In Kyiv's UNIT.City tech park, we created a 1,216 m² club office that bridges the gap between coworking flexibility and private office autonomy. This project became a true reflection of the innovative spirit of one of Ukraine's most progressive business campuses.

Built for Dynamic Business

This space answers a new work model: when teams need more than just desks. The office combines private cabins, collaborative zones, and informal gathering spots—everything needed for the day to flow in the right rhythm.

Space breakdown:

59% dedicated to private office cabins—from compact setups to large team spaces

19% corridors and lobbies, creating comfortable circulation routes

17% collaboration and social zones—meeting rooms, kitchen, lounge areas, and service points

Remaining space optimally distributed between restrooms and technical facilities

The project had a fixed budget, and every design decision worked toward it.

Coworking is a business model: the space needs to "sell itself" and quickly return the investment.

We divided the space into primary and secondary zones—and put maximum effort into what every potential resident sees.

In the kitchen, lounges, and meeting rooms: timber accents, brand gradients, RGB lighting, thoughtful illumination and finishes. These zones create the "first impression" and are shown to new residents during tours.

In the work zones: functional furniture, basic acoustics, neutral background. Everything here is minimal but comfortable—to maintain flexibility, since residents often change.

This way, the design didn't spread the budget thin across everything at once, but focused on zones that truly impact conversion and ROI.

Each office zone has its unique role—accent spaces become real "magnets" that attract and unite teams. We designed flexible usage scenarios for shared zones that easily adapt to diverse business needs.

In relaxation zones: modular sofas easily regroup—from private two-person conversations to team sessions for 8-10 people.

The interior design continues UNIT.City's architectural language: glass panels reference the B15 campus facades, while timber elements add warmth to work zones. We selected finishes according to functional load: carpet in meeting rooms and cabins for acoustics, luxury vinyl in circulation zones, porcelain tile in the kitchen for durability.

The neutral palette with timber tones creates a calm backdrop for work, while UNIT.City gradient accents highlight key zones—lounges, kitchen, entry groups. RGB lighting is applied in common areas: it shifts the space's atmosphere depending on time of day or event format—from workday to evening gathering.

The technical side of the office also received full attention. We provided 181 ergonomic workstations with adaptive furniture for different activity types. Acoustic solutions—from baffles in open space to isolation panels in meeting rooms—create a quality environment for concentration.

This office exemplifies how space can support business not just functionally, but emotionally. It gives a sense of togetherness without pressure. It stimulates communication while respecting privacy. And it creates exactly the kind of flexibility that is today's key advantage for modern companies.
