Location

Gran Via 32住宅楼位于西班牙赫罗纳老城。它所在的Gran Vía Jaume I大道，正是在古城墙拆除后在原址上修建的。与住宅楼相邻的历史建筑萨巴特之家（Casa Sabater），由建筑师Isidre Bosch设计，作为古城墙拆除后首批建筑之一，标志着老城向新城扩张的开始。住宅楼周边由Paricio-Clotet设计的西班牙银行和由La Peña-Torres设计的宪法广场，均具有重要的历史遗产和建筑价值。该项目创造了一种既充满活力、温馨舒适，又具有宏伟气势与独特个性的整体氛围。同时，它整合周边街区，将杂乱的室内空间融入其中。

Located in the historic center of Girona, over the traces of the old city wall – which is now intersected by the Avenida Gran Vía Jaume I – the residential building shows great attention and respect for the adjacent listed Sabater house. This house, designed by the architect Isidre Bosch, was one of the first works constructed after the demolition of the city walls and the opening up of the historic center toward the new urban expansion. In this context of significant heritage and architectural value – completed by the Banco de España by Paricio-Clotet and the Plaza de la Cosntitución by La Peña-Torres – the project establishes a backdrop where the vibration and domesticity of living coexist with monumentality and singularity. At the same time, the project completes the block, enclosing an untidy interior that previously appeared to be in disarray.

功能

Program

住宅楼按功能分为三个层级：底层为商业空间，二层是办公空间，上部五层为公寓。住宅围绕中央核心筒和后院布局，居住空间沿立面布置，确保自然采光和通风。在后疫情时代，设计反思居住空间和居住者在多种功能空间中共存的状态，希望通过空间布局促进居住者的和谐共处。各个明确的功能空间——卫生、睡眠、烹饪和工作——通过视线与其他多功能开放空间（例如学习、游戏和交流空间）相连。各空间通过木材和玻璃墙板分隔，形成对角线交错的视线连接，从而建立起亲密与私密的层级。空间既能同时使用，又具有必要的私密度，从而促进共享互动，增进居住者之间的关系。

The project is organized into three compositional and programmatic layers: commercial spaces on the ground floor, offices in the second floor, and five floors of housing in the top layer. The dwellings are arranged around the central communications hub and the rear courtyard within the block, ensuring that all the domestic rooms are located along the façade, which guarantees natural lighting and ventilation. In a post-COVID context, reflecting on domestic space and the coexistence of its inhabitants with multiple, diverse appropriations at simultaneous moments becomes necessary. In this setting, the project’s domestic program is configured to facilitate the harmonious coexistence of its inhabitants. The spaces have specific and defined uses – hygiene, sleeping, cooking, working – which are visually linked to other open spaces of multiple occupation, such as studying, playing, conversing. These spaces are organized through a modulated system of wood and glass panels, generating multiple concatenated and diagonal sightlines. A gradient of intimacy and privacy is established, allowing simultaneous use of spaces while providing the necessary degree of privacy and, at the same time, shared interaction, strengthening the relationship among inhabitants.

立面系统

Facade and system

该项目在尊重并重新诠释周边环境的主要特征的同时，严格遵守相邻建筑萨巴特之家的遗产保护要求。设计充分考量朝向Gran Via大道的东立面与面向萨巴特之家的南立面所处的不同环境条件。面向大道的立面主要由实心石材构成，阳台配有锻铁栏杆。南立面分为三个水平层级，与萨巴特之家呼应：第一层和第二层（即底层和一层）采用玻璃幕墙，高度与萨巴特之家齐平；第三层为其余楼层，采用百叶窗。

The project respects and reinterprets the main characteristics of its surroundings, while complying with the heritage protection requirements pertaining to the adjacent building “Casa Sabater”. The project acknowledges the differing conditions of the east façade on Avenida Gran Via and the south façade adjacent to Casa Sabater. The façades along Gran Via Avenue are largely composed of solid stone with balconies featuring forged iron railings. The composition of the façade is organized into three horizontal layers that align with the composition of Casa Sabater: the first and second layers, comprising the ground floor and the first floor, are glazed and aligned to the levels of Casa Sabater; the third layer consists of the remaining floors with shutters.

立面采用双层30厘米的模块化百叶系统，从阳台延伸至外墙顶部，形成纵贯立面的垂直的开口构图。百叶由两片30厘米宽的板材组成，通过上下轨道枢轴系统实现折叠与侧向滑动。每组模块的周边都由管状型材框架构成，并覆以饰面。主立面百叶窗与周边墙体通风幕墙采用相同的石材饰面。阳台铺装也采用了相同的 30 厘米模块，并通过栏杆的排列方式延伸至护栏。百叶窗内侧饰面采用木材。沿隔墙的侧立面采用微穿孔金属板饰面。金属板的三角形拼接为分隔墙增添质感，并形成多变的透视效果。百叶窗闭合时两立面保持沉静，开启时则显露内部生活场景。

The façade is composed of two 30cm modular shutter systems, spanning from the balcony to the exterior ceiling, creating a vertical composition of openings across the elevation. The shutters are made up of two 30cm sections that fold together and slide to the side via a pivoting system with a lower and upper rail. A framework of tubular profiles forms the perimeter of each module, which is then clad with the following finishes. On the main façade, the shutters are finished in the same stone as the ventilated façade of the surrounding walls. The 30cm module is repeated in the balcony paving, also in the same material, and is transferred to the railing by the arrangement of the bars. The interior finish of the shutters is wood. On the side façade along the party wall, the shutters are finished in micro-perforated metal sheets. The triangular plating of the sheet metal adds texture to the party wall and generates varied views through it. The two facades remain muted when the shutters are closed, revealing the interior life when they are opened.

可持续性与低能耗

Sustainability and low consumption

设计通过精心规划房间朝向、设置内部庭院及东西向穿堂风，优化建筑能效。建筑围护结构最大限度降低能源需求，采用可操作百叶窗设计：东立面采用Dekton板材，南立面与西立面则采用穿孔金属板。冬季时，配合朝南的廊道设计，百叶窗与窗框间的空气层形成热缓冲层，有效调节室内温度。夏季通过阻隔阳光直射外窗框，实现遮阳降温，保持室内凉爽。建筑围护系统有效降低能源消耗。全屋采用空气源热泵系统，可持续提供供暖、空调及热水。低能耗照明与高效家电的运用进一步降低了整体能耗。

The efficiency of the building is optimised through careful room orientation, interior courtyards and east-west cross ventilation. The building envelope has been designed to minimize energy demand. It consists of operable shutters, with Dekton pieces on the east façade and perforated sheet metal on the south and west façades. In winter, together with the south-facing galleries, the air trapped between the shutters and the window frames acts as a thermal mattress, helping to temper the interior of the homes. In summer, the shutters provide solar protection by preventing the sunlight from hitting the exterior window frames, keeping the interior cooler. The building envelope system minimizes energy demand. The aerothermal system provides sustainable heating, air conditioning, and hot water for all dwellings. The use of low energy lighting and efficient appliances further contributes to reducing energy consumption.
