Staraya Russa

Staraya Russa is a major junction of highways and railways. Railways connect the city with Moscow (594 km), St. Petersburg (303 km), Pskov (216 km), Riga (523 km)

The urban structure is formed by a regular grid with inclusions of historical sites and natural areas, such as the project site.

Current situation

Architectural and spatial techniques

The city is dominated by low-rise buildings, so vertical dominants were created to form visual corridors that help navigate the space. In addition, high-rise buildings served as points of attraction, around which public spaces were often organized.

Visual permeability techniques were actively used in the urban environment.

Depending on the functional purpose of the object, this effect was achieved using facade elements or skylights.

Some characteristic architectural elements, such as arches, accent round windows and frame structures and facades, are most often found in urban development and attract special attention.

In Staraya Russa, brick, white plaster, and wood - often painted - were mainly used as facing materials.

The resort during its peak years was a public space uniting functional zones with a single concept of an exhibition of different cultures. Each zone had its own concept and style, while the overall image of a park-oasis for relaxation and contemplation was formed.

To form design solutions, principles are laid down based on the historical context and established urban planning and architectural patterns in the city of Staraya Russa.

The main idea is the formation of a space where you can slow down and comprehensively restore the harmony of body and soul.

· Create a new level of environment for saturating a person with resources, where recovery will occur not only due to the prescribed procedures.

· Each space should form an atmosphere that allows you to distract yourself and switch the nervous system for a full rest.

· Form a conceptual design that reflects the identity of Staraya Russa and combines the atmosphere of a quiet county town for relaxation with modern approaches and technologies.

Entrance complex

The entrance group is located closest to the city center, next to the main pedestrian routes and service facilities. This location is the most convenient entrance for both resort residents and external guests.The entrance area becomes a key public point, similar to the historical shopping arcades in Staraya Russa, the atmosphere of which we strive to recreate by forming a square with an arcade gallery.

Medical complex

The medical complex is the key object of the resort, located in a picturesque part of the site along an alley with mature trees. The space here promotes peace, the view of the park area reminds of the atmosphere of Staraya Russa, and the interiors allow you to enjoy the Italian charm of the thermal baths.

Residential complex

The residential area of ​​the resort is located in a secluded private place, which helps to create a comfortable and favorable atmosphere for rest and recovery. Elements of historical architecture give the buildings a special flair, reminiscent of the estates of Staraya Russa, this allows you to create the perception of cozy residential buildings.

Multifunctional complex

The entrance group is convenient for entry by car, it is a multifunctional space that unites the central lobby, conference block and catering area. The object recreates the historical atmosphere of Staraya Russa, harmoniously fitting into the surrounding landscape. Despite its scale, the building retains an atmosphere of intimacy and coziness.

The territory has a unique landscape with a diverse typology. We propose to preserve and highlight the unique areas, framing them with landscaping to make them more comfortable, but avoiding serious intervention.​​​​​​​

The park area is a harmonious combination of a herb garden, recreation areas around the pond, a beach area, green labyrinths and walking routes among the existing trees.
