BVS multi-family housing: living quality in Val di Sole

The architecture studio Burnazzi Feltrin Architetti pays the same attention to projects with different scale: from interior design projects, to architectural projects, to real estate masterplans. To be faithful to our philosophy, in designing these five multi-family buildings, we have paid particular attention to blend them with the surrounding landscape and we have let ourselves to be inspired by the traditional rural houses of Val di Sole.

BVS multi-family housing: a dream to realize

The BVS multi-family housing are located in Val di Sole in the town of Male’, popular place for vacations not far from Stelvio National Park, Adamello - Brenta Nature Park, Rabbi thermal baths and from Folgarida Marilleva and Madonna di Campiglio ski areas. The project site is to the north - west of the historic center, close to a forest, and dominates the landscape of the valley. The lot has an average slope of 15% and it’s partially built on a bad preserved basement of two unfinished buildings. The client requested to respect the approved volume of about 8000 cubic meters and to better integrate the construction with the context and diminish the landscape impact.

The new development plan distributes the volume over five buildings and set the parking spaces underground. The driveway entrance, separated from the pedestrian one, allows the residential buildings to be surrounded by greenery in order to favours relations between the inhabitants. The project idea is reminiscent of the traditional farm houses. The variety and the apparent randomness of the traditional buildings are recalled in the project by two different rotations of the volumes, moreover the lower part of the building on the ground was treated in the most naturalistic way possible. The volumes alternate walls and corner loggias with wooden sliding shades, a reinterpretation of the heavy/light theme of traditional houses. The roofs are hip ones. Only three materials and two colours were used for the facades and roofs to ensure visual continuity and the

pureness of the entire volume. These high quality architecture, landscape and environmental elements were decisive for the approval of the final project by the Commissione Tutela paesaggio della Val di Sole (Val di Sole Landscape Commission).

The five buildings are composed of twenty-five apartments, a basement and a garage. The technology used is prefabricated wood: the load-bearing walls and ceilings are made of cross laminated timber (CrossLam) and the roof of joists and wooden planks. The five buildings have an A+ (high efficient building) energy class.
