water plant in Shekou.

可是用地面宽窄,三面都被老旧住宅区和办公区紧紧围绕,只有一个短边与城市道路联接,并且用地比周边场地低将近3-4m不等,整体占地1.71万平方米,场地条件极其苛刻。我们需要在这样的场地上新建校园总建筑面积8.9万平方米,容积率达到了前所未有的4.23,共计可以提供1800个国际学位(含PreK1-G12),约240间外籍教工宿舍以及约9000平方米的全国校区总部办公空间。

However, the site conditions were exceptionally challenging: the plot was narrow and deep, tightly bordered on three sides by old residential and office districts, and connected to the main road by only one short edge. Furthermore, the land sat 3−4m lower than the surrounding area. On this compact 17,100m2 site, the project required a total gross floor area of 89,000m2, resulting in an unprecedented Floor Area Ratio (FAR) of 4.23. The completed campus needed to provide 1,800 international school seats (PreK1-G12), approximately 240 foreign faculty apartments, and about 9,000m2 of office space for the national BASIS headquarters.

深圳贝赛思国际学校全国总部旗舰校区向在深的外籍人士提供纯美式的BASIS课程体系和教育服务。在极有限的场地内为师生创造了一个在简单结构逻辑下的多尺度复合型的当代校园,其实就是一个城市教育的综合体。
BASIS International School Shenzhen Flagship Campus offers American BASIS curriculum and educational services to expatriates in Shenzhen. Despite the extremely limited site, the design created a multi-scale, mixed-use contemporary campus for students and teachers under a simple structural logic—essentially an urban educational complex.

教育综合体的空间塑造是围绕着一个类似“三叶草”形的内向型空间体量展开,“三叶草”的每片叶子都是一个因应使用功能复合变化的共享空间体系和社交圈,又都暗示着三叶草的一种花语。一片是相对集中的学术教学组团,一片是综合及艺、体教学组团,第三片则是公共办公会议组团。▼平面布局分析,Plan Layout ©筑博设计-联合公设
The spatial organization of the educational complex revolves around an inward-facing massing resembling a three-leaf clover. Each “leaf” is a multi-functional sharing space system and social hub, responding to its specific program and subtly referencing one of the clover’s meanings. One leaf is the relatively centralized Academic Teaching Cluster, another is the Integrated Arts and Sports Teaching Cluster, and the third is the Public Office and Conference Cluster.

三组中庭系统既有虚实,又有室内外空间的穿插,就像传统岭南建筑一样充分的把阳光,风雨,和自然界的绿植、溪流都引入到建筑综合体内部,提供开放、流动、明亮的有深度有层次的丰富的校园社交空间。学生在走班之余可以领略阳光与四时的变化,绝不会有身处室内而不分日夜的彷徨。同时,通过多层立体庭院的设置,阳光和自然风可以顺利通达至负一层。▼功能爆炸图,Functional analysis ©筑博设计-联合公设
The three atrium systems strategically integrate solid and void, indoor and outdoor spaces, much like traditional Lingnan (Southern Chinese style) architecture. They draw in sunlight, fresh air, and elements of nature—such as greenery and water features—into the core of the complex. This creates open, flowing, bright, and multi-layered social spaces. During class changes, students can experience the changing light and seasons, avoiding the disorientation of being confined indoors day and night. The arrangement of multi-story, three-dimensional courtyards also ensures that sunlight and natural ventilation reach even the lower-ground level.

建筑留白,师生续墨
Architectural “Whitespace”: Students and Teachers Add the Ink
赋之于空,无即是全;建筑设计的伊始,有意识地将部份交通空间做出放大的处理,且并未明确的使用功能。这些串联在师生主动线上的留白,恍如珠串上闪耀的珍珠,师生可以因应其日后的使用或办学的理念充分利用。

The initial design consciously treated some circulation spaces with amplified dimensions and without a strictly defined function, embracing the idea that “void is whole.” These “whitespace” areas, strung along the main circulation paths like pearls on a necklace, can be fully utilized by students and teachers based on their future use or the evolving educational philosophy.

项目特地在学校开学使用两年之后才进行摄影记录,通过摄影师的镜头呈现建筑师与师生共同打造的校园场景,通过师生两年的使用过程中地不断完善,学校逐渐呈现出积极的状态。
The project was deliberately documented two years after the school opened. Through the photographer’s lens, the resulting images capture the campus as a scene co-created by the architect and the users. Thanks to two years of continuous refinement through use, the school has gradually realized its full, active potential.
