Design Concept
The project is driven by the philosophy of "Functional Contrast":
The Podium : A solid stone base representing stability and groundedness.
The Upper Volumes : Stepped, interlocking masses that inject dynamism into the skyline.
The Crown : Expansive glass facades on the top floor to dissolve the boundaries between the interior sanctuary and the panoramic exterior.
Structural Integrity & Materiality
Structural System : A reinforced concrete skeleton system has been adopted, with flat slabs to provide high flexibility in interior layouts.
Facade Materials :
Base : Clad in natural dark grey stone to withstand weather conditions.
Main Body : White fiber-cement panels to ensure thermal insulation and a contemporary appearance.
Roof : Black metal roof system with carefully designed overhangs to provide natural shading for the glass facades.
Environmental Intelligence
Smart Openings : Vertically proportioned windows to optimize the Daylight Factor while minimizing solar heat gain.
Thermal Barrier : High-performance Double Glazing for superior acoustic insulation and energy efficiency.
Biophilic Integration : Integrated planters on terraces to combat the "Heat Island" effect and enhance air quality.
Functional Analysis
Zoning: The building is organized so that the ground floor accommodates the main entrances and service areas, while the repeated floors provide high privacy for the residential units. The building culminates with a penthouse floor offering absolute privacy.
Circulation: The vertical circulation core (elevator & stairs) is positioned centrally to minimize horizontal travel distances and ensure smooth access to all corners of the building.
Sun Path & Shadow AnalysisSun path analysis was conducted to ensure self-shading of facades during peak summer hours, while allowing beneficial solar gain in winter to reduce heating loads. This approach optimizes comfort and energy efficiency throughout the year.
Space Programming & RatioFloor area efficiency was optimized to reach 85%, minimizing corridor and unused spaces to ensure every square meter contributes to the building’s primary functions. This careful spatial planning enhances functionality and circulation.
Envelope Detail – Section CalloutA detailed study of material junctions between stone, fiber-cement, and glass was performed, highlighting waterproofing and thermal insulation layers to ensure long-term durability and structural performance of the building envelope.
Visual Flow & Privacy StudySightline analysis was carried out to guarantee panoramic views for residents without compromising the privacy of neighboring units. Strategic use of sunbreakers, louvers, and planted areas enhances both aesthetics and privacy.
