项目概况:成都已经是一个地铁上的城市,陆肖站TOD则是成都首个TOD示范项目,也是公园城市生活场景示范社区。本地块贴邻站点,是TOD的心脏也是连接社区的桥梁。地块面积约12775㎡,总建筑面积约54544㎡,功能主要包含总部办公、孵化办公、社区配套、叠建公交场站,承担了核心的社配套和交通疏解功能,是整个TOD综合开发的项目的典型示范建筑,同时也在建筑设计本体上做了诸多创新与突破。
Project Overview:Chengdu has become a metro-based city, and the Luxiao Station TOD is the city’s first Transit-Oriented Development demonstration project, as well as a demonstration community for Park City living scenarios. The site is located immediately adjacent to the metro station and functions as the heart of the TOD as well as a bridge connecting the surrounding communities. The site area is approximately 12775 m², with a total gross floor area of approximately 54544m². The primary functions include headquarters office, incubator office, community-supporting facilities, and a stacked bus terminal. The building undertakes core community-supporting functions and transport redistribution, serving as a typical demonstrative building within the overall TOD integrated development. At the same time, the project achieves multiple innovations and breakthroughs in architectural design.

项目面临的关键问题有四个:第一,系统庞杂,有六个系统需要统筹;第二是运营站房的影响,单日客流可达数万;第三,地块内流线交织,六类TOD客流穿越地块;第四是规划限制,地块局促,限高50米但容积率却不低。虽然很复杂,但从最终的建成效果看,关系还是很清晰的,三个堆叠的体量通过理性变化回应了诸多关系,同时也自然而然形成很多架空空间、屋顶空间,这些都是成都人很喜欢待的地方。
The project faced four key challenges. First, the system was highly complex, requiring the coordination of six interrelated systems. Second, the impact of the operational station building was significant, with daily passenger volumes reaching tens of thousands. Third, circulation within the site was highly interwoven, as six categories of TOD-related pedestrian and passenger flows traverse the site. Fourth, planning constraints posed further challenges: the site is compact, the height limit is restricted to 50 metres, while the floor area ratio remains relatively high.Despite this extreme complexity, the completed project has proven highly effective. Three clearly articulated stacked building volumes resolve the site constraints through rational spatial transformations, while simultaneously and naturally generating elevated ground space and roof-level spaces. These spaces have become attractive destinations for many Chengdu residents who are attuned to the enjoyment of urban life.

聚焦客流,衔接TOD社区之脉
Focusing on pedestrian flows and connecting the urban fabric of the TOD neighborhood
规划阶段设计团队通过数字化的客流模拟、统筹修正,形成“一环多射”的地下空间结构。同时,通过地块立体衔接地面绿环,形成TOD社区公共空间体系,从建好房子拓展到建好社区。目前为止,在已经建成的东侧板块,本地块通过地下空间和绿带衔接旁边的高品质社区以及远处的高新体育中心。
During the planning stage, the design team employed digital passenger-flow simulations and iterative coordination and refinement to establish an underground spatial structure characterised by “one ring with multiple radial axes.” At the same time, the project vertically connects the site to the ground-level landscaped green ring, forming a public space system for the TOD community. This approach extends the project’s ambition from the construction of a well-designed building to the making of a well-functioning community.

聚焦功能,拟合立体交织之形
Focusing on functions and shaping the interwoven three-dimensional form
结合规划,我们梳理地上地下流线,挂接四类功能盒子(总部办公、孵化办公、社区配套、公交场站),再拟合一些积极意象,形成立体交织形态。其实在如此局促的用地里,又是50M限高,横向展开体量相对常规塔式布局可以兼顾更多竖向流线,土地利用率也更高,使用空间也更加多孔通透产生了很多平台和架空空间,街景的层次也非常丰富。
Aligned with the planning framework, the design team analyzed and organized both the ground traffic flow and the underground traffic flow, connecting four types of functional “boxes”, including headquarters office, incubator office, community-supporting facilities and bus terminal. Then, integrated these into the conceptual design, forming an interwoven three-dimensional form. In fact, within this highly constrained site, horizontally expanding the building volumes, compared to a conventional tower layout, allows for the accommodation of more vertical circulation, achieves higher land-use efficiency, and creates more open and permeable interior spaces. This approach also generates numerous platforms and elevated spaces, enriching the layered experience of the streetscape.

聚焦体验,营造共享生态之谷
Focusing on experience and creating a shared ecological valley
我们进一步梳理六类流线互不交叉,同时,我们发现南北向中部的区域流线最为汇集。所以,依托这个区域,我们营造了生态峡谷,融入1组社区配套、2处下沉庭院、2个共创空间、4个峡谷平台。峡谷内部,南北主导风向保证了夏天通风;峡谷平台,形成了多层级多时段的暖阳空间;共创空间,位于非常核心的位置连接便利;下沉庭院,以生态的感受将地铁人流引入社区。

We further analyzed six categories of transit and pedestrian flows, ensuring that they do not intersect. At the same time, we identified that the central area along the north-south axis exhibits the highest circulation density. Leveraging this area, we created an ecological canyon, integrating one set of community-supporting facilities, two sunken courtyards, two co-creation spaces, and four canyon terraces. Within the canyon, the predominant north-south wind direction ensures ventilation during the summer. On the canyon terraces, multi-level, multi-temporal sunlit spaces are formed. The co-creation spaces, located at very strategic positions, provide convenience for pedestrians. In the sunken courtyards, experiential ecological landscaping guides metro passenger flows into the community.

聚焦模式,树立落地管控之范
Focus the mode, setting an example for effective implementation and control
其实,项目一开始就做了很多模式上的创新,包括在轨交、市政、人防建设上都做了很多努力,保证地下空间连接舒适通畅。单体设计上也进行了很多创新,结构上,立体划分结构单元消解应力;绿建上,数字化寻优,打造绿建三星建筑;细部控制上:为了保证立面干净,只用两种表皮,但通过多种尺度脱缝处理,实现了立面简约的层次感 。最后项目团队还梳理总结了一套客流为导向的TOD落地管控体系用作后续项目推广。

In fact, numerous innovations were implemented from the very beginning of the project, including significant efforts in rail transit, municipal infrastructure, and civil air defense construction to ensure seamless and comfortable underground space connectivity. The design also introduced many innovations: structurally, it employed a three-dimensional division of structural units to mitigate stress; in green building, digital optimization was used to achieve a three-star green building rating; and in detailed control, only two types of facades were utilized to maintain a clean appearance, while various scale deconstruction techniques were applied to create a minimalist yet layered facade effect. Finally, the project team developed a TOD-oriented implementation and management system for passenger flow guidance, which was later promoted in subsequent projects.
