Building a Hybrid Innovation District Between Industrial Heritage and Digital Economy
静安国际科创社区位于上海静安区中环两翼核心地带,紧邻共和新路高架(南北高架)与中环高架,靠近地铁1号线汶水路站,处在市北高新功能区的重要节点。片区在城市中心范围内具备难得的成片开发条件,承担着城市更新与产业升级的双重任务:一方面延续彭浦老工业区的空间记忆,另一方面为大数据、人工智能、数字经济等新兴产业提供高标准办公与研发载体,并补齐居住、教育、文化与商业等城市功能。不同于以单一办公功能为主导的“园区式开发”,该项目以“社区化”的复合结构组织产业与城市生活:办公、研发、商业、酒店、居住与公共文化设施在片区内共存,通过公共空间与步行系统建立联系,形成面向全天候使用的“7×24小时”城市场景。
Jing’an International Innovation Community is located in the core area of Shanghai’s Jing’an District, at the intersection of the Inner Ring and Middle Ring corridors. The site enjoys excellent accessibility, adjacent to Gonghexin Road Elevated Highway and Zhonghuan Road, and within walking distance of Wenshui Road Station on Metro Line 1. Positioned within the Shibei Hi-Tech Functional Zone, the project occupies a rare, large-scale redevelopment site in Shanghai’s inner city and carries the dual responsibility of urban renewal and industrial upgrading. Rather than following the conventional model of single-function office parks, the project adopts a community-based development strategy. Office, R&D, commercial, residential, hospitality, and cultural programs are integrated within a unified spatial framework, connected through public spaces and pedestrian systems. This mixed-use configuration supports a 24-hour cycle of work, life, and social activity, transforming the site into a continuously active urban environment.

1. 背景与命题: 城市更新语境下的“创新空间”再定义
Background: Rethinking Innovation Space Through Urban Renewal
在许多城市的科创建设实践中,创新载体常被简化为标准化写字楼:密闭、高效、同质,但对“交流、偶遇、停留、展示”的支持不足。静安国际科创社区的更新命题恰恰在于:在高强度开发与复合功能叠加的前提下,如何通过空间组织为产业协同、人才体验与公共生活提供更具弹性的环境,并让历史工业遗产在新的城市逻辑中获得持续生命力。

In many cities, innovation-oriented developments have been reduced to standardized office buildings—efficient and enclosed, yet lacking spatial diversity and opportunities for interaction. Jing’an International Innovation Community responds to this condition by questioning how innovation space can be redefined under high-density development constraints, while supporting collaboration, informal exchange, and long-term vitality.

基地原址为彭浦机械厂,片区保留四栋老厂房(热处理车间、重工车间、零部件车间、专家楼等),承载着上世纪工业生产的结构尺度与材料语言。项目更新并非“符号化复古”,而是以结构保留与功能重置为方法,使旧建筑成为新产业与公共生活的空间资源。
The site was formerly occupied by the Pengpu Machinery Factory, one of Shanghai’s important industrial bases during the mid-20th century. Four historic factory buildings—originally used as heat treatment, heavy machinery, components workshops, and an expert building—remain on site. Instead of treating these structures as symbolic remnants, the project integrates them into the new urban system through structural preservation and functional transformation, allowing industrial heritage to participate in contemporary urban life.

2.总体策略: 复合功能 + 公共连接:从“园区”到“社区”
Overall Strategy: From Industrial Park to Urban Community
片区通过多类建筑形态共同构成:高层办公塔楼与裙房、保留更新的老厂房组团、住宅与人才公寓、社区中心及商业配套等。总体策略强调两点:
- 建立可持续运行的公共系统:以开放空间、步行动线与活动节点串联不同功能,使办公、展示、消费、文化活动形成互补关系,而非割裂的“功能孤岛”。
- 通过尺度转换降低高密度压迫感:塔楼承担效率与标识性,老厂房提供更亲人的公共尺度与可进入性,两者之间以广场、连廊、内街与灰空间过渡,形成层次丰富的城市界面。
在这一框架下,片区内部呈现“工作—交流—活动—生活”连续发生的空间链条,为企业展示、社群活动与日常消费提供稳定场景。
The master plan combines high-rise office towers, podiums, preserved factory buildings, residential units, talent apartments, and community facilities into a coherent urban ensemble. Two key strategies define the spatial organization:
-Establishing a continuous public system: Open spaces, pedestrian routes, and activity nodes link different programs, enabling interaction between work, exhibition, retail, and cultural uses rather than isolating them as independent zones.
-Mitigating density through spatial transition: Towers provide efficiency and urban presence, while the preserved factory buildings offer a more human-scaled public realm. Plazas, corridors, internal streets, and semi-open spaces mediate between these elements, creating layered urban experiences.
Through this approach, the district supports a continuous chain of work, communication, activity, and daily life, reinforcing its role as an innovation-oriented urban node.

3.工业遗产更新: 结构保留、采光改造与复合功能植入
Industrial Heritage Renewal: Structure, Light, and Programmatic Adaptation
保留的老厂房建筑在改造过程中强调“结构与语汇的延续”:红砖肌理、钢筋混凝土桁架、屋顶构造、小分隔门窗等构件被尽可能保留,并通过“拆解—修复—重组”的方式恢复历史立面。针对老厂房采光不足的问题,部分屋顶由混凝土构造改为金属屋面,并引入局部玻璃屋顶,将自然光导入室内,同时通过新旧材料的并置强化空间辨识度。

The renovation of the historic factory buildings emphasizes the continuity of industrial structure and material language. Red brick facades, reinforced concrete trusses, roof forms, and original openings are preserved and restored wherever possible. To address daylight limitations, selected roof areas are replaced with metal roofing and integrated skylights, allowing natural light to penetrate deep into the interior while highlighting the contrast between old and new materials.

改造后的老厂房被植入多元公共功能,包括社区图书馆、艺术与展陈空间、文化中心、公共大厅与活力连廊等,使其从单一生产空间转化为可长期运营的公共内容载体。厂房平均净高约12米、局部超过18米的大跨度空间,为展览、发布会、市集、社群活动等不同尺度的使用方式提供了适配条件,也让“工业遗产”成为片区公共生活的核心发生地。
The transformed factory buildings now accommodate community libraries, art and exhibition spaces, cultural venues, public halls, and active corridors. With average clear heights of approximately 12 meters—and over 18 meters in certain areas—the large-span interiors offer exceptional flexibility for exhibitions, events, markets, and collaborative activities. These spaces convert former production halls into public platforms capable of supporting diverse urban programs.

4.建筑与空间组织: 高标准办公载体与“可变的共享空间”
Architecture and Spatial Organization: Flexible Office Typologies and Shared Spaces
新建办公组团承担片区主要的产业承载功能。以云芯科创中心为例,其为研发产业用地,由多栋高层办公楼与研发配套用房组成,并配置一定规模的商业与停车资源;空间上强调“总部型使用”的灵活性,设置企业盒子空间、局部挑空与联动层,顶层提供更高层高与景观资源,为多样化办公与展示需求预留可能。云汇数智中心等项目通过空中连廊与轨道交通建立联系,强化片区的公共可达性与慢行体验。片区内部则通过共享中庭、挑空共享区、空中露台与屋顶花园等方式,把公共空间从地面延展至立体系统,形成“可停留、可交流、可活动”的多层级场景,支持非正式沟通与社群组织。

New office buildings serve as the primary carriers of industrial functions. Projects such as Yunxin Innovation Center are designated as R&D-oriented developments, composed of multiple office towers and supporting facilities, complemented by commercial space and parking. Spatial layouts prioritize flexibility for headquarters use, incorporating modular office units, partial double-height spaces, and interconnected floors. Upper levels offer increased floor heights and panoramic views, accommodating diverse working and exhibition scenarios. Projects such as Yunhui Digital Intelligence Center enhance connectivity through elevated corridors linked directly to metro infrastructure. Within the site, shared atriums, open lounges, sky terraces, and rooftop gardens extend public space vertically, creating multi-level environments for informal interaction and social exchange beyond the conventional office floor.

5.立面与界面策略:以性能集成为基础的形象表达
Facade and Urban Interface: Performance-Driven Architectural Expression
片区整体形象在统一性与差异性之间取得平衡。以“数据魔方”立面系统为代表,外立面被视作综合性能界面:遮阳、隔热、隔噪、设备遮蔽与开窗控制等功能被集成在同一系统中,并通过精确的构造控制实现城市界面、建筑性能与室内体验的统一。近人尺度上,入口雨棚、通透大堂与可识别的商业界面增强街道活力;城市尺度上,塔楼以清晰的体量关系参与天际线,形成与老厂房组团的对话关系。
The architectural language across the district balances unity and variation. The “data cube” facade system exemplifies an integrated performance approach, combining solar shading, thermal insulation, acoustic buffering, concealed equipment, and controlled openings within a single envelope system. Precision detailing ensures consistency between urban image, environmental performance, and interior comfort. At the pedestrian scale, entrances, canopies, transparent lobbies, and active retail frontages enhance street vitality. At the city scale, the towers contribute to the district skyline through clear volumetric articulation, engaging in dialogue with the preserved industrial buildings.

6. 社区化配套:生活接口与人才友好型服务系统
Community-Oriented Amenities: A Talent-Friendly Urban Environment
项目并非把“配套”作为附属功能,而是将其作为产业社区可持续运行的关键条件。住宅、人才公寓、社区中心与商业动线共同构成片区生活接口,形成面向人才的“可居住、可消费、可社交”的环境结构。通过社区广场、口袋绿地、慢行系统与屋顶花园等公共空间的组织,片区在高密度之下仍能维持开放性与舒适度,使公共生活与产业活动相互促进。
Amenities are conceived as essential components of long-term district vitality rather than auxiliary functions. Residential buildings, talent apartments, community centers, and commercial facilities collectively form a complete living interface for users. Public plazas, pocket parks, slow-mobility paths, and rooftop gardens maintain openness and comfort within a high-density context, allowing daily life and industrial activity to reinforce one another.

静安国际科创社区的更新实践,将“保护”与“发展”从对立命题转化为协同机制:老厂房以结构尺度与材料记忆提供公共性与场所精神,新建办公与配套系统提供产业承载能力与城市功能完整性。片区从“园区”转向“社区”的组织方式,使办公、展示、文化活动与日常消费能够形成稳定循环,从而为企业协同与人才集聚提供更具黏性的空间基础。
Jing’an International Innovation Community transforms the relationship between preservation and development into a collaborative system. Historic factory buildings contribute spatial character and collective memory, while new office and support facilities provide contemporary industrial capacity and urban functionality. By shifting from a closed “industrial park” model to an open “urban community” structure, the project strengthens spatial continuity between work, culture, and everyday life.

Within a broader shift toward people-centered urban development, the project demonstrates how industrial heritage can be embedded into modern operational logic, how public space can function as a connector within industrial ecosystems, and how innovation environments can be sustained through spatial diversity. The result is a hybrid innovation district that balances historical continuity, functional adaptability, and long-term urban vitality.
