OTJ Architects’ 1300 Connecticut Avenue Spec Suite in Washington DC innovatively blends contemporary design with historic context, creating a versatile space that fosters work, wellness, and social connection while enhancing property performance.

Anchored in the historic fabric of Dupont Circle, the 10th floor and penthouse addition at 1300 Connecticut Avenue stands as both a contemporary aesthetic counterpoint to its storied surroundings as well as an architectural solution to the real estate challenges associated with the post-pandemic era. Conceived as an elevated extension of the tenants’ workplace, the design reimagines the uppermost levels of the building as a series of hospitality-infused environments that blur the boundaries between work, wellness, and social connection. Here, technology, comfort, and adaptability converge to create an experience that is intuitive and inspiring – an offering that has proven instrumental in accelerating lease commitments.

Extensive feasibility studies informed a series of precise interventions that navigate complex zoning, egress, and rooftop conditions. A new connecting stair, which required significant structural and mechanical coordination, acts as both a vertical connector and focal point. An adjacent compact lift, secured through a zoning modification, replaces a traditional elevator to increase usable space while enhancing accessibility. The penthouse terrace, once underutilized, is now seamlessly integrated into the property’s narrative. Altogether, this flexible yet cost-conscious intervention allows for future enhancements while maintaining a design narrative that is consistent with the existing roofline.

Inside, the spatial sequence unfolds through a curated blend of lounge, conferencing, and meeting zones unified by a restrained material palette and a nuanced lighting strategy. A custom chandelier, visible from neighbouring rooftops, becomes a beacon of identity, while a soft green ceiling finish grounds the generous volume of the space, offering a sense of calm and cohesion. Material selections prioritize durability and visual continuity, ensuring the longevity of both form and function.

The result is more than an amenity space. It is a thoughtfully crafted experience that has yielded a measurable impact on the property’s performance: a 45 percent increase in occupancy and a 62 percent extension in average lease terms. In every detail, the project reflects a commitment to design as a catalyst for improved market performance.
