2Life Communities: Opus Newton
Newton, MA
A new path for the "Forgotten Middle," built to Passive House standards
Opus Newton introduces a new middle-market model for intentional senior living, designed to expand access for those who are “house rich and income challenged.” The 175-unit campus co-locates with a low-income residence to create an equity-driven neighborhood connected by a two-story hub of wellness, culinary, and cultural spaces. This shared heart fosters community while enhancing operational efficiency. Compact, high-quality apartments and unbundled services reflect a design strategy rooted in dignity, flexibility, and affordability.
Built to Passive House standards, the all-electric campus advances sustainability and long-term resilience. Residents contribute 10 hours of service monthly, reinforcing a culture of purpose and engagement. Created for 2Life Communities, Opus brings their mission to life through innovative design and offers a replicable model for providers serving today’s underserved middle-income seniors.
