Garden- and Zen-inspired interior design for one of Beijing's largest senior living communities.

The Modern Land Modern Times senior living community used to be an office park with limited salable property rights. Perkins Eastman was invited to provide the overall program planning and interior design to transform it into a continuing care retirement community with about eighteen hundred rooms. It includes 573 rooms in Phase I and around 1,230 rooms in Phase II. After completion, it will become one of the largest senior living communities in the Sixth Ring Road of Beijing.

The first phase of the project, as the starting area, includes 533 independent living apartments and twenty-eight assisted living rooms. The public supporting area will be the core service area of the whole community, including a service center, two restaurants, leisure and entertainment functions such as chess and card rooms, fitness, senior collage, a small theater and multi-function room. A tier-one hospital with twelve rehabilitation beds will be the medical support for the community.

As a senior living community in the city, the interior design intention is to bring the natural green elements from the outside in by using colors complementary to the surrounding landscapes. Natural tones and delicate textures express an elegant, modern style while also channeling garden and Zen elements. The overall goal is to provide a comfortable, healthy and vibrant community for residents by combining senior-friendly design with and the green-living ethos of Modern Land Group.
