Condesa公寓改造丨墨西哥墨西哥城丨Mancera Estudio

这个项目的起点，是有机会介入并改造位于Condesa大厦的一套公寓。该建筑自1911年由Thomas Gore建成，已经成为当地的标志性建筑。公寓位于风景优美、历史悠久的康德撒社区，这是墨西哥城早期的住宅开发尝试之一，街道林荫覆盖，建筑风格延续了20世纪初的古典风貌。从一开始，我就把这里视作一座历久弥新的建筑——它能够在岁月中沉淀，而不失自我。

This project was born with the chance to step in and make a change to an apartment within the Condesa Building, a local icon that’s been around since 1911 and was built by Thomas Gore. Located in the pretty, historic Colonia Condesa, one of Mexico City’s earliest experiments in making residential developments that felt like towns, all tree-lined streets and old-fashioned architecture from the 1900s. From the get-go I saw this place as a building that was built to last, a building that could just soak up the years without losing its sense of self.

与其将一切拆掉重建，我选择保留建筑原有的“骨架”。原有的墙体、门和层高本身就赋予空间秩序。在此逻辑下，我们对功能进行了调整：两间卧室、厨房和起居空间被重新规划，以满足现代家庭的需求，同时不触碰建筑原貌。从一开始，我们的目标是让建筑重现Arts & Crafts的精神，但又不把它变成博物馆式的空间。因此，我们仔细重制了所有线脚和细节，修复了原有门窗框架和外墙，使其恢复至原来的样貌。这样，公寓依然可以讲述自己的历史故事。

Rather than trying to knock it all down and start from scratch, I decided to keep its original bones intact. The existing walls, doors and ceiling heights already created a sense of order to the place. Within this logic, the programme: two bedrooms, kitchen and living areas, was reconfigured to meet the needs of a contemporary family, all without touching the original building. From day one our goal was to bring back some of the Arts & Crafts spirit of the building without turning it into a museum piece. So we carefully remade all the mouldings and details and restored the actual frames, doors and the outside walls to how they used to be. That way, the place can still feel like it has its own story to tell.

大窗户在整个项目中起到了关键作用。它们让大量自然光涌入室内，也让房屋内部与另一个时代、以及外部世界产生联系。这种光线连接让整个空间形成整体感。最终呈现的是一座历经岁月却依然平和安宁的家：它与历史和周遭世界和谐共处，时间在这里通过日常生活自然沉淀。

The big windows were pretty key to the whole project. Because of them, loads of light comes pouring in, and that really connects the inside of the house to another era and to the world outside too. That’s what really brings the whole space together. The result is a home that feels like it’s been around the block a few times: a place that’s at peace with its history and the world around it where time really does get worn down through just the everyday stuff that happens there.
