Edith Summerskill House
London
2013–
The scheme, which replaces an 18-storey structure, will create 133 new homes in a 21-storey tower. It is being developed by Stanhope and Peabody in a joint venture with the London Borough of Hammersmith & Fulham. The design appears to juxtapose two towers one behind the other. This not only makes for a slenderer form but also means that 70% of the apartments are dual aspect. High-rise affordable housing is uncommon. Mindful of this, the design seeks to play down the functional, and to play up the civic and communal character of the building.
Façades are structural precast concrete
The site is on the edge of the post war Clem Atlee Gardens housing estate in West London
Scheme in context - Clem Attlee Gardens Estate (left) & Victorian terraced streets (right)
The existing tower (centre) is one of a pair.
This plan shows improvements in the public realm around the base of the new tower
The façades use two ordering systems – the domestic and the civic to address the scale of the city
Large scale models were made to develop the façade design
Samples made to illustrate the detail achievable with precast concrete
All the apartments have corner living spaces with panoramic views
To simplify construction we developed a single optimum floorplate to accommodate the required mix of apartments
Ground floor plan
New public space and street façade of this grounded high rise. Here brickwork facades bring a human scale to the building
The base is distinguished by a barrel-vaulted arcade linking the Victorian terraced streets to the south with the estate to the north

Double height community room with a dedicated entrance overlooks the estate
