Clubhouse was designed as an Estate-like centerpiece of an 1100-unit community which includes indoor basketball, exercise, bar/lounge, craft rooms, meeting rooms, demonstration kitchen, gourmet deli, restrooms, lockers and support services for three pools, playground, and three outdoor dining areas. Three-story over parking buildings designed to create villa like streetscape with landscaped courtyards.  New product introduction within existing multi-family community which achieves virtually same density on grade as previous “podium” buildings did. Utilization of minimal service drives reduces problematic extra roadway which is traditional in alley schemes.
