DMOD Architects, in collaboration with DLR Architects department, have designed a unique development of 21 one bedroom accessible senior citizen units with generous common room facilities for residents. The units are ordered around an elevated garden courtyard with a lift to enclosed parking below, all assembled sensitively over three levels on this steeply sloping site. The setting is classic suburban and the elements of the scheme have been selected to respect the existing built form, scale, character and residential amenity of the area. All but 2 of the units have own door access with some units addressing street level to provide passive surveillance. Some have small private patio areas.

The units have mostly achieved A3 ratings and they range in size from 46.0m2 to 59.5 m2. The overall building ranges from one to two storeys above the courtyard varying from 5.5 metres for the single storey to approximately 11 metres for the two-storey element. The development is finished with a mix of brick and rendered walls with a fibre-cement tiled roof. The boundaries consist of granite walls and metal railings and the central courtyard is comprised of select reconstituted stone paving, diverse planting and a water feature.
