Nova Vila Retail Park opens in Portimão, offering a new interpretation of Algarvian architecture
Broadway Malyan worked closely with Mitiska REIM to design the architecture and landscape of Nova Vila Retail Park in Portimão. Occupying a formerly abandoned site, the 22,000 sqm development introduces 16 retail stores, dedicated rest and leisure zones, and over 800 parking spaces, revitalizing the area with a bold new presence.
The retail park is a contemporary reinterpretation of traditional Algarvian architecture, prioritising user experience and regional identity at its core of its design strategy.
A covered canopy connects the retail units, articulated by a sequence of modular white concrete porticos. Referencing the region’s traditional vernacular arcades, these contemporary structures provide both shade and spatial rhythm.
A central pedestrian axis defines the layout, organizing the buildings into an L-shaped configuration that encourages walkability and spatial clarity. At the heart of the car park, a freestanding restaurant pavilion breaks up the massing to add visual interest to the overall composition.
The restaurant pavilion is arranged around a central courtyard, drawing inspiration from the Algarve’s whitewashed architecture and sculptural chimneys. Rather than replicating traditional features, the design is reinterpreted into modern forms that maintain a strong connection to the region’s local identity.
The scheme also offers a pragmatic response tailored to the region’s climatic and operational needs. Prefabricated concrete structures, insulated sandwich panels, and energy-efficient roofing systems were installed to ensure durability and climate performance.
Sustainability has been a guiding principle throughout the scheme. Smart lighting systems in the parking area, digital energy meters in all units, and CO₂ reduction clauses in tenant contracts reflect a long-term commitment to environmental responsibility. Additional sustainable features include LED lighting, EV charging stations, solar panel, and a rainwater collection system for irrigation. Landscaping with drought-tolerant species and the inclusion of wildlife shelters further reinforce the site’s ecological resilience.
