Verna villa community site analysis diagrams and design process

Verna Villa Complex stands on the outskirts of Rasht, nestled in the elevated area of Haji Bekandeh. This project set out to create a contemporary residential neighborhood that would harmonize with the unique surroundings of Haji Bekandeh.

The Design Approach

To achieve this vision, the design process involved a meticulous evaluation of six villas, a neighborhood center, and a commercial building. Through this careful consideration, the layout and design were shaped to best fit the site.

Tailored Villa Designs

The villas, available in two types, A and B, vary in size based on the specific land allocated to each. These villa designs went through two primary phases, focusing on both the layout and the overall volume.

Layout Design

The villa floor area measured 200 square meters, and this was divided into two floors of 100 square meters each, matching the dimensions of the land. The arrangement of stairs played a crucial role in the layout, as the design aimed to create a clear separation between private and communal spaces. This separation was executed by placing the stairs widthwise in the center of the rectangular villa. As a result, the private part (the guest room) and the communal part (the kitchen and living room) were entirely segregated. Additionally, the layout was mirrored per the client’s request, with the living room now facing south.

The second-floor design reversed this concept. The sitting area to the north was paired with a balcony, while the south side featured two master bedrooms. One of these bedrooms received natural light through a gap in the façade, while the other had a balcony with a uniquely extruded ceiling, giving the building a distinctive appearance.

Volume Design

The central challenge of this project was to create a sense of community among the villas while maintaining privacy and a sea view from each of them. Therefore, the volume design aimed to create a unified, cohesive look while addressing these requirements. This was achieved by initially considering a rectangular cube with a sloping roof, evoking the nostalgia of traditional house design. By introducing gaps, terraces, and cantilevered walls, we were able to mold the structure to provide not only the needed privacy but also to respond to the client’s needs.

For instance, structural features were incorporated to form a suspended wall under a terrace. This design choice not only fulfilled the required privacy but also contributed to the aesthetic appeal of the villa’s courtyard.

Verna Modern Villa has emerged as a fusion of contemporary living with the natural beauty of Haji Bekandeh’s landscape. Through thoughtful architectural design and carefully planned layouts, these villas offer a harmonious blend of personal space and shared experiences. This project showcases the potential for creating a community-oriented neighborhood while maintaining the privacy and scenic views desired by each homeowner. Verna Modern Villa is a testament to the versatility and innovation of modern residential architecture.

The villas, available in two types and varying sizes based on the specific land allotted/allocated to each, were designed. All elements of this villa neighborhood, including the main entrance to the complex, villa entrances, environmental graphics, plans, and circulation pathways, were developed and designed according to the guidelines defined in the project BRIEF, which was formulated by Atmosfactory.
