The site is located on Hills Road, Cambridge opposite the junction with Station Road and the War Memorial. The prominent location offers the opportunity to create a striking focal point at an important location within Cambridge. The scheme provides a mix of uses including housing, offices, and retail accommodation.

The context of the site is heterogeneous. Station Road is characterised by large mature trees on the north side, behind which are detached Victorian Villas. The southern side of the street is defined by the flank walls of give storey office buildings orientated at right angles to the road.

The University Botanic Garden plays a very important cultural and scientific role in Cambridge and serves as a space for leisure and as a destination for visitors. It has a strong presence along Hills Road.

The scheme includes cloistered residential accommodation in the southern portion of the site that form a clear but variegated edge to the Botanic Gardens; and a landmark commercial building, curvilinear in form, that complements the existing office building and provides sustainable accommodation that presents an approachable entrance along Hills Road and a gentle presence from the Botanic Gardens.
