©VUILD
VUILD Inc. (Headquarters: Atsugi, Kanagawa; CEO: Koki Akiyoshi), the architectural firm leading the project’s design and supervision, announces the completion of “prewood.” This innovative wooden building utilizes a modular construction system designed for future disassembly, relocation, and reuse. The project serves as a proof-of-concept for “dismantlable urban timber” on ultra-small urban sites so constrained they are often difficult to use even as parking lots. The project addresses the challenges of restricted site conditions and cost through structural modularization, maximizing leasable floor area while streamlining construction.

Modular Construction for Disassembly and Reuse

“prewood” is designed with the entire architectural lifecycle in mind: disassembly, recovery, relocation, and reuse.
Structure: By stacking box-shaped wooden modules, the building can be disassembled and reused unit-by-unit.
Environmental Impact: This approach reduces both “upfront carbon” (manufacturing/transport/construction) and “embodied carbon” by incorporating the demolition phase into the design, offering a new sustainable methodology for architecture.

Efficient Construction Process for Narrow Sites
To overcome the tight limitations of scaffolding and workspace in urban areas, the modular system allows for highly efficient assembly.
Rapid Execution: The primary structural work was completed in just two days.
Labor Efficiency: Assembly was performed by scaffolding technicians rather than traditional carpenters, reducing dependency on specialized timber craftsmanship.
Digital Engineering: Approximately 2,500 screw positions across nine types were designed in Rhino and integrated into pre-cut data. During assembly, 3D-printed angle guides were used to ensure high-precision screw placemen.

Urban Programming and Planning
Floor Plan: Service functions (restrooms and stairs) are concentrated at the front. By utilizing split-levels (skip floors), the design maximizes seating area within a limited footprint.
2.5F Semi-Private Space: Designed for office workers in the Kabutocho/Kayabacho area, this space supports dinner meetings and small events.
Rooftop: A quiet outdoor space tucked between neighboring buildings, offering an escape from the city bustle.

Material Selection and Urban Timber Validation

Located in a strict Fire Prevention District, the project pursues the reduction of embodied carbon while meeting quasi-fireproof structural requirements.
Materials: Cedar (Sugi) panels for the exterior, plaster for the interior, and exposed Cross-Laminated Timber (CLT) for the ceiling (utilizing a “char-acting” fire resistance design).
Durability: To address the challenges of wood exterior longevity in Japan, the design uses knot-free vertical grain (Masame) timber, is unpainted to allow for natural weathering, includes ventilation gaps between boards, and protects wood end-grains with sheet metal.
