17 m² Airbnb Apartment
ST8 design studio
Lviv, Ukraine | 2026
Area: 17 m²
Status: Concept project
About the project
The space measures only 17 m² - and that became the starting point of the entire concept.
This is not just a compact apartment. It is an Airbnb unit designed to function for different people, different rhythms, and different scenarios of stay. A space that should feel intuitive for a one-night guest and comfortable for someone staying longer.
Instead of masking its small scale, we embraced it as a design condition. The constraint became a framework for precision. Every centimeter had to work - without creating pressure or visual overload.
Design Approach
The key objective was to create a multi-scenario environment within a single open volume.
The layout is structured around a central kitchen island, which acts as a spatial divider between the sleeping area and the open shower zone. Rather than isolating functions with heavy partitions, we used furniture and level logic to define boundaries.
The bed is placed on a 450 mm console platform between the wardrobe and the window. The console extends outward and functions as additional seating and a surface for a movable table - maximizing utility without increasing footprint.
Storage is integrated into the entrance zone and corridor, allowing the main space to remain visually calm and uncluttered. The mirror on the entrance door enhances depth perception and provides a full-height reflection without occupying additional space.
Open Shower Concept
One of the bold decisions was placing the shower within the main area.
The shower is open by default, reinforcing spatial continuity and light flow. However, a curtain allows the guest to choose between openness and privacy. A floor slope with a built-in drain ensures proper water management, and underfloor heating supports quick drying.
This duality - openness vs. privacy - reflects the flexibility required in short-term rental spaces.
Material & Atmosphere
The palette is restrained but expressive:
dark wood for warmth and grounding
soft ivory tones to amplify light
delicate blue accents to introduce freshness and identity
Materiality plays a key role in compensating for size. Texture, reflection, and layered lighting create depth without visual noise.
The project explores how small-scale architecture can still feel generous - not through square meters, but through clarity of intention.
Concept Statement
This is a story about a small space with a big idea.
About how 17 m² can hold more than expected.
About precision, adaptability, and atmosphere.
