CONCEPT
K17 is a private residential interior project that embodies architectural minimalism as a spatial philosophy rather than a decorative style. Conceived as a serene and tactile living environment, the apartment was designed as a sculptural interplay of volume, material, and light—where the absence of visual noise allows space itself to become the subject.
At the heart of the design is a central core—clad in warm wood veneer and marble—that contains the kitchen, storage, and owner’s bathroom. This core organizes the layout and establishes a sculptural presence within the open-plan space. Wooden elements flow seamlessly from floor to wall to ceiling, visually framing the interior and fostering a sense of continuity and calm.
DESIGN INTENT
The concept hinges on the duet of marble and wood, chosen to evoke both warmth and refinement. The palette of whitewashed oak, travertine, soft leather, and matte white surfaces establishes a minimal yet sensorial atmosphere.
Every element—from integrated doors and ventilation systems to invisible service panels—is designed to preserve compositional clarity.
Minimalism here is not defined by emptiness but by precision. Light is used compositionally, softly animating the natural textures of stone and wood.
Botanical installations of stabilized plants behind glass—used in place of traditional art—act as living sculptures, subtly reinforcing a biophilic connection without ornamentation.
SPATIAL ORGANIZATION
The 140 m² apartment is restructured into two articulated volumes:
Primary Core: Contains the kitchen, hallway storage, and the owner’s bathroom.
Secondary Block: Includes a guest bedroom, wardrobe, workspace, and second bathroom.
These zones are unified through a consistent material language and balanced spatial rhythm. A dropped ceiling over the central core hides HVAC equipment, while a mirrored ceiling drop along the window side integrates curtain tracks and maintains proportional symmetry.
TECHNICAL FEATURES
HVAC Integration: Ventilation and air conditioning are invisibly embedded—in lighting tracks, ceilings, furniture, and niches.
Heating: Bathrooms use warm walls instead of visible radiators.
Doors: Custom floor-to-ceiling “invisible” doors maintain vertical purity throughout.
Lighting: App- and switch-controlled concealed lighting is used for both ambience and function.
Kitchen: Features fully integrated appliances behind sliding veneer panels, including a retractable faucet and cooktop-integrated ventilation.
Furniture: Bespoke pieces crafted by local artisans align with the architectural vocabulary.
MATERIAL & DETAIL PHILOSOPHY
Every junction, edge, and transition is treated with intention. Flooring in engineered oak runs uninterrupted, while service zones are masked behind millwork.
The interior is defined by its restraint—an exploration of serenity through order and depth through simplification.
