Skyliner Apartment Complex, Pecatu, Bali
A major investment apartment complex located in the Uluwatu area of Bali, conceived as a “sky liner” perched atop a cliff. Its form mirrors the natural rock relief: cascading levels, generous overhangs, and terraced arrangements create the impression that the building gently “slides” toward the ocean.

Client’s Task
The objective was to design an investment-attractive development where each unit could be purchased by investors and managed by a property management company, generating returns from short-term rentals. The project needed to balance striking architectural expression with efficient economics: maximize the number of units while preserving privacy, views, and strict compliance with Balinese planning regulations.

Concept
The concept is inspired by the image of a “sky liner” frozen on a cliff. Through elevation shifts, the building appears to hover over the ocean, cascading in terraces and cantilevered levels. The architects leveraged the natural topography to visually reduce the building’s scale while adhering to the local 15-meter height limit.
The cascading structure ensures panoramic views for every unit, while green roofs integrate the upper levels seamlessly into the landscape.

Architecture
The complex’s architecture combines strong horizontal lines with fluid overhangs reminiscent of an ocean liner’s silhouette. The lower floors house duplex townhouses with private entrances and terraces, mid-levels feature one- to three-bedroom apartments, and the top hosts two expansive penthouses.
Facades unite panoramic glazing, decorative plaster, and timber panels. Generous overhangs and terraced levels create shade and privacy, while landscaping softens the building’s scale. The central feature is an infinity pool with bar and lounge areas, offering uninterrupted ocean views.
The structure rests on a rocky base with a reinforced concrete frame and infill blocks engineered for seismic activity. The building integrates naturally with the cliff, minimizing earthworks. Facades combine Swiss-system panoramic glazing with ventilated panels and plaster over reinforcing mesh.
Interior systems include air conditioning, ventilation, fire safety automation, and smart-home technology in every unit.
