Candock is a family‑owned company specializing in the engineering, production and distribution of modular floating systems. After more than two decades of growth and international expansion, its facilities in Magog no longer reflected the company’s evolving role as a research‑driven distribution hub or its commitment to high‑quality work environments and sustainable values. The new building brings together offices and a distribution center on a single site, aligning daily operations with the image of an innovative, forward‑looking manufacturer.
The office volume is organized on two levels around a shared communicative void that links the floors and draws natural light into the heart of the plan. This central space connects the production, sales and accounting departments, as well as a series of meeting rooms and training spaces dedicated both to internal teams and to Candock’s distributor network. Visual connections across levels support informal exchanges, while clear circulation paths maintain a precise separation between focused work areas and shared zones.
The program includes a secure vestibule with access control, collaborative work and lounge areas, a fitness room with showers and lockers, open‑plan and closed offices for each department, and several conference rooms. Two 15‑seat meeting spaces serve respectively internal staff and external partners, complemented by smaller rooms for four to six people. Together, they support a wide range of uses, from daily coordination to formal presentations and distributor training sessions.
Extending from the office bar, the distribution center provides approximately 10,000 square feet of heated and insulated warehouse space with three loading docks, as well as 22,000 square feet of unheated, partially insulated storage under a covered roof. The structural and fire‑protection strategies are designed to accommodate a substantial future expansion of the warehouse area. The building envelope, based on insulated metal panels, is detailed to allow currently unheated zones to be converted to conditioned spaces over time.
On the office façades, these insulated panels form the backdrop for a second, perforated metal skin that creates a detached, transparent layer. This experimental assembly is conceived as a support for climbing plants, allowing portions of the building to gradually be covered by vegetation and reinforcing the project’s environmental ambitions. Low‑VOC materials, abundant daylight, attention to air and water quality and a calm interior atmosphere translate Candock’s long‑term vision into a working environment that is both efficient and carefully tuned to the everyday experience of its staff.
